If the hot tub becomes excessively dirty or requires draining due to misuse, or if any glass is found in or around the spa area, a $500 fine will apply to cover cleaning and maintenance costs. For safety reasons, children must be supervised at all times while using the outdoor area. There is a window well on the side of the house that presents a potential hazard and is strictly off-limits for play. Guests accept full responsibility for supervising children and ensuring their safety in this area. No s'mores allowed in the outdoor firepit. Pets are strictly not allowed at this property. ADA-certified service animals are welcome. Please inform us before arrival if you will be bringing a service animal. Emotional Support Animals (ESAs) are not permitted. Any violation of this pet policy will result in a $300 fee.

Registered Guests Only: All overnight guests must be listed on the reservation. Unregistered guests will incur a fine of $100 per guest, per night, and may face immediate eviction without a refund. No Parties or Unauthorized Events: Parties, large gatherings, and third-party bookings are strictly prohibited. Local guests within 30 miles must contact us prior to booking No Smoking or Vaping: Smoking or vaping any substance inside the home is strictly prohibited. Violations incur a minimum $500 remediation fine.

Noise & Quiet Hours: Please respect our neighbors and observe quiet hours from 10 PM to 6 AM.

Check-Out & Late Fees: Check-out time is strict to allow for turnover. A 15-minute courtesy window is provided; thereafter, a $50 fee applies, plus $50 for every additional 30 minutes.

Cleaning & Care: Please keep shoes off carpeted areas. Excessively dirty homes requiring deep cleaning will incur additional fees.

Non-Refundable Processing Fee: Bookings processed directly by AirSimplicity include a non-refundable 4% payment processing fee. Guest-initiated cancellations will receive applicable refunds minus this non-refundable 4% fee.

Host Cancellation: If AirSimplicity or the homeowner must cancel your reservation, you will receive a 100% full refund, and we will make reasonable efforts to assist you in finding alternative lodging.

Lost Belongings: Please check thoroughly for personal items upon departure. Recovering left-behind items incurs a handling fee plus shipping costs. Return of lost items is not guaranteed.

Liability & Screening: Guests assume all risk of harm, injury, or loss of personal property on the premises.
