SMOKING Smoking and vaping of all substances is strictly prohibited in the house. $250 fee per occurrence for violations. Advanced smoke and vape detection sensors are installed in indoor areas.

PARKING Guests must park in the driveway. Cars parked on the street after 6pm are subject to ticketing. The entry closet and garage are reserved for owner use only and are not available to guests. Both are locked.

FURNITURE AND OTHER HOUSEHOLD ITEMS Please return any items you moved to their original location before you leave.

COMMUNITY AMENITIES Guests must follow the community rules for the subdivision regarding use of facilities and amenities. For example, guests DO have access to the playgrounds and picnic areas but DO NOT have access to the pool or pool area.

MAIL DELIVERY Guests are not permitted to have mail delivered to the home's mailbox, and deliveries will not be retrieved from the mailbox on a guest's behalf. Amazon lockers and UPS Store pickup locations are available near the home.

PET FEE Dogs are permitted (no cats or other animals, case by case — contact for breed restrictions). $35 per dog, maximum 3 dogs (more may be pre-approved). Additional fees apply for non-compliance with the pet policy, undisclosed pets, or extra cleaning required. Pets are not permitted on beds or sofas; additional cleaning fees may apply.

EARLY CHECK-IN / LATE CHECKOUT FEE Requests for a change to check-in or check-out time must be made in advance and are not guaranteed — approval depends on housekeeping availability and other bookings. Additional fees apply: $45 per hour up to 3 hours; requests longer than that are billed at 50% of the nightly rate for the date requested. Guests needing more than 5 hours of early/late check-in or check-out are encouraged to book an additional night (discounts may be available — message for details).

MAXIMUM OCCUPANCY Occupancy is capped at 8 people. Violations (e.g., additional visitors in the home during quiet hours) will result in a $150 per person, per night fee.

GUEST SCREENING Stays over 30 days are subject to a rental agreement and additional screening. A house cleaning is also required every 30 days for stays longer than 30 days, charged as an additional fee at the standard cleaning rate.

TRASH Please take the trash bin to the curb the night before or morning of pickup (pickup is Monday and Thursday mornings).

By booking a stay, guests agree to abide by all house rules outlined in the House Rules policy. We provide basic supplies for your stay; guests are responsible for replenishing anything needed beyond what is stocked.

PROPERTY DISCLOSURES We have 3 actively recording cameras overlooking the outside of the house and driveway, which record video and audio of motion in the area. There are also smart home decibel monitors in the hallway that track noise decibel levels only — these do not record audio or video. All camera devices are on the exterior of the property and do not point inside the home, to protect your privacy. There are no indoor cameras, and all devices operate 24/7.

Booking a reservation constitutes agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.
