Important Guest Information: As a historic property, sound may travel between floors - light sleepers in the lower unit might hear footsteps or laundry from upstairs. The units connect only via exterior staircase, with no internal access between floors. Guests have full access to both units except mechanical rooms. Separate bookings available for individual units upon request.

GOV IDENTIFICATION REQUIRED As part of the check-in form, we require a government ID submitted to us prior to your stay. Separate Rental Contract to be signed for stays longer than 28 nights in accordance with local laws.
NO UNAUTHORIZED GUESTS Ensure total guests match that on your booking. We understand plans change and we will be happy to accommodate any changes, we just ask you to let us know so we can prepare accordingly. Any unauthorized guest who stays overnight would incur an additional fee of $50/person/night. **We use outdoor security cameras and occupancy sensors to monitor the vacation rental.
VISITORS WELCOME!! WITH PRIOR NOTICE (Max 2 Adults) Your friends and family are most welcome to visit while you are staying at our vacation rental! We just ask you to inform us ahead of time if you are expecting visitors. If you are expecting more than 2 adult guests, please let us know and we may make an exception at our discretion. If extra guests are discovered on the property rather than registered it will be assumed they were there for the entire length of stay and charged accordingly.
QUIET HOURS: 11PM to 6AM We want you to have fun, but please be mindful not to bother the neighbors. We use a service that monitors noise levels.
NO SMOKING/VAPING INSIDE HOUSE Please do not smoke inside the house but feel free to smoke outside on the patio/deck. This helps us to ensure all guests can enjoy clean and fresh air inside. Any findings of ash, cigarettes, fire, burns or smoke inside the house will result in a $200 per day fine for the duration of your stay. **We use smart devices to monitor indoor air quality.
NO UNAUTHORIZED PARTIES/ EVENTS We want you to have a good time but please be respectful to the property and the neighbors. If you would like to plan an event at our vacation rental, please let us know and we can find a way to accommodate your request. If a security company or police are deployed to the vacation rental because of a party or breaking any other house rules, guests will be immediately ejected without refund and guests will be required to pay a $500 security deployment reimbursement fee.
NO ILLEGAL AND COMMERCIAL ACTIVITIES ON PREMISES This goes without saying but, please don’t engage in any illegal activities anywhere on the property. This includes illegal downloads too :) Guests are not allowed to sublease the property or use the property for any commercial purposes without written consent of the owner.
PET FEES APPLY! We love our furry guests!! Please let us know if you plan on bringing along your pet(s). Unregistered pets discovered on the property will result in a $250/pet penalty.
PET RULES Please pick up dog waste immediately. Please try to keep pets off of furniture and beds, but we understand they can't always be controlled. Dogs should not be left unattended in the house unless they are muzzled or crated.
GRILL USE FEES MAY APPLY! For safety and fire protection, it is important grill use instructions in the guidebook are followed. Grill cleaning is the responsibility of guests. Unsafe use of grill not following the instructions will result in a $250 penalty. Grills left uncleaned will result in additional $30 grill cleaning fees.
WILDLIFE ENCOUNTERS Please be aware we perform regular pest control but given the location of the property, you might see or encounter wildlife while in the home or neighborhood including but not limited to: birds, bees, wasps, bats, mosquitoes, spiders, snakes, fireflies, butterflies, lady bugs, ants, black bears, etc. Wildlife encounters may happen and if it does please know this is at your own risk and we are not liable to compensate for these encounters during your stay. YOUR ROLE WITH WILDLIFE Please be responsible by deterring unwanted wildlife where possible by not leaving any food, compost or birdseed outside that attracts wildlife, insects and other pests. Bug spray is recommended in the warmer months. BUGS INSIDE HOME During summer time, climate causes a lot of bugs. We do perform regular extermination to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. Please make sure all doors and windows remain closed when not in use. POISONOUS WILDLIFE Although I’ve never seen poisonous snakes or spiders on the property, please avoid them and notify the host immediately if any poisonous creatures are found on the property. Please seek medical attention immediately if bit. By coming on this property you acknowledge that you are aware of the risks and accept coming on the property at your own risk. You agree that you will not hold the host responsible for any compensation in this situation.
DAMAGES Excessive damages to the property including cleanliness, furniture damages or odors can result in additional cleaning fees or repair costs. The Guest is obliged not to make any changes in the rented property without prior receipt of agreement from the Owner in writing.
SECURITY DEVICES AND TAMPERING Video Monitoring: We have multiple video recording devices on the exterior of the property for security purposes. Please contact us for additional details regarding their location. Noise Level Monitoring: We have noise level monitoring devices inside the property. These devices only monitor noise levels and DO NOT provide ability to listen or record audio. Air Quality Monitoring: We have air quality monitoring devices that monitor CO, CO2 levels, humidity and temperature inside the house for safety reasons and protect against smoke/fire. Tampering with any of these safety devices will result in immediate cancellation of your booking without refund and result in $300 penalty.
MAINTENANCE AND HOUSE ACCESS Unplanned issues may arise and in most cases we can fix them without major impact to your stay. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, we may enter the property at any time without giving you prior notice).
CORONAVIRUS The host should be notified promptly of any guests on the property that have coronavirus, have been in contact with anyone with coronavirus or who displays flu-like symptoms such as cough, fever or sore throat.
TRAVELERS INSURANCE/ CANCELLATIONS/REFUNDS We strive for you to have a fantastic and memorable time but in the unlikely event that something outside of my control negatively affects your stay such as weather, natural disaster, personal injury, illness, trip interruptions or delays, death of a family member, etc please know refunds will not be given if not within the specified cancellation policy timeframe. We will go out of our way to ensure your comfort as much as is reasonable for us to do in those circumstances. However, if you wish to receive compensation in these circumstances we suggest you take out travelers insurance.
LIABILITY WAIVER By agreeing to these Terms & Conditions, as acknowledged by confirming your reservation and submitting this form, the Guest and the guest party waives, discharges and agrees to hold harmless Owner/manager from all damages or injuries arising from or related to the Guests stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, use of Hot Tubs/ Pools, Bikes , Kayaks and any other amenities provided, swimming in nearby bodies of water, and loss of money, jewelry or valuables of any kind.
VIOLATION OF HOUSE RULES AND GUEST MISCONDUCT We expect the guests to behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners. CREATING A DISTURBANCE AND/OR VIOLATION OF ANY OF THE HOUSE RULES COULD RESULT IN IMMEDIATE DISMISSAL FROM THE PROPERTY, CANCELLATION OF THE RENTAL AGREEMENT WITHOUT REFUND AT THE OWNER/MANAGER/HOST’S DISCRETION. The owner/manager/host will not be legally responsible to find any alternative accommodation. Additional fees may also apply. If failure to comply with house rules results in cancelling or refunding another guest those costs will be your responsibility as well.
GUEST AGREEMENT BY CONFIRMING YOUR RESERVATION AND/OR SUBMITTING THIS FORM, YOU AGREE THAT YOU ARE NOT ENTITLED TO, NOR WILL YOU SEEK, COMPENSATION OF ANY TYPE, INCLUDING PARTIAL OR COMPLETE REFUNDS FOR ANY SUCH DISCLOSURES AS LISTED ABOVE. YOUR ACCEPTANCE OF THIS RESERVATION MEANS THAT YOU AGREE TO PAY ANY DAMAGES OR FEES LISTED IN THIS DISCLOSURE.
