We want your stay to be hassle-free. Upon your arrival at the house, you will find a detailed guest book with information on how to operate the electronics, house rules, check-out procedures, suggestions on where to eat, shop, etc.
○ Quiet hours after 9 pm - Do not play loud music when outside as the sound can travel to neighbors.
○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back
○ Local guests please contact me prior to booking.
○ Dogs under 50lbs allowed upon request. Subject to fines if damages or cleaning complications occur.
Here is our rental agreement with all the terms to be reviewed before proceeding with confirmation.

PROPERTY: The term “Property” will refer to the one-family dwelling, other structures, grounds, land, interior and exterior furnishing, and equipment, materials, and supplies at the premises.

MAXIMUM OCCUPANCY: The maximum number of overnight guests for this property is limited to six persons unless arrangements are made and agreed to by Property Manager in writing prior to check-in date. All guests and visitors must be listed in the original reservation.

OBLIGATIONS OF THE PARTIES: Guest shall be responsible for all damages directly caused by the guest. The Owner and Property Manager shall not be responsible for any lost or stolen items, nor for any loss or damage to the Guest's property. Any damage incurred to the Property or its furnishings that is directly caused by the guest shall be the guest's responsibility. Guest must be at least 25 years of age. guest acknowledges that the Property is in good condition at the commencement of the rental. If not, guest must report any issues to the Property Manager on the first day of the rental. Any damage or breakage must be reported to the Property Manager by the day of departure. The Owner and Property Manager are not responsible for inconveniences beyond their control, including but not limited to power outages, adverse weather conditions, mandatory evacuations, or construction. No refunds will be given for such occurrences.

GUEST RESPONSIBILITIES: It is fully understood that the Property should be left in reasonably clean, sanitary, condition; Guest agrees to be responsible for any repairs necessary due to their negligence (or their Guest’s).

PETS: Please ensure that dogs are kept on a leash when outdoors or during walks, for the safety and comfort of all guests. Prior to departure, guests agree to vacuum the property to ensure that it is free from pet fur.

SPECIAL EVENTS: Guests may not throw a party or gathering at the premises without express written permission of the Property Manager. A large gathering is defined as 150% of maximum occupancy.

NOISE: Although the house and grounds are private, there are neighbors in the vicinity. Guests shall respect the neighbors’ wish for peace and quiet, and not make excessive noise; otherwise, the neighbors are within their rights to call police. If noise created by guests is such that police are called to the premises guests will be fined.

INDEMNITIES: Any unsafe or dangerous condition must be reported to the Property Manager immediately. Guest acknowledges that the use of the Property is entirely at the guest's risk. Guest shall indemnify and hold harmless Owner and Property Manager against and from any and all expenses, costs, damages, suits, actions, or liabilities arising from or in connection with any and all loss of or damage to personal property, injury, or death directly caused by the guest's use of the Property, grounds, decks, stairs, fire-pit, common areas, and any other items on Property. Guest also agrees to defend the owner and his agents from any lawsuit alleging damages and/or personal injury directly caused by the guest that occurred during the guest's rental of the Property. Guest assumes any and all liability associated with their Guests, and agrees to indemnify and hold harmless Owner and Property Manager for any damages or other liabilities caused by such Guests.

ENTIRE AGREEMENT: This Agreement and attached waivers, disclaimers and policies, constitute the entire agreement of the parties and supersedes all prior or contemporaneous oral or written agreements concerning this subject matter and should be governed by the laws of New York state.
10. DECLARATIONS & NATURE OF STAY:
By signing this Agreement, Guest affirms and agrees to the following:
a. Primary Residence: Guest declares that they maintain a separate primary home address and that the Property will not serve as their primary residence.
b. Transient Purpose: Guest affirms that the purpose of their stay is solely for transient, short-term lodging purposes and not for long-term habitation.
c. No Landlord/Guest Relationship: Guest acknowledges and agrees that this Agreement does not create a landlord/guest relationship under New York law. The relationship between the parties is strictly that of Owner/Guest, and Guest has no rights of tenancy or continued occupancy beyond the dates specified in this Agreement.
RENTAL POLICIES:

GLASSWARE: May not be used in any outdoor area, use plastic instead.

NO SMOKING: Smoking is strictly prohibited inside the house and that evidence of smoking inside the house will result in penalties. It is further understood that all evidence of smoking outside the house (including cigarette butts, ash, etc.), will be thoroughly removed and cleaned; any remaining evidence of smoking may result in additional cleaning costs that may be charged to guest.

FIRES: Outdoor fires are permitted in the fire-pit only, Guests are responsible to be aware of local ordinances and seasonal fire bans. Children must be supervised at all times near any fire and such fire should not be left unattended. No fireworks are permitted on the premises at any time.
UPON RETURNING THE INCLUDED EMAIL STATING THAT YOU APPROVE THIS AGREEMENT, YOU AGREE YOU HAVE READ AND UNDERSTOOD THIS AGREEMENT AND ACCEPT ALL TERMS, CONDITIONS, AND RESTRICTIONS WITHOUT EXCEPTION.
