Thank you for booking with us. Below are some common sense house rules that must be listed for Airbnb. We will also send you a standard Rental Agreement to sign upon booking that is required by the State of North Carolina for all short term rentals.

1. Abide by the posted check-in and check-out times stated in the listing. Cleaners are working on a tight time table most days. Failure to follow this rule will result in a $60 per hour charge or partial hour charge.
2. This is a no smoking property. You may smoke outside. All debris such as cigarette butt and related remains must be cleaned up and properly disposed of. Burn marks on the railings, outside furniture, etc. will result in additional charges. Smoking inside will result in immediate eviction and additional cleaning costs will be charged.
3. Although this house is separate from the other buildings on the property, please respect the neighbors and keep music and outdoor noise from disturbing anyone. Quite hours are from 10pm-7am
4. Dogs are not allowed
5. Dispose of all trash in either the indoor or outdoor provided trash cans. If your stay is longer and the garbage cans fill, you can take your waste to the Swain Co. trash dump located on highway 19 just past the Ingles grocery store.
6. Leave the property orderly and undamaged
7. Additional charges may result from but are not limited to the following the following: damage caused to the property pet waste human waste/vomit/excrement
   glitter silly string wax BB's paint ball rearranging furniture foul or excessive garbage left behind pets on furniture cigarette smoke/burns pets in the hot tub or showers/bath tubs Noise disturbances Police involvement internet tv purchases
8. We are happy to mail back items left behind for the cost of shipping plus a $20 service charge.

CHECK OUT INSTRUCTIONS:

1. Clean and put away dishes. Use the dishwasher to ensure they are properly cleaned for the next guest
2. Place dirty towels, bath cloths and dish cloths in the tub/shower. Ensure all linens are accounted for. Any missing, damaged, stained linens will result in request of replacement costs
3. Put all trash in garbage cans outside by the rock wall
4. Make sure coffee pot, stove and other appliances are turned off
5. Remove all personal items including food you may have placed in the refrigerator or cabinets
6. Leave the property orderly and neat
7. Report any damage or lost items before check-out
8. If any furniture was move, put it back in it's original position
9. Turn off lights
10. Lock the doors and windows

• The cleaners will take care of stripping beds, doing all deep cleaning and laundry

Legal Stuff - Tenant agrees to hold harmless Agent and Owner from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guests) as a result of any cause, use of hot tub, loft, fire pit or any other amenity provided, unless caused by the negligent or willful act of the Agent or the Owner or the failure of the Agent of the Owner to comply with the North Carolina Vacation Rental Act. Tenant agrees that Agent or Owner or their respective representatives may enter the Property during reasonable hours to inspect the Property, to make such repairs, alterations, or improvements as Agent or Owner may deem appropriate, or to show the Property to prospective purchaser or tenants. Tenant shall not assign this Agreement or sublet the Property in whole or part without written permission of Agent or Owner.
