KO & Co Vacation Rentals | Guest Guidelines & Pet Policy We’re excited to host you at KO & Co Vacation Rentals! To ensure a safe, enjoyable, and respectful experience for all guests, neighbors, and property owners, we maintain the following house rules across all KO & Co properties. These rules are strictly enforced, and violations may result in immediate removal without refund.

1. Quiet Enjoyment Please enjoy the property while being respectful of neighbors and fellow guests. Outdoor quiet hours begin at 10 PM. After this time, gatherings must move indoors or remain quiet. Disruptive behavior, excessive noise, or complaints from neighbors may result in removal.

2. Maximum Occupancy Each property has a strict maximum occupancy, including children. Exceeding occupancy violates fire code and insurance requirements. Unauthorized guests will result in removal and a $75 per person surcharge.

3. Visitors Only registered guests listed on the reservation are allowed on the property. No outside visitors are permitted at any time without prior written approval from KO & Co. This includes friends, family, local visitors, and “drop‑ins.” Unauthorized visitors will result in immediate removal and forfeiture of all payments.

4. Pets Pets are welcome at SELECT KO & Co properties (up to 2 pets per reservation). All pets must follow these rules: Must be kenneled when not supervised inside the home Must be on a leash at all times when outside Not allowed in the pool or hot tub Must not be left unattended outdoors Guests must clean up after pets and prevent damage Only properties specifically marked as Pet‑Friendly in the listing description allow pets. Properties not marked as Pet‑Friendly are strictly no‑pet properties. Violation of pet rules may result in a $500 fee and possible removal.

5. Smoking Smoking is prohibited inside all KO & Co properties. Outdoor smoking is allowed only if all waste is disposed of properly. Evidence of indoor smoking results in a $500 fee.

6. Minimum Age Requirement The primary renter must be 25 years of age or older, unless accompanied by a parent or guardian for the entire stay.

7. Behavior & Conduct Lewd, unsafe, or disruptive behavior will not be tolerated. This includes: Excessive drinking Profanity directed at neighbors or staff Public urination Nudity Loud or offensive music Littering No illegal drug use Any behavior that creates conflict or disturbs others KO & Co reserves the right to determine what constitutes a violation.

8. Property Checks KO & Co may perform periodic property checks to ensure safety, compliance, and guest support. We respect guest privacy and conduct checks professionally.

9. Damages & Missing Items All properties are inventoried before and after each stay. Guests are responsible for any damage, missing items, or excessive cleaning needs.

10. Liability KO & Co, property owners, and managers are not liable for injuries or damages occurring on the premises unless caused by negligence. Guests agree to hold KO & Co harmless from all claims except those legally attributable to KO & Co.

11. Weather Policy Refunds or reschedules are not provided for weather‑related issues, including closures of rivers, lakes, or attractions.

12. Departure Instructions Before checkout, please: Leave all linens and comforters on the beds Remove all trash and place it in the designated dumpster Run the dishwasher (cleaners will unload) Any items left will incur a minimum charge of $50 to be shipped for return

Excessively dirty units (vomit, glitter, stains, etc.) may incur additional cleaning fees.
