No Parties or Unauthorized Events: Parties and unauthorized events are strictly prohibited. Events require prior approval, and fees may apply.

No Smoking or Vaping: Smoking or vaping of any substances inside the home, including tobacco products and cannabis/marijuana, is not allowed. Violations will result in a minimum fine of $500.

Transaction & Cancellation Fees: All bookings made on listing sites where AirSimplicity is the payment processor are subject to a non-refundable payment processing fee to cover credit card transaction costs. This fee is included in the total booking amount at the time of payment. If a reservation is canceled at any time, the payment processing fee will not be refunded. This fee covers processing costs only and is not retained for profit. By completing your booking, you acknowledge and agree that payment processing fees are non-refundable and will be excluded from any applicable cancellation refund.

Registered Guests Only: All overnight guests must be approved in advance through the booking process and paid for at least 24 hours before check-in. Unauthorized guests will be denied entry, and no refunds will be issued for noncompliance. Additionally, unregistered guests may incur a fine of $100 per guest, per night.

Noise and Quiet Hours: To maintain a peaceful environment, please keep noise to a minimum inside the home and on the property, especially during quiet hours from 10 PM to 6 AM, or as specified by local ordinances.

Respectful Behavior: Please treat the home, neighbors, and neighborhood with respect at all times.

Third-Party Bookings: Property information will only be provided to the account holder of the reservation. Third-party bookings are prohibited unless prior approval is obtained. Contact information of the guest staying at the property must be provided.

Check-Out Time & Unauthorized Late Checkouts: Guests are expected to adhere to their booked check-out time. A 15-minute courtesy window is allowed after check-out time. Following that, a $50 charge will apply, plus an additional $50 for every half-hour after to cover cleaning schedule disruptions. To avoid these fees, please request and obtain host approval for a late checkout in advance.

Cleaning Fees: Excessively dirty homes may incur additional cleaning fees ranging from $200 to $400, excluding any damages.

Reporting Damages: Report lost or damaged items immediately to your host.

Liability: The owners are not responsible for accidents, injuries, or illnesses that occur on the premises or its grounds.

Personal Belongings: The hosts and homeowners are not responsible for the loss of personal items or valuables of the guest.

Local Guests: If you are booking a property within 30 miles of your residence, please contact us directly before booking, providing a reason for your reservation. This is to prevent disruptive parties and unauthorized events.

Host/Owner Cancellation: AirSimplicity LLC or the property owner reserves the right to cancel reservations at any time. In such cases, guests will be notified immediately, and all payments will be refunded in full (minus the 3.9% credit card processing fee). In the event of a cancellation initiated by the host or owner, AirSimplicity LLC will make reasonable efforts to find alternative accommodations for the guest.

Limitation of Liability: AirSimplicity LLC and its owners will not be held liable for any losses or damages incurred by the guest due to a cancellation other than the return of all payments made by the guest.

Violation Consequences: Violations of these rules may result in immediate termination of the reservation without a refund.

Assumption of Risk: By accepting this reservation, guests assume the risk of any harm arising from their use of the premises.

Guests will give permission to the property manager to use a third-party to screen identity and check criminal databases to confirm reservations made on some platforms. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Pets are strictly not allowed at this property. ADA-certified service animals are welcome. Please inform us before arrival if you will be bringing a service animal. Emotional Support Animals (ESAs) are not permitted. Any violation of this pet policy will result in a $300 fee.
