1. 🗝️ Booking & Occupancy Rules MINIMUM AGE TO BOOK: You must be at least 30 YEARS OLD to book this property. Guests under 25 are welcome only when accompanied by a parent or legal guardian.
GUEST HONESTY: Please be honest about the total number of guests. Any guests exceeding the agreed-upon number will be charged a fee of $500 PER GUEST.

NO PARTIES! We have a STRICT NO-PARTY POLICY. If a party occurs, you will IMMEDIATELY FORFEIT YOUR STAY WITHOUT A REFUND.

A fee will be charged if a valid complaint about a party is made (including but not limited to excessive noise, property damage, illegal activities, or use of fireworks).
1. 🛡️ Safety & Property Care NO SMOKING INDOORS: Smoking is STRICTLY PROHIBITED inside the property. Breaking this rule will incur a $2500 FINE. 🚭
PET POLICY: Pets MUST BE APPROVED IN ADVANCE. Please provide the type and size of your pet when requesting approval. 🐾

SECURITY CAMERAS: For your safety and ours, the building has cameras at the entryways.

GRILLING SAFETY: You're welcome to use the grill. For your safety, please ONLY USE THE GRILLS ON THE CONCRETE PATIO OR DRIVEWAY. NO GRILLING IS ALLOWED ON ANY OF THE WOODEN DECKS.

KEEP DOORS CLOSED: To prevent unwanted critters and flies, please KEEP ALL EXTERIOR DOORS, INCLUDING THE GARAGE DOOR, CLOSED AT ALL TIMES. 🚪

GROUND PENETRATION: Please be careful of volleyball nets or anything else that penetrates the ground. We have a sprinkler system buried in the grass that could easily be damaged.

INDOOR FIREPLACE: The indoor fireplace is unfortunately NOT AVAILABLE FOR USE due to a previous safety concern. 🚫

REPORTING DANGERS: If you notice anything that presents a danger (to the location or to any individuals), please LET US KNOW IMMEDIATELY. 🚨

GUEST RESPONSIBILITY: Guests take FULL RESPONSIBILITY FOR ANY ACCIDENTS, INJURIES, OR ILLNESSES that occur while on the premises. Guests recognize that they may personally purchase insurance to protect themselves.
1. 🚗 Parking Guidelines MAXIMUM VEHICLES: There is a maximum limit of 8 CARS.
DESIGNATED PARKING: Guests shall ONLY PARK IN THE DRIVEWAY.

NO ROAD OR GRASS PARKING: ABSOLUTELY NO PARKING ON THE ROAD OR GRASS. 🚫

NO CAMPERS OR RVs: Campers and RVs are NOT PERMITTED.
1. 🛶 Water Activities & Toys WATER TOYS PROVIDED: We've provided kayaks, a canoe, floats, and a floating mat for your enjoyment! ☀️
PROPER STORAGE OF WATER TOYS: When done, please DO NOT LEAVE THEM IN THE WATER OR ON THE BEACH UNATTENDED. They can easily drift away. Kindly PULL ALL WATER TOYS COMPLETELY OUT OF THE WATER AND OFF THE BEACH when not in use.

NO BOAT AVAILABLE: Please note, there is NO BOAT AVAILABLE for guest use. There is a Pontoon rental company at the lake. You are also welcome to dock your Pontoon at our private dock.

LIFE JACKETS REQUIRED: If using kayaks or any other boat, EVERYONE MUST WEAR LIFE JACKETS. We do provide some Life Jackets. ⛑️
1. ⏰ Check-in & Check-out CHECK-IN TIME: Any time AFTER 4 PM CT.
CHECK-OUT TIME: Any time BEFORE 10 AM CT.

LATE CHECK-OUT FEES: If guests delay the cleaners from beginning work:

$500 for any late checkout between 10 AM CT and 12 PM CT.

$1500 after 12 PM CT.

This fee does not apply if approved in advance.

EARLY CHECK-IN/LATE CHECK-OUT REQUESTS: You are welcome to request this, but it is NOT GUARANTEED and we can only confirm it 24 HOURS IN ADVANCE.

SECURITY DEPOSIT: A FULLY REFUNDABLE SECURITY DEPOSIT IS REQUIRED for this reservation. It will be requested through Airbnb one month before your stay.
1. 🌐 General Information TIME ZONE: Our location is on CENTRAL TIME (CT). Please be mindful of time differences, as the border to Eastern Time (ET) is nearby.
