This beautiful residence is designed for families or groups, featuring 3 bedrooms, 3 bathrooms, and accommodations for up to 6 guests. The sleeping arrangements include a primary suite with a king bed, complemented by two additional bedrooms featuring double beds and pull-out single beds. Please note that all bedrooms are located upstairs, requiring the use of stairs.

Inside, the home blends modern touches with a warm, lived-in feel, highlighted by wood floors throughout. The open living room is an inviting space to gather, complete with a fireplace and a large TV for movie nights. For those who enjoy cooking, the fully equipped kitchen boasts stainless steel appliances and modern finishes, providing everything needed for a night in with friends and family. To ensure a comfortable stay for all, please adhere to the following rules: pets are not allowed. Quiet hours are strictly enforced from 10:00 AM to 10:00 PM per local ordinance. Smoking, drugs (including marijuana), and parties are strictly prohibited. A maximum of 12 people are allowed on the property at any time. Guests are asked to use the property responsibly, avoiding wasteful use of utilities. Please report any issues within 3 hours of check-in to avoid liability.

1. ⏰ Check-In: Standard check-in is 3 PM. Early check-in: must be requested on the day of arrival and is subject to availability.
-After 2 PM → No fee -11 AM – 2 PM → 25% of nightly rate -Before 11 AM → 50% of nightly rate
1. ⏰ Check-Out: Standard check-out is 10 AM. Late check-out: must be requested at least 24 hours and no more than a week before departure, and is subject to availability.
-Before 12 PM → No fee -12 PM – 3 PM → 50% of nightly rate -3 PM – 6 PM → 75% of nightly rate -After 6 PM → 90% of nightly rate
1. 🚫 Unauthorized Late Check-Out Check-out time is firm, so our cleaning team can prepare the home for the next guests. Staying past the scheduled check-out without approval will result in a $50 per hour fee (minimum charge applies).
2. 👤 Minimum Booking Age: Guests must be 25+ to book, unless approved in advance by the host. Exceptions require:
-Trip details (purpose, number of guests, relationships, age) -Written confirmation that you’ve read and will follow our house rules
1. 🎉 No Parties or Events: Absolutely no parties, events, or large gatherings (including fraternity/sorority events). Violations = immediate termination without refund.
2. 🚔 Law Enforcement Intervention: If police are called due to disturbances, the reservation will be ended immediately.
3. 🔊 Quiet Hours: Keep noise low, especially 10 PM – 8 AM, to respect neighbors.
4. 🚭 Smoking: Strictly prohibited.
-1st infraction → $250 fine -2nd infraction → $500 fine -3rd infraction → $1000 fine
1. 🐾 Pets: Not allowed. Violations = $500 fine + cleaning fees if needed.
2. 👥 Maximum Occupancy: Do not exceed the property’s listed maximum occupancy. Visitors are allowed, but overnight occupancy cannot exceed the limit.
3. 🚗 Parking: Use designated spaces only and follow local parking rules. We are not liable for infractions.
4. 🗑️ Garbage: Dispose of garbage properly and follow recycling guidelines.
5. 🛠️ Property Damage: Guests must report and pay for any damages during their stay. Report issues as soon as they are noticed.
6. 🔒 Safety, Security & Legal Compliance: Keep the property secure at all times and comply with local laws. Illegal substances = immediate termination + law enforcement involvement.
7. 🚨 Emergency Situations: Follow posted safety instructions and call emergency services if needed.
8. 🎒 Abandoned Items: $50 fee to mail left-behind items. Items not claimed within 30 days will be discarded.
9. 💸 Refund Policy: Full refund if canceled within 24 hours of booking. You may also qualify for a refund under certain conditions. Please refer to the booking platform's policies or our Rental Agreement for more details and scenarios.
