SANDPIPER BEACH COMMUNITY RULES

Max Occupancy: 3 Bedroom Unit - 8 Persons

1. Please note quiet time from 10 PM to 8 AM. These rules have been put in place to ensure the comfort and enjoyment of all residents and guests.

2. Please do not leave personal belongings, clothes, towels, swimsuits, etc., on decks, railings, chain fencing, carports, grass, or any other public area.

3. Parking is restricted to your driveway and the few parking spaces on the property. Please do not park or drive on any grass areas. Do not park in your neighbor's driveway. Towing laws will be strictly enforced. Recreational vehicles, campers, boats, trailers, trucks above 1/2 ton, commercial vehicles of any size, and buses should not be parked at Sandpiper. Renters are limited to 3 vehicles for a 3-bedroom unit.

Please be advised parking is limited to 2 full-size vehicles or three compact cars in the driveway only. Towing laws will be strictly enforced. There is no parking allowed on the grass or in other areas of the neighborhood. Recreational vehicles, campers, boats, trailers, trucks above 1/2 ton, commercial vehicles of any size, and buses should not be parked at this property.

4. Renters and guests may not bring pets of any kind onto Sandpiper property. Requests for accommodation under disabilities laws must be directed to the Community Association Manager. No individual officer or director has the authority to consider or grant a request for accommodation.

5. Renters and guests may not grill on the property at any time. Gas Grills, Charcoal Grills, Electric Grills, Hibachis, or similar electrical devices are prohibited, and use of these may result in a fine. Grilling devices can only be used by named owners of the property under the Community Home Association guidelines.

6. Please keep all chairs, personal items, and surfboards off the grass areas. The pitching of tents or placing of grills in the grass areas is prohibited. Please restrict games to the beach. Keep out of the dunes and chain fences. Please respect the privacy of other Sandpiper residents.

7. Trash: All household trash must be secured in sturdy plastic bags and placed inside the dumpster located at the south end of the property. All other items must be disposed of at the owner's expense. Please take out all trash at the end of your stay. Please do not litter.

8. The use of Sandpiper Beach Homes for proms, parties, graduation celebrations, and group gatherings is not permitted. Loud or intrusive noise and the outdoor use of music players and television sets are prohibited. Quiet time is between 10 PM and 8 AM.

9. Exceeding the maximum occupancy rules or unruly disturbances that interfere with the peace and tranquility of the community is a violation of these rules and may result in a fine or suspension imposed against the guest(s), tenant(s), and/or owner and is cause for eviction.

10. Nassau County has implemented the Leave No Trace Ordinance. Any personal property left unattended after 8 PM on Amelia Island Beaches will be removed and destroyed by the County. This includes tents, tent poles, cabanas, coolers, grills, beach chairs, kayaks, sailboards, and beach toys. Please be sure to pick up and properly dispose of any trash from your day at the beach.

11. Fireworks of all types are strictly prohibited from use on Sandpiper property at all times.

12. Drones of all types and sizes are strictly prohibited from use on Sandpiper property at all times.

13. Please be considerate and respectful of your neighbor's privacy as well as that of the other residents. Kindly respect their space by staying only on the property you rented. Gathering on the streets or on our neighbor's driveways and lawns is not permitted. Please use the space provided to you.

By booking this reservation, you are agreeing to all the house/community rules and cancellation policies in our listing. Pets are strictly not allowed at this property. ADA-certified service animals are welcome. Please inform us before arrival if you will be bringing a service animal. Emotional Support Animals (ESAs) are not permitted. Any violation of this pet policy will result in a $300 fee.

Registered Guests Only: All overnight guests must be listed on the reservation. Unregistered guests will incur a fine of $100 per guest, per night, and may face immediate eviction without a refund.

No Parties or Unauthorized Events: Parties, large gatherings, and third-party bookings are strictly prohibited. Local guests within 30 miles must contact us prior to booking.

No Smoking or Vaping: Smoking or vaping any substance inside the home is strictly prohibited. Violations incur a minimum $500 remediation fine.

Noise & Quiet Hours: Please respect our neighbors and observe quiet hours from 10 PM to 6 AM. Check-Out & Late Fees: Check-out time is strict to allow for turnover. A 15-minute courtesy window is provided; thereafter, a $50 fee applies, plus $50 for every additional 30 minutes.

Cleaning & Care: Please keep shoes off carpeted areas. Excessively dirty homes requiring deep cleaning will incur additional fees.

Non-Refundable Processing Fee: Bookings processed directly by AirSimplicity include a non-refundable 4% payment processing fee. Guest-initiated cancellations will receive applicable refunds minus this non-refundable 4% fee.

Host Cancellation: If AirSimplicity or the homeowner must cancel your reservation, you will receive a 100% full refund, and we will make reasonable efforts to assist you in finding alternative lodging.

Lost Belongings: Please check thoroughly for personal items upon departure. Recovering left-behind items incurs a handling fee plus shipping costs. Return of lost items is not guaranteed.

Liability & Screening: Guests assume all risk of harm, injury, or loss of personal property on the premises.
