Agreement to House Rules: By booking this property, you acknowledge that you have read and agreed to these house rules. Violation of any house rule may result in cancellation without refund and additional charges for damages, cleaning, or property misuse.

HOUSE RULES No Parties or Events: Parties, events, and large gatherings are strictly prohibited. We have a zero-tolerance policy. Violations will result in immediate cancellation without refund and may result in additional fines and removal from the property.

Check-In / Check-Out: Check-in is at 4:00 PM and check-out is at 10:00 AM. Early check-in and late check-out are subject to availability and must be approved in advance. Fees apply: $50/hour for early check-in and $50/hour for late check-out. Guests overstaying checkout may be charged $25 for every 30 minutes beyond 10:00 AM.

Local Reservations: Reservations made by guests residing within the local area are not allowed without prior written approval. Please contact us before booking if this applies to you.

Requirements to book: We require a minimum guest rating of greater than 4.75 to book.

No Smoking or Drugs: Smoking and vaping are strictly prohibited both inside and outside the home, including on porches and patios. A $650 cleaning fee will apply for any violation, along with charges for damages. Illegal substances, including marijuana, are not permitted anywhere on the property.

No Commercial Use: Commercial photography, filming, or content creation is not allowed without prior written consent.

Illegal Activities Prohibited: Illegal activity, including but not limited to drug use, prostitution, or possession of firearms, is strictly prohibited.

Guest Limits: The number of guests must not exceed the number stated in your reservation. All visitors must be disclosed. Exterior security cameras are in use for verification and guest safety. Violations will be enforced.

Quiet Hours: Quiet hours are from 10:00 PM to 8:00 AM. Please respect the neighbors and keep noise to a minimum during these times. Noise complaints may lead to cancellation without refund.

Thermostat & Climate Control: To protect the HVAC system, the thermostat must be kept between 69°F and 78°F. Doors and windows should remain closed at all times to prevent pests, especially in Florida’s tropical climate.

No Open Flames: No candles, matches, fireworks, or open flames are allowed on the property.

No Shoes Indoors: This is a no-shoes household. Please remove shoes upon entry to help us maintain cleanliness and protect flooring.

Unattended Minors: Minors may not be left unattended at the property under any circumstances.

Mail & Deliveries: Shipping packages or mail to the property is not permitted without prior written approval.

No Pets Allowed: Pets are not permitted under any circumstances. Unauthorized pets will result in additional cleaning fees, potential reservation cancellation, and/or fines.

Guest Responsibility: Guests are responsible for any damage, loss, or injury that occurs during their stay. Please report spills, damages, or maintenance issues immediately. Unreported damage may result in charges and/or claims submitted to the booking platform.

Cleaning & Damage Charges: Additional charges may apply for:

Stolen, stained, or damaged linens/towels

Excessive trash, dirty dishes, or poor general condition of the home

Broken or missing items including games, cookware, and furnishings

Stains or damages requiring repair or replacement

Consumable Amenities: A starter supply of essentials (toilet paper, paper towels, soap, etc.) is provided. Guests are responsible for purchasing additional items if needed during their stay.

Internet Service: Wi-Fi is provided as a courtesy. While generally reliable, we are not responsible for outages or speed issues and no refunds will be given for internet problems.

Pool Equipment & Safety: Do not tamper with the pool equipment. Improper use or unauthorized adjustments may result in damage and additional charges.

Disclaimers & Refund Policy: No refunds will be issued for:

Inclement weather or changes in travel plans like flight cancellations

Power, water, or internet outages

HVAC issues due to extreme weather

Cancellation of your reservation due to rule violations

We strongly recommend purchasing travel insurance to protect your booking from unforeseen events.
