PLEASE READ ALL THE WAY THROUGH. ONCE YOU CHECK-IN AND ARE ON THE PROPERTY, YOU ARE AGREEING TO EVERYTHING LISTED HERE.

**NO SMOKING or Vaping (or any flames or fire at all, including candles) in or around the Tiny House (smell lingers, affects those sensitive to smoke, etc). You can smoke in the grassy area near the raised vegetable garden, by the trees or by the mini storage building ONLY - NOT on front porch for example. And please don't litter - pick up any cigarette butts or any other trash.

**No Parties or gatherings. This tiny house is by definition small, with only enough space for 2 people. The house, as well as the property and parking, is NOT designed to accommodate any more people than are registered guests through the airbnb app (maximum 2 people). All guests staying on property must be on airbnb reservation.

**Sorry, NO pets. I love my dog and pets in general but some people are very sensitive to pets and this property is not set up to handle pets at this time.

**NO Parking on grassy areas - please park ONLY in front of the tiny house, to on the right side of the staircase

**Do not move inside furniture outside, or around the house, including appliances, electronic devices, rugs, etc. Do not move the firepit to another location either.

-Note for those with mobility issues: there are 10 stairs to climb to get to the top of the deck to enter the home. No steps inside the home. Stairs are 4ft wide with railings on both side, well lit by front porch light.

-LADIES: We kindly request that you wipe/wash your make-up off prior to bed. (We provide make-up removal wipes for your convenience.) Make-up stains are a PITB to get out and sometimes do not come out at all even for our professional launders. We replace damaged sheets and pillowcases and will request this replacement cost from you. Our cleaners keep us informed of this daily. Your kind consideration is genuinely appreciated!!

-Late check out requests will incur a $50 fee as we will have to request expedited cleaning in the shorter cleaning window before the next guest arrives. Check In is 3PM or later; Check Out is 11AM or earlier. Your lock-code for self check-in and out will only be good inside that timeframe (door locks automatically at 11am and access code deleted; access code is the last 4 digits of your phone number as registered with Airbnb)

-Please consider removing your shoes prior to entering the tiny house and remove any excess dirt/mud to avoid tracking it inside. Any excess dirt/mud (especially in winter) is subject to extra cleaning fees deducted from Security Deposit.

-Quiet hours is after 10pm. Please be respectful of neighbors.

-Please note that the Cleaning Fee we charge is the cost we incur to clean and change over the unit for the next guests (plus toiletries, laundering and changing linens, etc). We take pride in hiring a local cleaning company and supporting our local economy. Should you feel the cleaning fee is TOO much, PLEASE DO NOT BOOK WITH US; especially if you're considering a one night stay and this fee will impact your review. Thank you for your consideration.

-There is an EXTERIOR ONLY security monitoring system on the property. Please rest assured there is NO inside monitoring. (We've had prior issues of guests sneaking unauthorized people onto the property, not respecting the neighbors property, smoking, etc.)
