House Rules

We have created this house rules sheet to preserve the integrity of your stay and future stays while also respecting the home and neighborhood! Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. We understand that people are not a “one size fits all” category, so please reach out to us with any questions or concerns in this document. COMMUNICATION IS KEY!!!!

Mi casa, tu casa! But you wouldn’t intentionally damage or mess up your home, would you? We ask that you treat our property as if it was your very own as well! Please be aware of the condition of items in the house, and if you happen to notice anything broken when you arrive, please contact us to let us know. We also ask that you please watch noise levels at night. We love our neighbors! They’re nice, we’re nice to them, and we hope you are nice to them too! Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules.

Acknowledgement YOU AND THE GROUP ACCOMPANYING YOU FURTHER UNDERSTAND, INTEND AND DESIRE TO RELEASE THE MANAGER PARTIES FROM ANY AND ALL LIABILITY ARISING FROM OR RELATED TO THE OCCUPANCY OF THE PROPERTY TO THE FULLEST EXTENT PERMITTED BY THE LAWS OF THE STATE OF FLORIDA. You hereby certify that you are at least 18 years of age and you are legally competent to enter into this Agreement, including the Release, Waiver, Assumption and Indemnity provisions contained herein. A/C Central System Please do not have the AC thermostat below 60 degrees as this can freeze the ac unit causing damages that we will then pass along to you.

BBQ Grill Any guests who plan to use our BBQ grill are welcome to do so, but please only use it if you are familiar with propane gas grills. Before & after each use, please turn on & off the propane tank by reaching under the grill and twisting the handle clockwise (open) or counterclockwise (close). Please turn on the vent fan while the grill is in use. In order to minimize a messy clean up, we ask that guests use foil and clean up the grill after use by using the grill cleaner formula provided and pouring out the drip pan. We don’t want to have grease as a fire hazard. Fire extinguisher is located in the kitchen, under the sink. The grill is clean and we’d like everyone to experience it that way! Any excess cleaning will result in additional cleaning fees. We cannot stress this enough! Our cleaners will charge us for additional cleaning, and we will in turn charge you.

Broken items If for any reason you break an item during your stay, please let us know immediately. We understand that accidents happen, but in order for us to fix or replace something for a future guest to enjoy, we will need to know that it is broken. We really appreciate your honesty. We take inventory of every single item in the home when it is being cleaned, including linens, appliances, towels, and decorations. If anything is missing - this will result in a fee equal to the item’s 150% replacement value.

We do have our house managers scheduled monthly to come out and retouch the paint, however, in between this timeframe, it is possible for other guests to create new scuff marks in the home.

You further acknowledge, that the hot tub/pool (if applicable) may have sand minor debris inside. The hot tubs get drained every couple of weeks and as our guests typically enjoy the nearby beaches, sand is a typical occurrence in these areas. Pools are serviced with chemicals and provided a clean weekly, sometimes this can cause blurry water that typical clears in a few hours. The hot tubs get checked for their chemical balance in between each clean and added the proper chemicals accordingly. They get drained and refilled every two weeks. Fort Lauderdale water does have a yellow tint to it, so sometimes the water will appear discolored. (Please review the Manual Section Under “YELLOW WATER” for more information.

We cannot make any guarantees that we will be able to honor your request but please reach out to us prior to booking as we view this on a case-by-case basis.

Minor Differences in Rentals Sometimes we have incidents where guests, steal, damage, stain, or break our home’s items. In these instances, we try to replace the item for the same exact item we had previously. Sometimes, this isn’t possible. Should you notice a particular decorative item in an image that is no longer there or is replaced with another decorative item, this is why. If you notice different bed sheets, or pillow cases, this can also be the reason. We’ve had a/c wall units need repair and we have temporarily replaced them with portable a/c units. Even down to patchy grass. We’ve had incidents where guests leave items on our grass and the grass dies. We mention all of this to say, that it’s possible to experience slight differences in the listing images in comparison to your in person experience. Should you want to know what the possible differences can be, please ask us prior to your visit and we will inform you. Once, you book, you agree that there is a possibility of minor differences in the home.

No Daily Maid Service While linens and bath towels are included in the home, daily maid service is NOT included in your stay. We provide starters for toilet tissue, paper towels, dish soap, garbage bags, and laundry detergent. Should you need any additional items, please let us know and we will do our best to accommodate you. However, it is not a guarantee. Due to the Covid-19 Pandemic, we have been experiencing shortages of basic toiletries. We thank you for your patience and understanding in the meantime.

Occupancy Each home can allow up to two(2) adults per bedroom plus an added four(4) children under the age of 12.

This means: -If there’s a 1 bedroom unit = Max 2 adults or 6 with 4 being children under 12. -If there’s a 2 bedroom unit = Max 4 adults or 8 with 4 being children under 12. -If there’s a 3 bedroom unit = Max 6 adults or 10 total guests with 4 being children under 12. And so on and so forth.

Patio Furniture We hope you come to enjoy our outdoor spaces as most of our units do have them! Please keep in mind, that a lot of our outdoor furniture are not under covered areas which means they are susceptible to normal wear and tear, bird and animal droppings (we can’t control nature), wildlife (if bugs decide to crawl or lizard decide to sunbathe), rain, dust, dirt, pollen/leave stains, etc. We’ve noticed during certain timeframes we need to wash the outdoor patio furniture cushions much more frequently than others. Please note, some items may have been discolored due to pollen/leave stains and also the suns rays. The images portraying our patio furniture may differ in person because of this. It isn’t an indication that the unit is unclean, but rather that our patio furniture has been weathered. By booking with us, you agree to these terms.

Parking There is plenty of parking available. Our driveway will allow for 5 vehicles parked outside. Please DO NOT PARK on the sidewalk, grass, street, or on any neighbor’s property.

Pool Our pools get serviced weekly. If you or a previous guest overdoes it on the sun screen, you might start to see a film or foam start to form at the top of the pool. We can always call our pool guy to come out sooner and service the pool, but please keep in mind, it’s not guaranteed.

The pool can be heated for a fee. Please review the pool heater section of the house rules for more information. The pool heat must be requested in advance. We need to verify that the pool heat is functioning and it does take 1 degree per hour to heat which is why we require advance notice. If you book at the last minute and request the pool heat we can deny your request. If we still make the arrangement for you, please note that we cannot guarantee its functionality. The fee would be daily for the entirety of the stay. No changes or alterations can be made once we have adjusted the heat. The pool and spa are interconnected, by heating the spa it can cause the pool to become warm and even hot.

Potential for Noise By renting out this property you further acknowledge and agree that since this home is located in a residential area, there is a possibility for noise that is outside of our control which includes but is not limited to: construction, loud noises from others nearby, and local events on-going. There is a possibility that construction might also occur on or nearby our properties due to a last-minute repair that needs to be tended to. No refunds will be provided should this occur.

Quiet Hours & Community Compliance Strict No-Party Policy: This property is located in a quiet, residential neighborhood. Parties, events, and large gatherings of any kind are strictly prohibited. • Noise Control: During quiet hours, music and loud conversation must be kept strictly inside the home. Use of the patio, balcony, or front entrance areas for loud activities during these hours is not permitted.

• Visitor Curfew: Any pre-approved additional visitors must vacate the premises by 12:00 AM.

• Compliance: Guests are responsible for adhering to all city-wide noise ordinances. Any fines issued by the city due to guest noise violations will be the responsibility of the guest.

Recording Devices & Noise Detection Devices If you’re staying in a home of ours with any of these devices, please assume that our devices are on at all times during your stay. You can find the location of our devices under “Guest Safety.” Any and all recordings captured on our property remain our property.

THE UNDERSIGNED UNDERSTANDS, INTENDS AND DESIRES TO RELEASE THE MANAGER PARTIES FROM ANY AND ALL LIABILITY ARISING FROM OR RELATED TO THE OCCUPANCY OF THE PROPERTY TO THE FULLEST EXTENT PERMITTED BY THE LAWS OF THE STATE OF FLORIDA.

Repairs and Replacements It is the guest’s responsibility to immediately notify us of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of our ability. We are not responsible for any occurrences over which we have no immediate control. These inconveniences may be but are not limited to, the following : weather conditions, power outages, adverse weather or road conditions, or breakage of non-essential appliances, including, but not limited to, dishwasher, grill, pool heater, washer, and dryer.

*No rebate or discounts will be provided if there is a mechanical failure of any non-essential appliances, including but not limited to, the washer and dryer, pool heater, dishwasher, BBQ grill.

Security When you leave the property and at night, please make sure all doors are locked and secured. Even though our home is in a safe neighborhood, we take the safety of our guests very seriously. Our security protocol includes 1 outdoor camera. The camera is located in the following common area: the entryway by the front door.

Please note: These devices are not meant to micro-manage our guests. We do not have time to monitor or watch your every move. It is solely there to monitor any suspicious activity that will trip the alarms and cause us concern. In which case, we will check on the safety of our guests immediately.

Security Guard Should we have to dispatch security to enforce, warn, evict, or for any other warranted reason to our residence at the time of your stay, we will pass along any fees associated with the dispatch to you. Fees passed along to you will still be your responsibility even if you end up being removed from our residence.

Smoking There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or rocks & PLEASE CLOSE ALL DOORS) or outside of the home. Any burn marks on outdoor furniture or evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will cause for an automatic smoke remediation fee of $1000.

Spas / Jacuzzi Our spa is chemically balanced and chemicals are added as needed in between guests. We do drain the spa approximately every 2 weeks. Guests can set the temperature to their desired heat. Please keep in mind it can take 1 degree per hour to heat up and this varies upon temperature drops/changes. We cannot control what temperature the previous guests had it on or even if they unplugged it. So please be sure to set it at your desired temperature immediately upon arrival as we will not provide refunds due to the temperature of the spa. Fort Lauderdale water has a yellow tint to it due to the tannins in the water reserve. The city has assured us that this is safe although it is off putting. The discoloration does not mean the body of water is unsanitary. We also have a blue chemical that when applied gives the greenish appearance of the water. Do not eat or drink in the spa as this can contaminate the spa causing an emergency treatment and incurring an added cleaning fee from our pool and spa technicians. There can be minor debris in the spa.

Toilets Part of being in Florida is understanding the sensitive nature of plumbing in a tropical environment. Pipes can clog easily and lots of homes are on septic systems. PLEASE DO NOT FLUSH PAPER TOWELS, TAMPONS, WIPES OF ANY SORT (NOT EVEN “FLUSHABLE” ONES), SANITARY NAPKINS, OR ANYTHING OTHER THAN TOILET PAPER.

Tropical Bugs We do our very best to keep any unwanted creepy crawlies from joining your group! This includes a monthly treatment to exterminate any bugs! Yet and still, we are in Florida and you might still see a spider in a corner, June bugs trying to fly in, and the occasional roach that will try to dry off after a rainy day. Please keep in mind, this doesn’t mean there’s an infestation, just a couple unfriendly critters wanting in on your fun! Either way, please let us know if you encounter them and we will try to get to it as soon as possible.

Trash All trash is to be bagged and put in waste bins provided near the front entryway. The black bin is for all trash and the blue bin is for recycling. Please do not overfill trash in either of the bins. This can be easily avoidable by moving the bins to the street the night before/morning of trash pick-up. Any excess trash, waste, or any other mess resulting in additional cleaning will be charged an additional cleaning fee of $300.

Unauthorized Occupancy & Visitor Policy We maintain a strict No-Party and No-Gathering Policy. The maximum occupancy of this home is 4 guests. Only those included in the registered reservation are permitted on the property at any time.

Unauthorized Occupant Fees: To ensure transparency and avoid undisclosed fees per Airbnb policy, please note that any individuals on-site exceeding the registered guest count are considered a violation of House Rules. The following tiered violation fees apply to cover the additional risk, wear, and insurance liability:

• Total occupancy of 5-15 people: $500 violation fee

• Total occupancy of 16–22 people: $800 violation fee

Enforcement:

• Discovery of unauthorized occupants is grounds for immediate termination of the reservation without a refund.

• If a violation occurs, the applicable fee is due immediately, regardless of whether the stay is allowed to continue.

• Any noise disturbance resulting in a neighbor complaint or city ordinance violation will be treated as a material breach of the rental agreement.

Unauthorized Guests There are no unauthorized guests allowed without our expressed consent. If previously disclosed that other people will be in our home, they are to leave by 12am. Please do not allow extra guests to sleep at the house unless it was previously agreed upon from us when you booked the rental. All overnight guests must be listed with the booking. Any unauthorized guests will result in a direct violation of our house rules, and we reserve the right to cancel the stay immediately without any refunds.

Unruly Guests We want everyone to have a good time in our home, but we have definitely had an experience with a large group that we gave multiple chances to, that still apologized to us and continued to turn around and be a nuisance to the property and our neighbors. Therefore, we have revised our rules to prevent an incident like that from ever repeating itself again.

Please be advised that at the first mention of any complaint, evidence of rule violation, noise disturbance, or any other unruly behavior will result in your FIRST & FINAL WARNING. If necessary, we will dispatch security to relay any warnings or the hosts will contact you directly. Please note that any costs associated with the dispatch of security will be charged to the guest. Upon the SECOND complaint, noise disturbance, or unruly behavior, your entire group will be asked to vacate the property as you are in direct violation of our house rules. Your group will have 30 minutes to an hour to gather your belongings and exit the premises. In this process, we may invoke the assistance of local law enforcement officers.

Trash To ensure the property remains clean and sanitary, all guests must follow our trash and recycling guidelines. All loose items must be bagged and placed inside the provided outdoor waste bins, using the black bin for general trash and the blue bin for recycling. Please ensure all small cans have a bag liner before use (extra bags are under the kitchen sink) and transfer them to the outdoor receptacles once full, taking care not to overfill them. Locations for these bins vary by property, so please reach out if you have any trouble finding yours.

As part of the checkout process, all trash must be bagged and removed from the unit; our standard cleaning fee does not cover the labor required to gather loose debris or haul away overflow. While we provide a professional trash valet twice weekly to maintain capacity, any excessive trash that does not fit inside the bins and requires us to haul it away will result in a $75 removal fee. Furthermore, any excessive waste or scattered mess requiring professional deep cleaning beyond a standard turnover will incur an additional $300 cleaning fee.

Travel Insurance We HIGHLY recommend that you purchase travel insurance. NO REFUNDS will be made under our strict cancellation policy. Florida can have hurricanes and severe weather. Unforeseen events can occur and we will not provide a refund under any circumstances.

Once again, we appreciate your compliance with these rules. We know this has been a mouthful. We aim to provide our guests with the best experience possible during their stay. In order to do so, we have these rules, and we really appreciate your cooperation in helping us share our beautiful home.

Thanks again and we look forward to hosting you soon!

Best Regards, Jordan & Emily
