GENERAL RULES: All guests must be 18+ with the exception on children with their parents. 4 human maximum. If you bring more humans than accounted for on your reservation, we will charge you an additional $50 per human over said number per day.

INSPECTION: Guests are to inspect the cabin within 2 hours after arrival and notify the host in writing about any concerns. All issues not reported upon arrival may be deemed the guest's responsibility, barring any emergency situations.

CHECK IN/CHECK OUT: No late check-out or early check-in without prior written permission. If this should happen, we reserve the right to charge $50 per hour, starting at 1 minute after checkout time. Our cleaners have to wait outside until you leave to start working. For early check-ins of more than 30 min, you will be charged $50.

REFUNDS: No refunds or date changes for weather/natural disasters/power outages/broken amenities/dog ate my homework/work issues/other things that are beyond our control (anything outside the cabin), with the exception of a government-issued mandatory evacuation. We strongly encourage purchasing TRAVEL INSURANCE that will cover this type of loss.

SECURITY/HEALTH AND SAFETY: There is an exterior camera in place for your protection. If you touch or tamper with the camera you will be asked to leave the property immediately. It is very high-by the eave, facing the driveway. This is for your protection. No indoor cameras are present.

WILDLIFE: The cabin is in the woods. You will likely see and hear critters. If you see a bear, don't feed it. Stay away from it. They are capable of being dangerous. Do not feed them (including leaving trash outside). Lock your car doors and keep the cabin front door locked.

PARTIES: Absolutely no parties except celebrations among guests. For parties, with many guests outside the reservation, your reservation will be cancelled without refund and you will be asked to leave.

PETS: One dog under 50 lbs. is allowed, with the exception of certified service animals. The price per stay is seen when booking, plus tax.

FIRES: Absolutely no fires except in the fire pit outside. Unauthorized fires (including candles) will be charged $100 plus damages. No fireworks or smoking of any kind indoors. Smoke outdoors with the doors and windows closed.

SMOKING: No smoking of any kind is allowed inside the cabin. You may smoke on the screened in porch, front porch, or anywhere outside as long as windows and doors remain closed. If the cleaners determine that the cabin has evidence of smoking inside (cigarettes, pipes, marijuana, etc.), they will contact the owner to begin ozone remediation. The cost to the guest is $300 for this type of clean up.

KITCHEN: Cooking with propane or other fuels is not allowed indoors. Cook on the stovetop using pans only. Do not cook food directly on the electric heating elements. You will be responsible for all damages.

BATHROOM: Use provided trash cans for feminine products, wet wipes (even those claiming to be safe for flushing), diapers, and other items besides toilet paper. Please only deposit toilet paper in the toilet. The cabin is on a septic system. Septic-safe toilet paper is provided.

FIREPLACE: The fireplace has the pilot lit at all times for your safety. Do not blow it out. The fine for this is $75 to have maintenance relight the pilot. To use the fireplace, simply turn the timer on the wall to the time you want it to be on.

HOT TUB: The hot tub is for guests 18 and over only. 18 and under are allowed with parent supervision. You are not advised to use the hot tub if you have consumed alcohol or are pregnant. Use the hot tub AT YOUR OWN RISK!

No refund if the hot tub is not hot upon arrival-the health department requires us to empty and clean the hot tub between guests. It takes several hours for the water to heat up with the lid on after the clean is completed. Do not use bubble bath or any other additives in the hot tub or you will be charged the extra $100 my cleaners will charge to clean and empty the hot tub multiple times. Take a shower to remove any lotions, oils, makeup, or anything else that will soil the water. If you fail to do so, the water will become murky.

If there is an issue with the hot tub during your stay that cannot be repaired, we may grant a refund not to exceed $25/day (this would be due to major repairs due to a damaged pump r other issue not easily remedied during your stay).

INCLUDED IN STARTER PACK: 2-3 rolls toilet paper, 1 roll of paper towels, 1 small bottle of dish liquid soap, 2 dishwasher pods, 1 sponge, small pack of detergent, shampoo, conditioner, lotion, and shower gel. Items and number of items may vary. A starter pack is provided to allow you to get your vacation started but will not sustain you for the entire trip.
