SHORT TERM VACATION RENTAL AGREEMENT Host: I Need to Relax @ RiverStone Retreat Manager: Rachel

BY RENTING YOU ARE IN AGREEMENT THAT THE FOLLOWING CONDITIONS CAN BE MET.

*You acknowledge that you are responsible for the conduct of all persons you invite or allow to remain on the property during the time of your reservation. *You must be 25 years of age to rent this property. Proof of age with a valid ID could be required at check-in. Any falsification of age will result in immediate eviction and all amounts paid will be forfeited.

*Your reservation is confirmed for only the number of guests listed on your confirmation. House parties, social events, and/or ANY activity where the number of guests exceed the number that was confirmed at booking is strictly prohibited. Including dinners and family reunions are strictly prohibited. Any violation will result in immediate eviction and all amounts paid will be forfeited. *Subleasing the property in any form is strictly prohibited. *Any guests engaging in or arrested for any illegal activity including the possession of illegal substances is strictly prohibited anywhere in or on the property. The guests will be subject to immediate eviction and all amounts paid will be forfeited. *You must comply with all city noise ordinances. No loud noise is allowed after 10:00 pm or before 8:00 am. *Fireworks are prohibited. *No crypto mining. *No digging in the yard. *BBQ Grill must be used outside and must be in the same condition as it was when renter first arrived. *All sharp knives and pots & Pans will be hand washed. They do not go into the dishwasher. *No pets are allowed. Bringing a pet will result in immediate eviction and all amounts will be forfeited. *Damaged bed linens and towel fees apply.

HOT TUB- The hot tub will be in the same condition as when you arrive. RULES- *Shower before using, must be free of lotions/soap before entering. SERIOUSLY EVERY PERSON NEEDS TO SHOWER BEFORE USE. *4 people or less in at a time Max. *No glass containers or food. *Adult supervision at all times. *No alcohol consumption while using the hot tub. *No jumping or diving. *Must keep hot tub cover and protector cover on at all times when not in use. *Keep quiet hours between 10pm-8am *Please note especially at check in or check out, if the hot tub is not up to 103 degrees, or water is cloudy please contact manager asap, so we can optimize yours and others experience. *No candles. *No confetti or glitter.

*If after check out, the hot tub needs to be drained due to not following the rules above there will be a $200. Charge.

To open:

1. There is a thin oxford fabric protective cover over the hot tub to protect it from pine needles and pine sap. It is very similar to something that you would put over a barbecue grill. There are two long straps with clips. Unclip those two straps and then remove the hot tub cover protector. Put it in the garage so that it does not blow away or get dirty.

2. there are four squeeze clips that are necessary to hold the hot tub lid on during inclement weather. You must release ALL FOUR clips before opening the cover. Once all four clips have been undone then go ahead and gently flip the first half of the hot tub cover open on the side with the stairs and handle. Then gently push the hot tub cover towards the pine tree and the cover lifter will assist you to open the lid the rest of the way.

3. when you get out of the hot tub, the lid must be put back on immediately and cliped down otherwise the wind will catch the lid and damage it or blow it off and make a mess. Then put the thin Oxford fabric cover back on and secure the clips.

HOUSEKEEPING & OTHER MATTERS-

When you arrive, the property will be clean and set up with linens.

We have included the following supplies to accommodate the appropriate number of guests:

• Bath towels, Hot tub towels, hand towels, wash cloths and makeup cloths.

-initial supply of dishwashing soap, dish washer pods, hand soap, shampoo & conditioner, paper towels, coffee, tea, toilet paper, washing machine soap, dryer sheets, & garbage bags.

• Cushions for chairs on patio and fire pit cover must be put in deck box when not in use, otherwise they will blow into the water.

*This is a NON smoking property. When smoking outside of the property, the doors to the property must be kept closed and butts must be safely and properly disposed.

*Lock all doors when you leave the house to keep your personal items safe. Property manager and property owner are not liable or responsible for personal items left behind, lost or stolen. If you leave an item behind and wish to have it returned, call/message the property manager as soon as possible.

*The paver patio near the river, BBQ Grill, hot tub and fishing dock are provided for the enjoyment of all adult guests. Keep children away from these areas unless there is constant adult supervision. The current is strong and water presents certain dangers. Renter/guests must respect nature and take care to guard themselves and their guests as appropriate. Owner is not responsible for accidents or injuries.

AWNING WINDOWS IN GARAGE- -To open the awning windows in the garage/entertainment area- turn handle in center of the window on the inside and push slightly forward, it will open completely. To close the awning windows- a hook is hanging in the garage between the windows. Take the hook outside and place the end inside the bottom of the window and firmly pull down until you can reach the window and gently push closed.

*CHECK IN- time is 4:00 pm EST at I NEED TO RELAX RIVERSTONE RETREAT. Please respect this time as in many cases the property has been rented the night before and we require time to prepare for your stay.

CHECK OUT Check out time is 10 am EST.

• Prior to check out, all used dishes should be left in the dishwasher. Please start the machine before you leave. -All used bed linen (sheets, pillowcases, comforter set) and used (kitchen and bath)towels should be placed in laundry area. Please start a load in the washing machine just before you check out. -Empty both refrigerators/freezers. -Gather all trash, place in provided garbage bags, TIE all bags and and place INSIDE garbage bins on southwest side of the house. -Make sure all windows and doors are locked upon checkout.
