Welcome, everyone! We're delighted to have you here at Suite Xcape.

𝟏. 𝐍𝐨 𝐬𝐦𝐨𝐤𝐢𝐧𝐠 – Let's keep our home smoke-free and fresh. Smoking, including tobacco, marijuana, e-cigarettes, vape pens, hookahs, or any other substances, is not allowed inside the house or in common areas. You're more than welcome to smoke outside in front of the home on the sidewalk.

𝟐. 𝐏𝐞𝐭𝐬 - We welcome well-behaved dogs and cats as part of our extended family here at Suite Xcape. To ensure a smooth and enjoyable stay for all guests, we kindly request that you inform me in advance by listing your pets on the reservation. Pets not listed on the reservation are not allowed on the property at any time. Please note that only hypoallergenic dogs are permitted to stay.

For the safety and comfort of everyone, there are restricted breeds that are not allowed on the premises. These include Cane Corso, Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Doberman Pinschers, Akitas, Chow Chows, Great Danes, Alaskan Malamutes, Siberian Huskies or any hybrid or mix of the aforementioned breeds.

To ensure the proper care and maintenance of our property, we charge a non-refundable pet fee of $500 per stay. Additionally, a refundable pet deposit of $500 is required, ($1000 for more than 2 pets) which will be fully refunded within 2 days after check-out, provided there are no damages or excessive cleaning needed.

During your stay, we kindly ask that you keep your pets quiet and under control at all times. Pets are not allowed on furniture or beds to maintain the cleanliness of our space. Please remember to clean up after your pets both inside and outside the property. For everyone's safety, we request that you keep your pets on a leash when outside the property.

As responsible pet owners, please ensure you clean up after your pets both inside and outside the property. Taking measures to prevent excessive shedding and ensuring that your pets do not disturb other guests is greatly appreciated. To maintain a flea and tick-free environment, all dogs staying in our home must receive a topical flea and tick treatment no later than 72 hours prior to arrival. Please be prepared to provide documentation or proof of the treatment.

Lastly, please be aware that any stains caused by your pet on the carpets or upholstery will be your direct (cost) responsibility to clean or replace. Additionally, if your pet uses the outdoor areas around the property, please clean up after them, as any additional cleanup required by our housekeeping team will be your direct (cost) responsibility.

𝟑. 𝐍𝐨 𝐏𝐚𝐫𝐭𝐢𝐞𝐬 𝐨𝐫 𝐄𝐯𝐞𝐧𝐭𝐬 - Let's respect the peace and tranquility of our neighbors. Parties, events, birthdays, bachelor or bachelorette stays, loud music, and gatherings that may disrupt our neighbors' quiet enjoyment are not permitted. Please observe quiet hours from 8 pm to 8 am. I appreciate your understanding in maintaining a peaceful environment for everyone.

𝟒. 𝐀𝐜𝐜𝐞𝐬𝐬 - Check-in time starts at 4 pm on the day of your arrival, and check-out time is no later than 11 am on the day of your departure. I appreciate your cooperation in adhering to these times.

𝟓. 𝐍𝐨 𝐋𝐚𝐭𝐞 𝐂𝐡𝐞𝐜𝐤-𝐨𝐮𝐭𝐬 - Late check-out without approval will incur additional fees of $75 for every 30 minutes beyond 11 am.

𝟔. 𝐍𝐨 𝐄𝐱𝐭𝐫𝐚 𝐆𝐮𝐞𝐬𝐭𝐬 - To ensure everyone's comfort and safety, please have no more guests or visitors than the number stated in your reservation staying the night. Exceeding the total occupancy of the home is not allowed and may result in eviction. Guests are allowed a maximum of 5 additional visitors concurrently at any time during their stay.

𝟕. 𝐍𝐨 𝐎𝐩𝐞𝐧 𝐅𝐥𝐚𝐦𝐞𝐬 - To prevent any fire hazards, please refrain from burning candles, incense, or any other open flames during your stay.

𝟖. 𝐍𝐨 𝐅𝐢𝐥𝐦𝐢𝐧𝐠 / 𝐏𝐡𝐨𝐭𝐨𝐬𝐡𝐨𝐨𝐭𝐬 - I appreciate your understanding that filming and photoshoots are not permitted on the premises.

𝟗. 𝐓𝐡𝐢𝐫𝐝 𝐏𝐚𝐫𝐭𝐲 𝐁𝐨𝐨𝐤𝐢𝐧𝐠 - Third-party reservations (AirBnB for Work, Insurance Companies, Corporate Rentals) are authorized but I kindly ask that you please let me know in advance.

𝟏𝟎. 𝐒𝐞𝐜𝐮𝐫𝐢𝐭𝐲 𝐃𝐞𝐯𝐢𝐜𝐞𝐬 - Your safety and security are essential to me. I do not have a recording device in my home but the home is equipped with security devices such as Nest Protect and other sensors. Please refrain from tampering with any security devices, as it may result in a charge of $500.

𝟏𝟏. 𝐀𝐜𝐜𝐢𝐝𝐞𝐧𝐭𝐬 - While you enjoy your stay, please take care of yourself and your belongings. I cannot be held responsible for any accidents, injuries, or lost items during your time with us.

𝟏𝟐. 𝐂𝐨𝐦𝐦𝐮𝐧𝐢𝐜𝐚𝐭𝐢𝐨𝐧/𝐌𝐞𝐬𝐬𝐚𝐠𝐢𝐧𝐠 - If you have any needs or issues during your stay, please feel free to message us through the Message Center. I am here to assist you and ensure your stay is comfortable.

𝟏𝟑. 𝐏𝐚𝐫𝐤𝐢𝐧𝐠 - Parking is available in your assigned area only. Parking in unauthorized spaces may result in your vehicle being towed at your expense.

𝟏𝟒. 𝐑𝐞𝐬𝐩𝐞𝐜𝐭 𝐎𝐮𝐫 𝐔𝐧𝐢𝐭 - I cherish my home and kindly ask that you treat it with care. Please remember that this is not a hotel but our personal space. If you use something, please put it back in its place.
