• Guest Pre-Arrival Form & Short-Term Contract must be completed within 24 hours of booking. Forms will be sent as a link immediately after reservation. Failure to complete may result in cancellation. • A valid Government ID must be provided within 24 hours of booking using the secure arrival link/form sent in the welcome message. Failure to provide may result in cancellation (Prescott City STR Code 4-9). • A House Terms & Rules Rental Agreement must be reviewed and e-signed within 24 hours of booking. Failure to sign may result in cancellation (Prescott City STR Code 4-9). • A basic background check is performed to protect our guests and maintain a safe experience. • We reserve the right to request and hold a fully refundable deposit depending on guest status, reviews, and situational circumstances. • Early or Late Check-in/Out may be available for a fee of $25 per hour and must be requested on the Concierge Guest Portal (subject to availability; link will be provided to purchase) to coordinate cleaning team & lock codes. • Pets: up to 2 dogs are allowed and must be disclosed and approved prior to arrival; fees must be paid before check-in. Service Animals are welcome as per ADA guidelines. • Occupancy: Maximum 8 guests are allowed to spend the night. Property will allow up to 12 to visit upon approval. All guests must be disclosed prior to start of reservation • Parking limited to Qty 4 vehicles in the driveway. Do not block neighbors access, fire lanes, or easements. Parking in the street is not allowed from Nov to May to allow County SNOW Clearing • Security Surveillance: External camera only are present for security reasons • Prohibited Activities: No firearm use or discharge on property. Violation will result in immediate eviction and law enforcement notification. • Events/Parties: Events must be approved. Events will require an event contract & insurance and event fees will be collected separately. • HOA Rules (if applicable): Must be followed at all times; fines may be deducted from deposit if violated. • Any stay over 30 days may require a tenant lease, application, and background check prior to final confirmation of booking. • A fee up to 4% will be held to cover admin and credit card fees if reservation is cancelled or changed. • Primary Booking Guest must be 23 yrs of age & must be physically staying at property. Primary guest is responsible for all guests.

• Snow is cleared by the County to the property driveway, guests are responsible for walkway clearing - shovel is provided
