*Before You Arrive: We want your arrival to be as easy and seamless as possible. After booking, you’ll receive a short Rental Agreement from our local management team to review and sign electronically before your stay. This quick step helps us make sure everything is in place for your arrival while protecting you, the home, and the homeowners who make your stay possible.

*No loud noise after 10:00 pm. No smoking. Do not flush feminine products or wipes down the toilet. There is a $250 fine if any of these rules are broken.

*Parties strictly prohibited. We reserve the right to ask you to leave the property without a refund if you break this or any other house rules on a case by case basis.

*THERE WILL BE A $250 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

*We maintain a smoke-free/vape-free home and property for everyone's comfort. Please note that remediation of smoking on the property will incur a $$ charge.

*Unless otherwise stated in the description of the property, there will be no pets allowed.

*Please do not bring glitter, confetti, or anything like that to any of our properties.

*No food or drink in the hot tub.

*Do not flush anything in the toilet besides toilet paper. Do not flush any wipes or feminine products.

*Please note we live in the mountains and you will get spiders, ants. bees, ladybugs, and other insects. Even though we stay on top of maintaining them with monthly pest control, it’s not 100 percent guaranteed that bugs won’t be around.

*Upon check out, guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave. If these items are not done, you may incur an extra cleaning fee. You do not need to do anything else as we will wash the linens and clean everything after you leave. Please remember you are staying in someone’s home, so treat it with respect.

• Once trash bins are full you can request a trash pickup during your stay but it will be an extra charge since the local trash dumps charge a fee for each time that trash is dropped off so we will charge that fee to you if requested.

*Due to current fraud trends on the rise, cleaning and maintenance issues will be personally addressed in real time by our management team and remedied without the possibility of refund unless the issue is not resolvable during your stay. Please note we inspect and keep photos after every stay, you must provide pictures of any issues with appropriate date and time stamp within 24 hours after check in. For cleaning issues, these need to be reported the same day that you check in so that we can resolve the issues as soon as possible for you to ensure that you have a wonderful stay.

*Please ensure that you review the cancellation policy as it pertains to any cancellation. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

Please be advised, we cannot control the weather, nor outages or evacuations that arise with it.  As such, cancellations or evacuations will not be terms for reimbursement.
