Please take a minute to read over our listing rules at the beginning of your stay. We ask all our guests to follow these terms while staying at our property. Feel free to contact us if anything is unclear or you have any questions. We would be happy to chat with you.
We have put a lot of time and effort into making this a lovely space for our guests. Please treat it with the same respect as you would your own.
😥Violation of rules may result in additional fees 💵. We're reasonable folks and want you to have a great time. However we do have to protect the experience for ALL guests on the property and violations of house rules like quiet hours (10pm-7am) can ruin another guests trip. Just be aware and courteous of other guests and we should have no problems.
Conversely, if your experience is being impacted by the actions of other guests or neighbors, PLEASE call us asap so we can resolve the issue as soon as possible.
⚠️🔥ASSUMING NO BURN BAN: Please use extra caution if you choose to have a fire as conditions are primed for wildfires. Keep fires low and contained. Do not leave fire unattended and completely put put fire before leaving or heading to bed.
🚩Please monitor the Bandera Country Sheriff fb page. If they issue a "Red Flag Day" that means NO CAMPFIRES are allowed. We try to alert guests when there is a red flag day issued but it changes from day to day.
🪵Firewood is located in the center cluster or tree near the camper parking and the camper bathroom.
📌Do not relocate the fire pits.
🏎️ NO ATVS or Motorized vehicles.
🗑️BE SURE ALL TRASH IS CLEANED UP FROM SITE AND THE RIVER AREA. You will be fined by the River Authority for leaving trash down there.
🚛Please dispose of ALL trash in designated dumpster near the shop. Please leave your site better than you found it. If excessive trash and damage is left, we will have to fine you. Help us protect this natural beauty for future campers.
IF DUMPSTER is FULL, please take your trash with you. This is rare but it can happen.
🚗Please do not drive on the grass or the river bed. Cars need to stay in the designated camper parking (if tent camping) or near your designated rv slot. The river authority will fine you. Please don't drive past the barricade we've set up
⚠️ Don’t drive on our neighbors property. Our property is surrounded by a fence, keep going down Lake Rd until the very end. You will see our 8ft metal fence on the right with our logo on it in blue, as well as a rock with "547" on it.
🚗Park cars in the designated camper parking area (up the hill by the firewood).
😁Please be mindful of other guest on the property. Do not go into other guest areas; including RV sites, Campsites and Houses. All guest are entitled to privacy at there reserved sites.
💤 No loud noise between 10 pm and 7 am.
Our neighborhood is important to us, and most residents live here full-time. It also affects your fellow campers.
🐕🦺If you bring dogs, PLEASE keep them on the LEASH and PICK UP
Also our neighbors dogs are vocal if they sense other dogs will bark up a storm so to keep their barking down its best to keep the dogs further from the gate / back fence.
💩Please help us keep the grounds clear for other campers by cleaning up after your dogs.
If you don't have any doggy bags, there are extra in the camper bathroom cabinet.
💪No shooting of firearms on the property.
⚙️No generators allowed.
🦆Do not feed the ducks. It is bad for their health and the river water quality.
👻No guests on property other than those stated in booking.
🙈No illegal substances or activity allowed on premises.
🍾No glass allowed on property! Please only cans or plastic containers.
🍔If you use the grill, CLEAN it, COVER it, and UNPLUG it.
🎣 The fishing is amazing, however please adhere to local license laws.
