Welcome to Pipi Cottage in Middleton, a beautiful, renovated property where all the comforts of home await your arrival. Perfectly positioned in a very quiet part of the street between Middleton and Goolwa, this inviting retreat ensures you are never far from the surf beach or the local hotels, cafes, restaurants, bakeries, and shops that make the South Coast so special.

Designed for relaxation, the home features 3 bedrooms, 3 beds, and 2 bathrooms, comfortably accommodating up to 6 guests. The layout begins with a cosy lounge area equipped with a combustion heater, seating for six by the TV, a ceiling fan, and split system air conditioning. Adjacent to this is an open-plan dining area that seats six. The open, airy kitchen is a highlight, featuring spacious benches, a De’Longhi Nespresso coffee machine, gas cooktop, electric oven, microwave, dishwasher, and a full fridge/freezer.

For additional living space, a large outdoor room/family area provides a beautiful timber dining suite for eight and casual outdoor furniture. This versatile space features double glass doors to invite the afternoon sea breeze; please note this area is a filled-in veranda and is not heated or insulated. Sleeping arrangements include a master suite at the rear with a queen bed, ceiling fan, built-in robes, and direct access to the rear yard. The second bedroom also offers a queen bed and robe space, while the third bedroom contains a single bunk bed. The home is served by a beautifully designed main bathroom with a walk-in shower and a second modern bathroom featuring double basins.

Outside, you will find a fenced lawned back yard complete with a BBQ and outdoor umbrellas, as well as an outdoor cold shower to rinse off after a day at the beach. A gravel driveway provides parking for two vehicles.

• Linen: Not included. Quilts with covers and pillows are provided, but guests must bring or hire sheets, pillowcases, towels, bathmats, and tea towels (hire available via Victor Linen).
• Rules: No pets, no smoking, and no parties or events.
• Noise: No noise past 10:00 PM to respect neighbors.
• Occupancy: Guest count must not exceed the number booked.
• Restrictions: Carport is not available for guest use.
