House Rules & Information
We must insist on a zero-tolerance policy for any loud music, parties, or violations of the House Rules. Please carefully review all the House Rules & Information. By booking a stay at our property, you agree to adhere to all of our rules and guidelines.
○ Wildlife & Country Living - you will be visiting an 1840’s farmhouse in a secluded, country location, where life is lived close to the land. This is a primary reason why people love it here. But it also means that you will encounter all manner of critters, big and small. This includes insects, spiders, rodents and snakes in addition to bears, coyotes, deer, turkeys and other animals. Encountering these creatures is not a cause for concern or complaint, and no refunds or cancellations will be offered as a result of an encounter with any of the aforementioned beasts. We have quarterly treatments of the house itself from an exterminator, but we make no guarantees about the absence of insects and wildlife in or around the home.
○ Firewood - Firewood is provided for use in the Solo stove and the Sauna stove. Please use it responsibly. The sauna needs very little wood - overbuilding the fire will simply overheat the barrel and make it unusable. Specific instructions for the use of the Sauna will be provided. Do not over-build a fire in the Solo stove - 1-3 pieces of wood at a time will ensure a roaring, yet smokeless fire. Overbuilding the fire will damage the stove and defeat it’s main benefit of smokeless operation.
○ Indoor Fireplace - Propane fireplace in 1st floor bedroom. Controlled by a remote. Do not attempt to burn wood or any other substance in the fireplace.
○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, report it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
○ Trash pick-up service comes Sunday morning. If your stay extends to or through a Sunday, kindly take the trash and recycling to the street before 10:30 am for pickup.
○ No music of any kind past 9:00 pm outdoors. Please keep it at a respectful level during the day. Any complaints from the neighbors and you will be asked to leave immediately with zero refund and lose your security deposit.

○ Our home offers several amenities to create a comfortable and memorable stay. Regular maintenance is scheduled for the home, and we provide items listed in the home photos for all guests to enjoy. Regrettably, instances can develop when an item may malfunction, break, or require immediate servicing. We make every effort to limit situations where an item would be unavailable during a guest stay, however, should this be unavoidable this action would not constitute a reason for a partial refund or monetary compensation. Examples, items or features include but are not limited to: hot tub & sauna equipment, TV’s or electronics, board games, kitchen appliances, wifi, insects/bugs/leaves in the tubs and additional like items. Remember you are staying in a regular home - things could happen that are out of our control.

** SAFETY ACKNOWLEDGEMENTS AND RELEASE**
For the Hot Tub & Creek
No lifeguards on duty.
Your own supervision is the key to prevent drowning: Never leave children unsupervised in the hot tub or hot tub area- not even for a second!
The creek and creekside location is inherently dangerous - do not allow children to play in or near the creek without direct supervision. Avoid the steep creek banks - especially after dark and/or if you or others might be intoxicated.
For the Sauna and Cold Tubs
The Sauna is inherently dangerous. It uses a wood-fired stove to produce the heat and steam that are integral to the sauna experience. The stove exterior gets HOT - Use extreme caution and stay safely away from the surface to avoid serious burns.
Falling asleep in the sauna can KILL YOU - do not use the sauna if you are intoxicated. ALWAYS USE A TIMER - USE YOUR PHONE ALARM AND LEAVE IT ON THE BENCH OUTSIDE THE SAUNA.
DO NOT bring eyeglasses, watches, jewelry or your phone into the sauna - THEY WILL MELT!
The cold tubs carry the same risk of drowning as the hot tub - use extreme caution and supervise children at all times.
Sauna & Cold Plunge activities can elevate the risk of shock, cardiac events and other potentially harmful health effects - consult your doctor to be sure it is safe for you to engage in these activities.
For the Fire Pit and Barbecue
Fire Pits and Barbecues are inherently dangerous. Use extreme caution to avoid burns.
Do not allow children to play on or near these devices.
Do not overload the Solo Stove with wood - excessively large fires can damage the stove and produce unsafe conditions.
Make sure someone is always watching children around the hot tub, creek, creek banks, sauna, cold tubs, fire pit, barbecue, driveways and roadway. Do not rely on barriers to keep children away from danger. No barrier is childproof. Barriers only slow a child's access to these potentially dangerous features.
IF you or any member of your party has been drinking or is otherwise intoxicated, use extreme caution in and around any of our many features. All can be deadly under the wrong circumstances.
ONLY YOU CAN PREVENT INJURIES OR DEATH RESULTING FROM THE USE OR MISUSE OF THESE FEATURES - YOU ACCEPT ALL RESPONSIBILITY AND LIABILITY DURING YOUR STAY AT OUR PROPERTY.
