Please review the terms and conditions of your booking below. By booking with us you agree that you will abide by all rules, terms and conditions. If you feel you cannot abide by these rules you are free to cancel your booking within 48 hours for a full refund.

We do not permit any Airbnb Services or Experiences of any kind at this property. That includes third-party bookings made through the Airbnb Experiences or Services Platform. Any guest who attempts to host or bring an Airbnb-related service or experience onto the premises without our prior written approval will have their reservation cancelled immediately, with no refund issued.

The property is suitable for children, but all guests should be able to swim due to the bodies of water all around the area. Pets and events may be allowed under special circumstances. Please contact me for more information.

Dogs only are allowed. (No cats, birds, reptiles, etc.) Pups will be charged $35 per night. Please inquire about pet-friendly amenities including a kennel, dog bowls, etc.

We LOVE hosting wonderful celebrations here at Sleepy Lagoon! But please be aware that we have a strict NO GLITTER AND/OR CONFETTI policy. This applies to areas within the home, on the front and side porch areas, and dumped into or around the trash cans. Failure to comply with this rule will result in a $100 fine.

Check in is anytime after 4pm unless previously arranged with the host. Check out is by 11am. Please check with us for late check out availability up to 1pm. Additional fees may apply. Check outs past 1pm will be charged the full nightly rate.

If a firearm is left behind on the premises the authorities will be contacted immediately and guests will need to retrieve their firearm from the local officials.

Guests are provided two keys to the Cottage upon arrival. Each lost key will result in a $40 fee.

Guests are provided access to Smart TVs on which they will enter their own log in information and password to access. We are not liable for illegally downloaded content and any fines imposed will be passed along to the guest.

Photo shoots/Video shoots are strictly prohibited on property unless otherwise contractually negotiated prior to check in. If a guest films or photos at the property without express advance permission, they will be reported to the authorities and likely banned from the platform on which the booking was made.

Do not give out physical keys and/or door codes to guests who are not expressly listed as guests during your stay. Any damage or claims set forth by unlisted guests are not the responsibility of the host/owner.

Smoking (to include Cannabis) and vaping is strictly prohibited within the home. Any lingering smell of smoke/vape/cannabis will need to be remediated with an ozone machine and will incur a fee of $100.

Any guests beyond the number listed on your itinerary will be charged a penalty of $50 per person per night. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy of 8 guests. Visitors must be approved before check in.

EV Charging at the home is not permitted without prior approval.

Please be cautious of snakes and other wildlife on the property.
