Welcome! We are your hosts and are excited to provide you with a comfortable and enjoyable stay. Please review the following important guidelines and rules to ensure your experience is as smooth as possible.

RENTAL AGREEMENT & COMPLIANCE Minimum Age Requirement:

The primary guest must be at least 25 years old at the time of booking.

A government-issued photo ID is required to verify age and must match the booking profile. This will be verified within 24 hours of booking to finalize the reservation.

Booking Guidelines:

No third-party bookings: The primary guest on the reservation must be present for the duration of the stay and is responsible for all guest behavior.

A rental agreement must be signed online via your email within 24 hours of booking. If you would like to review the agreement before booking, please request it.

No extra guests beyond the total number of guests included in the booking without prior approval from the host.

GUEST EXPECTATIONS & CONDUCT Communication:

You are required to have a working phone number to avoid cancellation of the reservation.

You agree to book in goodwill and will not attempt to damage the host’s business if you are dissatisfied with any aspect of your stay or the resolution provided by the host or platform.

Occupancy:

You must accurately disclose the number of adults and children occupying the premises at the time of booking.

If you plan to have visitors exceeding the maximum occupancy, they must be pre-approved by the host and may only visit between 10 AM and 10 PM.

Check-In & Check-Out:

Check-In is self-service; please reach out if you have questions but do not disturb neighbors. Early check-in may be available for $35/hr.

Check-Out: You must vacate the property by the time specified in the listing. A late check-out may incur a $100 per hour charge to cover additional cleaning and compensation for incoming guests.

PROPERTY RULES Smoking & Vaping:

Smoking or vaping of any kind is strictly prohibited inside the property. A $500 charge will apply if violated. Smoking outside is allowed, but all butts and ashes must be properly disposed of.

Drugs:

Illegal drugs are not permitted on the property and may result in immediate eviction and involvement of local authorities.

Parties & Events:

No parties, gatherings, or events. A $1,000 fine will apply, in addition to any cleaning fees or damage costs. Glitter, confetti, fireworks, and piñatas are also prohibited.

Quiet Hours:

Quiet hours are from 10 PM to 8 AM. Any excessive noise may result in fines or eviction without a refund. A first warning will be issued for noise complaints.

Monitoring Devices:

The property may have monitoring devices for security purposes, including exterior cameras and sensors. Tampering with or disabling these devices will result in a $100 fine, damage charges, and potential eviction.

EV Charging Not Permitted Electric vehicle (EV) charging is not allowed on the property. We do not have the infrastructure in place to safely support vehicle charging at this time. There are local charging stations available nearby and we encourage guests to plan accordingly.

If a guest is found charging an EV on-site, a fee of $250 may be assessed to cover electrical usage and potential damage to the system.

MAINTENANCE & CANCELLATIONS Maintenance Access:

The Host may need access to the property to address urgent maintenance issues. If access is denied, a $500 fee will apply.

Scheduled Maintenance:

Lawn mowing, pest control, or other routine maintenance may occur during your stay. The Host will notify you in advance.

Cancellation Policy:

The cancellation policy is presented at the time of booking. Once confirmed, you are expected to comply with the policy. It is highly recommended to purchase travel insurance to cover any losses in case of cancellation.

House Rule Violations:

Violation of any house rules may result in immediate eviction and a non-refundable cancellation. Charges will be assessed based on the cost to cover any losses, including the next guest’s reservation.

HOT TUB & PET POLICY Hot Tub Use:

Hot Tub Use

Use the hot tub at your own risk. Children must be supervised at all times. No food or drinks are allowed in or near the hot tub (including cans, glass, etc.). Any glass or broken items found in or around the hot tub area will result in a fine up to $500. No smoking in or around the hot tub or inside the home ($1,000 fine). Follow all posted and written hot tub rules. You may be charged up to $500 if the hot tub requires draining and additional cleaning due to misuse.

Availability & Maintenance

The hot tub may be temporarily unavailable due to maintenance or weather conditions. No refunds will be issued if the hot tub is unavailable for maintenance. Regular cleaning and maintenance are scheduled and may happen during your stay.

Pet Policy:

The property allows up to 3 dogs, each under 50 lbs, for $100 per pet, per stay. If you wish to bring more than 3 dogs or any pet over 50 lbs, please request approval.

Pets must be kept under control, and must not cause damage to property.

Guests must dispose of pet waste properly and ensure pets are not left unattended for more than 6 hours.

SECURITY DEPOSIT & DAMAGE POLICY Damage Waiver:

The booking includes an automatic damage waiver of up to $1,000 for accidental damage. This waiver does not cover acts of God, theft, or certain other exclusions.

In addition to the damage waiver, a $1,000 security deposit will be held but not charged unless damages occur. The deposit will be refunded within 7 days, minus any charges for damages or expenses.

Damage Reporting:

Any damage must be reported before check-out. Failure to report damage within 24 hours of arrival will result in the Guest being held responsible for repairs or replacements.

LEGAL TERMS & LIABILITY Indemnification:

The Guest agrees to indemnify and hold the Host harmless from any claims, liabilities, or damages resulting from personal injury, property damage, or other incidents occurring during the Guest’s stay.

Legal Actions:

Any legal dispute will be resolved through mediation or arbitration. The prevailing party will be entitled to reimbursement for legal fees and related expenses.

Force Majeure:

In case the property becomes uninhabitable due to extreme weather, acts of God, or other unforeseen events, this agreement will terminate, and no refund will be provided for unused rental days.

ADDITIONAL TERMS Intent of Lease:

The property is for recreational or vacation use only. The Guest is not permitted to use the property for permanent or primary residency.

Events Policy:

The premises may not be used for large gatherings, parties, or commercial use without prior written consent from the Host. Evidence of such activities will result in fines and/or forfeiture of the security deposit.

Booking Platform Terms:

If booked through a platform such as Airbnb or VRBO, all transactions will be processed through that platform, and platform-specific terms will apply.

FINAL ACKNOWLEDGEMENT By signing this agreement, the Guest acknowledges that they have read, understood, and agreed to all terms and conditions set forth herein, including all house rules, policies, and the cancellation policy.
