No parties or events with Quiet time to start at 10pm to 7am.
***The guest who is booking this reservation must be 21 years or older.
***NO SMOKING is allowed in the unit but at Beach Club it is allowed in the designated Gazebo located behind building.
***NO PETS are allowed in the unit, or ANYWHERE AT THE RESORT.
***A fee may be charged if the Smoking and/or Pet policies are violated.
***In all locations the complementary amount of toilets paper and paper towels will follow the below allotment. If additional supplies are needed then a mid-stay turnover is possible at the standard cleaning charge and we can work towards that after it is requested.

***Please also check and set the thermostat to 65 degrees (in NH) or 75 degrees (in FL) as you leave the home to conclude your stay. We appreciate your help and look forward to your next stay and we hope we earned your five-star review!
***No Refunds will be made if:
- someone who is under the minimum required age is refused by the Resort at check in to our Condo.
- guest is asked to leave due to pet/smoking policy violations.
- guest is cited for/asked to leave for excessive noise, lewd behavior, destruction to property, or like.
- guest decides to leave earlier than the check-out date.
***Guests are expected to have the ability to operate basic appliances such as TV's, coffee machines, can openers and the like. We will make every effort to help guests the best we can but do not assume liability for guest not being able to operate or use these devices.
***Discount offers can not be combined. I.e. Early bird discount and Military discount/adjustments, the guest will need to pick the discount that they want prior to booking.
*** Resort locations: We ask guest(s) to check in at the hospitality office for keys (unit and amenity if applicable), directions & resort info to make sure your stay is as enjoyable as possible. Management will charge a credit card for incidentals that will then be return after your stay.
*** Non-Resort locations: You will be given an access code to a smart lock or lockbox. Guests will remain liable for any lost or stolen keys.
***We appreciate your efforts to help us in keeping the place clean and in great shape. Please don't forget to take the bed linens and towels and place them in the tub. This will ensure that housekeeping has an efficient turnover (that the work gets done) and the next guest gets the same level of cleanliness that we insist on for all our guests.
***Please do check draws, closets and anything else for items that you may have misplaced. If your condo is equipped with a dishwasher please place all dirty dishes in the dishwasher, place a pod in the soap dispenser and set the dishwasher to the on position.
***Please take out your trash to the nearest dumpster and you can find a picture/map as the last picture in the listing and a property video included in the check in instructions.
***For stays that are equipped with smart TV(s), please remember to log off of any third party applications such as Roku, Amazon, Netflix. Not logging off will give future guests access to your accounts. This will be a use at your own risk and we caution all guest to be mindful of this as they return home. We provide standard cable by default and the above specialized streaming applications remain an option for guests but at a "use at own risk" condition.
We do recommend but "do not" require that guests consider travel insurance to cover unexpected life situations.
We reserve the right to request a current government photo ID with selfie prior to your visit for the safety of guests, neighbors and property.
