No smoking inside, pets are negotiable, respect for the home is required, please leave the house tidy. Guest is required to sign a Renter Agreement. Renter Agreement must be signed within 24 hours after booking. For reservations made less than 48 hours before check-in, the renter agreement must be signed within 4 hours and check-in instructions will not be provided until the renter agreement is signed. Security Deposit Required of up to $500. Deposit to be processed by Host on Guest's Credit Card. Minimum age to rent is 21. NO Smoking. NO pets. NO parties/events. Quiet Hours are from 10 PM - 8 AM.

There are some things you must agree to by staying:

• Please include all people and dogs in your reservation
• Quiet hours are from 10pm - 8am.
• Do not disturb the plants and wildlife.
• No smoking or vaping inside the house. Also, no "real" flame candles.

Some other things to understand:

• There are insects, spiders, and wildlife around.

• This area of Vermont (the Northeast Kingdom) has snow all winter, and sometimes mud, especially in the spring. The treehouse is located on a dirt/gravel road that can sometimes be challenging if it's muddy or even snowy or icy. We can get a lot of snow sometimes and you could possibly get stuck on your way here or in the driveway. I do my best to keep the driveway clean and sanded, but it's not always possible all of the time. We live in a rural area and services are not always immediately available.

• All of that being said, most of the time there are no issues but if you have access to a 4WD vehicle, ideally with higher clearance and snow tires, that is the best-case scenario.

• Keep an eye on the weather and plan ahead: the Northeast Kingdom of Vermont is probably not like where you're from and being prepared for weather and challenging driving conditions is absolutely the best policy.

-There is a phone (landline) at the house and minimal/intermittent cell reception. Wi-Fi at the house is turned off between 10pm and 8am.

• I require that any dogs are friendly, you clean up after them, they don't damage the space and its contents. Additionally, there is a dog blanket for covering the couch underneath the couch - please use if the dog will go on the couch. There is a cat living at the house so please keep your dog on a leash.
