House Rules & Information
Complete rules also included in the House Manual.
We must insist on a zero-tolerance policy for any loud music, parties, or violations of the House Rules. Please carefully review all the House Rules & Information. By booking a stay at our property, you agree to adhere to all of our rules and guidelines.
○ Wildlife & Country Living - you will be visiting a 1920's lakefront cottage in a secluded, country location, where life is lived close to the land. This is a primary reason why people love it here. But it also means that you will encounter all manner of critters, big and small. This includes insects, spiders, rodents and snakes in addition to bears, coyotes, deer, turkeys and other animals. Encountering these creatures is not a cause for concern or complaint, and no refunds or cancellations will be offered as a result of an encounter with any of the aforementioned beasts. We have quarterly treatments of the house itself from an exterminator, but we make no guarantees about the absence of insects and wildlife in or around the home.
○ Lake Community - you will be visiting a small lakefront community, with other homes and cottages close-by. Silver Lake permits the use of motorboats and jet-skis. You may encounter noise from neighboring properties, including barking dogs, fireworks, children, ATV, boat noise and similar disturbances. Encountering these nuisances is not a cause for concern or complaint, and no refunds or cancellations will be offered as a result of any of the aforementioned circumstances.
○ Firewood - Firewood is provided for use in the Solo stove. Please use it responsibly. Do not over-build a fire in the Solo stove - 1-3 pieces of wood at a time will ensure a roaring, yet smokeless fire. Overbuilding the fire will damage the stove and defeat it’s main benefit of smokeless operation.
○ Indoor Fireplace/Stove - In the living room is a gas fireplace/stove. It is controlled using the thermostat on the wall near the kitchen. You can turn on the flames by just raising the temperature until the fire comes on. In the winter, this stove is the main source of heat for the house - use the thermostat to regulate the temperature to your liking. ALWAYS BE CAREFUL NOT TO LET ANYTHING COME INTO CONTACT WITH THE FIREPLACE/STOVE. Keep the furniture away from the stove - just like you found it.
○ Electric Baseboard heaters - Electric baseboard heaters are provided in the bedrooms and the bathrooms. Each one is controlled separately by either a wall thermostat or a thermostat located on the unit itself. These are used to supplement the gas fireplace. ALWAYS BE CAREFUL NOT TO LET ANY OBJECTS, TOWELS, BLANKETS OR OTHER FABRICS COME IN CONTACT WITH THE HEATERS.
○ Trash pick-up service comes Sunday morning. If your stay extends to or through a Sunday, kindly place your trash in the bins before the 10:30 am for pickup. There is NO RECYCLING SERVICE here - everything goes into one bag.
○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, report it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
○ No music of any kind past 10:00 pm outdoors. Please keep it at a respectful level during the day. Any complaints from the neighbors and you will be asked to leave immediately with zero refund and lose your security deposit.

** SAFETY ACKNOWLEDGEMENTS AND RELEASE**
For the Lake
No lifeguards on duty.
Your own supervision is the key to prevent drowning: Never leave children unsupervised in the lake, on the docks, on the bulkhead or anywhere in the vicinity of the lake area- not even for a second!
The lake and lakeside location are inherently dangerous - do not allow children to play in or near the lake without direct supervision. Avoid the lakefront stone bulkhead - especially after dark and/or if you or others might be intoxicated.
For the Paddleboards and Boats
Boating and paddleboarding are inherently dangerous!
If you choose to use the paddleboards or boats, you do so at your own risk. We make no representation as to the safety, condition or suitability of these craft.
Wear a life preserver.
Follow any applicable New York State boating or safety laws - it is you responsibility to understand the law.
For Bicycles or eBikes
Bicycling can be inherently dangerous!
If you choose to use the bicycles, you do so at your own risk. We make no representation as to the safety, condition or suitability of these items.
Wear a helmet.
Know where you are and how to get back.
Follow any applicable New York State bicycling or safety laws - it is you responsibility to understand the law.
For the Fire Pit and Barbecue
Fire Pits and Barbecues are inherently dangerous. Use extreme caution to avoid burns.
Do not allow children to play on or near these devices.
Do not overload the Solo Stove with wood - excessively large fires can damage the stove and produce unsafe conditions.
Make sure someone is always watching children around the lake, hot tub, fire pit, barbecue, driveways and roadway, boats and bicycles. Do not rely on barriers to keep children away from danger. No barrier is childproof. Barriers only slow a child's access to these potentially dangerous features.
