Thank you for booking with us. Below are some common sense house rules that must be listed for Airbnb. We will also send you a standard Rental Agreement to sign upon booking that is required by the State of North Carolina for all short term rentals.

1. Abide by the posted check-in and check-out times stated in the listing. Cleaners are working on a tight time table most days. Failure to follow this rule will result in a $60 per hour charge or partial hour charge.
2. This is a no smoking property. You may smoke outside. All debris such as cigarette butt and related remains must be cleaned up and properly disposed of. Burn marks on the railings, outside furniture, etc. will result in additional charges. Smoking inside will result in immediate eviction and additional cleaning costs will be charged.
3. Please respect the neighbors and keep music and outdoor noise from disturbing anyone. Quite hours are from 10pm-7am
4. Dogs are allowed in some houses with prior approval. We are happy to be able to offer you accommodations that allow you to bring your Pup! We are dog lovers too and know what important family members they are. That said, please abide by our pet rules so that we may continue to offer dog friendly stays. Dogs are allowed for a fee. Two dogs maximum allowed on the property. This fee covers their stay and pet hair removal from the floor. Any damage caused by your dog will be charged separately. *Guests must ensure that their dog(s) do not damage property, disturb the neighbors (barking etc), and please clean up after them on their walks. All pet refuse must be cleaned up by the guardian and properly disposed of. NO pets are allowed on the furniture at any time - for any reason! Any evidence of pets on the furniture will result in extra charges. If your pet needs to be crated when you are there or away to ensure they do not lay on the furniture or cause damage, then please bring a crate. We ask that they not be locked in the bathroom or other rooms for containment. Also, please do not bath your pet while staying here, as the hair creates drain problems. For homes with hot tubs, pets are not allowed in the hot tub. A $100 cleaning fee will be charged if there is evidence of them being in the hot tub. If the pet hair damages or breaks the hot tub, you will be responsible for replacement costs. All pets must be fully vaccinated and treated for fleas and ticks every month. Infestations resulting from an untreated pet will result in fees equal to or greater than what it costs for us to cover pest extermination charges. All dogs are required to be on leash and are never permitted to run loose. No biting dogs/pets are allowed on our property. Let us know if you are bringing your dog(s) before your arrival. We only allow dogs, no cats or other animals are allowed in our place.
5. No rentals to people under 23 years of age unless accompanied by an adult or guardian.
6. Each property will have reserved spaces for owner’s storage. Please be respectful and do not enter the private closets/cabinets. If you need something during your stay that is located in one of these areas, the owner may direct you to pull something from their storage but you are not permitted to do so without permission.
7. Dispose of all trash in either the indoor or outdoor provided trash cans. If your stay is longer and the garbage cans fill, you can take your waste to the Swain Co. trash dump located on highway 19 just past the Ingles grocery store.
8. Roof Top Deck: There are neighbors, be respectful and mind your noise level. Quiet hours are from 10pm to 7am. No open flame on the roof top deck. DO NOT cross the railing! Anyone seen or reported over the railing and/or on the house roof will be asked to leave immediately.

11. We are happy to mail back items left behind for the cost of shipping plus a $20 service charge.

CHECK OUT INSTRUCTIONS:

1. Clean and put away dishes. Use the dishwasher to ensure they are properly cleaned for the next guest
2. Place dirty towels, bath cloths and dish cloths in the tub/shower. Ensure all linens are accounted for. Any missing, damaged, stained linens will result in request of replacement costs
3. Put all trash in garbage cans inside outside
4. Make sure coffee pot, stove and other appliances are turned off
5. Remove all personal items including food you may have placed in the refrigerator or cabinets
6. Leave the property orderly and neat
7. Report any damage or lost items before check-out
8. If any furniture was moved, put it back where it was bf check-out
9. Turn off lights
10. Lock the doors and windows

Legal Stuff - Tenant agrees to hold harmless Agent and Owner from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guests) as a result of any cause, use of hot tub, loft, fire pit or any other amenity provided, unless caused by the negligent or willful act of the Agent or the Owner or the failure of the Agent of the Owner to comply with the North Carolina Vacation Rental Act. Tenant agrees that Agent or Owner or their respective representatives may enter the Property during reasonable hours to inspect the Property, to make such repairs, alterations, or improvements as Agent or Owner may deem appropriate, or to show the Property to prospective purchaser or tenants. Tenant shall not assign this Agreement or sublet the Property in whole or part without written permission of Agent or Owner.
