Important Rental Agreement & House Rules (Please Read Before Booking)

To ensure a safe and enjoyable stay for all guests, a signed rental agreement is required after booking and before check-in. By booking this listing, you acknowledge and agree to the terms summarized below. The full rental agreement will be sent via Airbnb messaging after booking and is available for review upon request prior to booking.

This agreement does not override Airbnb’s cancellation policy or introduce any undisclosed fees.

Guest & Occupancy Requirements

The primary guest must be at least 25 years old, present for the entire stay, and provide a valid government-issued photo ID.

Maximum occupancy is 12 guests. Only registered guests are permitted on the property.

No parties, events, or gatherings are allowed at any time.

Subletting or assigning the reservation is prohibited.

Quiet hours are from 10:00 PM to 8:00 AM. Guests must respect neighbors and property boundaries at all times.

Check-In / Check-Out

Check-in time: 4:00 PM

Check-out time: 10:00 AM

Early check-in or late check-out may be available with prior approval and an additional fee.

Entry is via an electronic lock. A unique access code will be issued prior to arrival and will activate at check-in and deactivate at check-out.

Payments, Cancellations & Weather

All payments, refunds, and cancellations are governed exclusively by the Airbnb cancellation policy selected at the time of booking.

Reservations become non-refundable at check-in, regardless of arrival time or early departure.

Weather-related cancellations are only refunded if a mandatory evacuation order is issued for the property.

Guests are strongly encouraged to purchase travel insurance, especially for coastal travel.

Damage Protection & Security Hold

All reservations include non-refundable WaivoNow accidental damage protection covering qualifying guest-caused damages up to $3,000.

This coverage may be included as a "Management Fee".

WaivoNow does not cover all damage types, including excessive cleaning, policy violations, or excluded items.

A refundable $300 security hold will be placed on the payment method approximately two days prior to check-in to cover damages or charges not covered by WaivoNow.

The security hold will be released after departure if no issues are identified.

Guests remain financially responsible for any damages exceeding coverage limits.

Cleaning & Care of the Home

No daily or weekly housekeeping service is included.

Guests are responsible for leaving the home and its contents in reasonable condition.

Excessive cleaning, pet hair, stains, missing items, or failure to follow checkout instructions may result in additional charges (minimum $100 per hour).

Guests must report any damage or maintenance issues immediately.

Pets (Dogs Only)

Dogs only due to owner allergies.

Maximum of three dogs per reservation, disclosed and paid for prior to arrival.

Pet fee is $125 per dog and is non-refundable.

Dogs must be over one year old, house-trained, current on flea/tick prevention, and vaccinated for rabies.

Dogs are not allowed on furniture, must be leashed off the property, and should be crated when left unattended.

Guests are responsible for all pet-related damage, noise complaints, and cleanup, including yard and beach waste.

Smoking Policy

Smoking and vaping are not permitted inside the home or near doors or windows.

Smoking is only allowed under the house or in the driveway with proper disposal of cigarette waste.

Evidence of smoking inside the home may result in additional cleaning charges or ozone treatment fees.

Pool Use & Outdoor Areas

A private pool is available. Pool heating is available for $75 per day and applies to the entire stay.

No lifeguard on duty. Swim at your own risk.

Children must be supervised at all times.

Pool hours are from 8:00 AM to 10:00 PM.

Pool gate must remain closed and locked.

No glass, pets, diving, or rough play in the pool area.

Outdoor grills and fire pit must be used safely and cleaned after use.

Parking

Parking is permitted only on the concrete driveway under and in front of the house.

Parking on sand, streets, or blocking neighboring driveways is prohibited.

RVs are not permitted per neighborhood rules.

Beach Equipment & Wildlife Safety

All beach equipment, chairs, and toys must be returned to the property each evening.

Items may not be left on the beach overnight to protect wildlife and comply with local regulations.

Security & Monitoring

Exterior security cameras monitor entry points and the driveway for safety and security.

Tampering with security devices may result in immediate termination of the reservation without refund.

Agreement Acknowledgment Failure to comply with these rules may result in immediate eviction without refund, forfeiture of the security hold, and additional charges.
