Pool & Hot Tub Use: • All adult guests/visitors sign a simple liability waiver, • The Pool Rules are on site and available upon request (no rough play, jumping or diving in, no glassware in the pool area, use swim diapers as needed, etc.).

Accidental Damage Waiver: • Your reservation includes a non-refundable damage waiver that covers minor accidental damage (e.g., broken glass, small spills) up to $500. • This waiver does not cover significant or intentional damage, negligence, pet-related damage, or lost/stolen personal items.
We understand that accidents can happen—please notify us promptly so we can arrange any necessary repairs or replacements. Reporting accidental damage will not impact your stay.

Guest Visitors • Events are not permitted. However, small gatherings with additional visitors can sometimes be arranged in advance with Host approval and involve a minimum fee of $200. • Unapproved gatherings may result in added fees (starting at $200/person/day) and, in some cases, could lead to a larger penalty or cancellation of your reservation. • Pool Parties with more than 4 children under 12 years of age are not permitted.

Guest Vendors • Guests arranging any outside vendor or service provider (yoga instructor, caterer, photographer, massage therapist, florist, etc.) must notify the host as soon as it's arranged, and no later than 5 days before arrival. • All vendors are required to sign our Guest Vendor Access Agreement and provide proof of liability insurance before being granted access to the property. Vendors who arrive without prior notice and a signed agreement may be asked to reschedule or may not be granted access.
