Property condition is photographed and/or video-recorded before and after each guest stay. This documentation may be used in connection with damage claims or fee assessments.
Once your booking is confirmed, we will send you a link to our Transient Rental Agreement for your review and signature. Below is the content of the agreement for your reference.

Booking Acknowledgment
This Agreement supplements the terms found on the booking platform (e.g., Airbnb, Vrbo, or direct booking website). In the event of a conflict, the platform’s terms govern for OTA bookings. For direct bookings, this Agreement governs.
By proceeding with a reservation, signing electronically, or clicking to agree, Guest confirms acceptance of this Agreement.
Host reserves the right to verify Guest identity. Providing false identification, using an alias, or misrepresenting information will result in immediate cancellation without refund.
By signing this Agreement, Guest represents and warrants that:
Guest maintains a permanent primary residence at another address.
The purpose of this stay is transient lodging only.
Guest does not intend to establish residency.
This Agreement does not create a landlord-tenant relationship.
The relationship between the parties is that of property owner (or manager) and transient guest only.

Payment Terms
Online Travel Agencies (OTAs): 100% due at booking pursuant to platform terms.
Direct Bookings: 50% deposit due immediately; remaining balance due 30 days prior to check-in.
Security Deposit: Due 14 days prior to check-in if applicable.
Returned payments, failed charges, or reversed transactions may result in cancellation.

ID Verification and Access
Guest must verify ID and sign this Agreement before receiving access instructions.
A smart lock with a unique access code will be issued. Access codes may not be shared outside the registered guest party.
Unauthorized sharing of access credentials constitutes a material breach.

Occupancy & Use
Maximum occupancy must be disclosed at booking and approved in writing for any changes.
Minimum rental age: 21 years old.
Occupancy exceeding the approved number of guests constitutes a material breach and may result in immediate termination.
This property is licensed and operated as a short-term rental only.

House Rules & Avoidable Fees
The following violations constitute material breaches and agreed liquidated damages reflecting administrative costs, disruption, and remediation:
Unauthorized party/event: $750
Smoking indoors: $500
Glitter or confetti: $300
Unauthorized guests (exceeding reservation count): $75/person/night
Unauthorized late checkout (past 11 AM): $200
Tampering with cameras, noise monitors, or smoke detectors: Immediate cancellation without refund
Unauthorized commercial filming: $250
Unauthorized pets: $750
Failure to remove pet waste: Minimum $50 remediation fee
Excessive pet hair requiring additional cleaning: $50 per affected area
Excessive cleaning beyond normal turnover standards: $75/hour

Pet Policy
Dogs only (max 2; combined weight ≤150 lbs). Must be over 1 year old and crate-trained when unattended.
Prohibited breeds include Akita, Malamute, Pit Bull-type breeds, Rottweiler, Doberman, and similar high-risk breeds.
Dogs must be leashed outdoors and current on vaccinations and flea prevention.
Owners must clean up all pet waste.
This policy does not apply to legally protected service animals in accordance with federal and Ohio law. Service animals must be disclosed prior to arrival.

Cleanliness & Check-Out Responsibilities
Even if a cleaning fee is charged, Guest agrees to:
Wash and return used dishes
Dispose of trash properly
Return furniture to original position
Lock doors and windows
Report any damage within 24 hours of arrival
Failure to follow checkout procedures may result in additional cleaning charges.

Security, Damages & Maintenance Access
Guest agrees to:
Keep the property secured when not present
Not share access credentials outside the registered party
Report damage immediately
Pay for any damage exceeding the security deposit or waiver coverage
Host reserves the right to enter the property:
For emergency repairs
For safety concerns
To address rule violations
To perform necessary maintenance
Reasonable notice will be provided when practicable, except in emergencies.

Internet Use
Guest may not use Wi-Fi for illegal activities, including:
Downloading copyrighted material
Cryptocurrency mining
Hacking
Operating servers
Commercial streaming
Guest assumes responsibility for any legal consequences arising from internet use.

Noise, Cameras & Monitoring
Quiet hours: 10:00 PM – 7:00 AM.
Exterior security cameras and noise/smoke monitoring devices are used for compliance and safety.
Cameras are located at exterior entry points and driveway areas only. No interior cameras are installed.
Tampering with monitoring devices will result in eviction without refund.

Liability & Indemnification
Guest assumes all risks and agrees to indemnify and hold harmless Host and Stupendous Stays LLC from:
Personal injury or illness
Property damage or theft
Issues caused by third-party services hired by Guest
Utility outages
Weather events
Natural disasters
Property is not childproof. Guest is responsible for supervising minors.
Host is not responsible for personal belongings left behind.

Pools, Hot Tubs, Docks, Boat Slips, Fire Pits & Outdoor Amenities
If the Property includes amenities such as a pool, hot tub, dock, boat slip, waterfront access, fire pit, fireplace, grill, or similar feature, Guest agrees:
Assumption of Risk
Use involves inherent risks including drowning, slips and falls, burns, waterborne illness, fire injury, wildlife exposure, weather hazards, and property damage. Guest voluntarily assumes all risks for themselves and their party.
Supervision
No lifeguard is on duty. Minors must be supervised at all times.
Hot Tub & Pool Rules
No glass near water
No diving
No running
No use while intoxicated
Follow posted capacity limits
Replace covers after use
Do not adjust temperature settings
Dock & Boat Slip
Use at own risk
Secure all watercraft properly
Host not responsible for theft, sinking, or weather damage
Guest assumes risk of water depth and conditions
Fire Features
Never leave unattended
Fully extinguish after use
No use during burn bans
Guest responsible for fire-related fines or damage
Amenity Availability
Amenities may be unavailable due to maintenance, weather, or safety concerns. No refunds for temporary unavailability.
Indemnification
Guest agrees to indemnify and hold harmless Host from any claims or liabilities arising from use or misuse of these amenities.

Termination, Holdover & Trespass
Host may terminate the stay without refund for rule violations, unauthorized guests, illegal activity, or misrepresentation.
Checkout time must be honored.
Failure to vacate constitutes trespass.
Holdover rate: 200% of nightly rate per day.
Guest is responsible for relocation costs of incoming guests, legal fees, and enforcement expenses resulting from holdover.

Transient Occupancy & No Tenancy
Guest acknowledges:
This Agreement is for transient lodging only.
No landlord-tenant relationship is created.
Ohio landlord-tenant laws do not apply.
Guest has a permanent primary residence elsewhere.
Guest does not intend to establish residency.
Receiving mail or attempting to establish residency constitutes material breach.

Force Majeure
Host is not liable for failure to provide accommodations due to events outside reasonable control, including natural disasters, pandemics, government actions, or utility disruptions.

Cancellation Policy
Guest may cancel anytime, but refunds are issued only if Host rebooks the same dates and rate (minus $50 administrative fee and 3% processing fee).
Monthly rentals require 30 days’ notice for refund eligibility.
Travel insurance is strongly encouraged.

Disputes & Chargebacks
For direct bookings:
Guest agrees to provide written notice and allow Host reasonable opportunity to resolve disputes before initiating a chargeback.
Initiating a chargeback after occupying the property constitutes a material breach.
Guest agrees that this signed Agreement, access logs, communication records, and occupancy evidence may be submitted to payment processors.
Guest agrees to reimburse Host for:
Chargeback fees
Administrative time
Collection costs
Reasonable attorney fees
For OTA bookings, dispute resolution is governed by the platform.

Legal Jurisdiction, Severability & Entire Agreement
This Agreement is governed by Ohio law. Venue shall be the county where the property is located.
If any provision is found unenforceable, the remainder remains in effect.
This Agreement constitutes the entire understanding between the parties and supersedes prior communications.
Guest agrees to pay all legal fees and collection costs incurred in enforcement.

Travel Insurance Recommendation
Guest is strongly encouraged to purchase comprehensive travel insurance.
Failure to obtain insurance is at Guest’s own risk.

Acknowledgment
By signing electronically or physically, Guest acknowledges agreement to all terms.
