-Booking guest is required to sign a Rental Agreement and schedule a Security Deposit HOLD of $300. A Booking Clean-Up Form link will be sent to the booking guest to complete these steps.

-All additional guests must be reported by providing the names and ages of each additional guest up to 10 total guests.

-Age Limit: Guests looking to book the property must be 25 years old or older. We also do not allow "booking for someone else". The booking guest MUST be the one staying at the property.

-Early Check-In/Late Check-Out: Check-In is 4:00PM and check-out is 10:00AM. Please contact us if you would like to request an early check-in or late check-out and we will do our best to accommodate your request. **Unapproved early check-ins will incur a fee of $150. DO NOT enter the home prior to 4:00PM unless the host has approved an early check-in. Unapproved late check-outs will incur a fee of $25 per 30-minute increments past the check-out time of 10:00AM. Our cleaners are on tight schedules.

-When checking out of the house:

1. Please make sure all doors and windows are closed and locked.
2. All lights and electronic devices are turned off. Keep the porch and side stairs lights on.
3. Garbage is picked up both inside and outside and placed in the garbage can.
4. Towels and robes are picked up and put into the washing machine.
5. Dirty dishes are placed in the kitchen sink or dishwasher.
6. Be sure to log out of any streaming devices or the gaming system.
7. All outdoor games are put away, the outdoor furniture is put back to it's original place and all beach accessories are put back in the deck box.
8. The lights, games, electronics and mini-split are turned off in the game room and all doors and the roll-up window is closed and latched shut.
9. Lock both the handle and the deadbolt on the garage entry door, and make sure the roll up is down and locked, and the garage door is down.

-Quiet Time: 10:00PM until 7:00AM Please be respectful of the neighbors, you are guests in their community. No loud music, so please keep the music to a minimum level.

-No candles or any open flames/fire inside the house. No fireworks.

-If anything is damaged or broken during your stay, you must inform us right away.

-Security System: We do have a RING security system, however it is not available for use by guests, except for emergency situations. The system will be off while guests are renting the house.

Game Room Rules:

1. Any children under the age of 5 years old MUST be supervised by an adult while using the game room.
2. Please do not climb on or hang off of any of the equipment. It is very expensive and any broken or damaged equipment will be replaced at the expense of the guest.
3. All décor, including the balls and hockey pucks mounted to the walls, flags, signs, murals, etc. are for DISPLAY ONLY. These items are to NOT be used.
4. Do not throw darts at the board wildly, even though they are plastic, they can still do damage to the walls.
5. Food and drinks are allowed in the game room, but you must clean up after yourself. There is a mini-fridge for convenient access to store your favorite beverages and snacks.
6. The roll up window requires ADULT SUPERVISION. Children are NOT allowed to roll the window up or down as it may cause harm. Use at your own risk.
7. The garage door has an opener. Guests are welcome to open the garage door, however this must be done by an ADULT ONLY. This is to ensure the safety of any children using the game room. Use at your own risk.
8. The game room is climate controlled with a mini-split which provides heat and/or A/C. The mini-split MUST be turned off before leaving the game room EACH TIME. Please don’t leave it running. It heats up and cools down quickly. Opening any of the doors will cause a problem with maintaining the temperature.
9. The TV is a Wi-Fi capable Smart TV which offers a variety of channels through Samsung TV Plus, as well as different apps. Be sure to turn the TV off before leaving the game room. And log out of any apps if you will not be returning.
10. All of the equipment, besides the cornhole and large Connect 4 games, must remain in the game room at all times. Please DO NOT push the equipment out of the garage to play. There is plenty of room in the garage.

Failure to adhere to the following policies/house rules in this next section will result in immediate termination of the rental and an additional fee of $500-$1000 depending on the infraction.

-NO PETS-NO EXCEPTIONS!: This is our vacation home as well, and we use it quite frequently, and have family members who are severely allergic to animals, their fur and dander. So if you are looking for a place to vacation with your pet, then this is not the home for you.

-NO PARTIES or EVENTS: If you are looking for a house to party in, then keep looking. This will be strongly enforced, and a reservation will be immediately terminated.

-NO SMOKING/ILLEGAL DRUG USE in the house or anywhere on the property. Vaping is allowed OUTSIDE ONLY.

-Guest Maximum is 10 total. NO EXTRA GUESTS. The total number of guests DOES include any children. Once a booking is made, the booking guest will be required to submit the first names and ages of each guest who will be staying at the house. Check-in instructions will not be issued until this step has been completed.

-No illegal activity or weapons of any kind are permitted on the property.

-Do not remove any items from the property. Inventory is taken after each guest checks out and if we find that items are missing, you will be charged for the missing items.

Additional Information:

-In an effort to keep the floors and area rugs in the house as clean as possible, we ask that you please remove your shoes upon entering the house.  For your convenience, a shoe basket is situated next to the front door to store shoes. 

-The thermostat is not locked, so please use discretion when adjusting the thermostat. Do not turn the A/C below 70 degrees or the unit may freeze up and shut down. For heat, we ask that you not turn the heat up higher than 72 degrees. 

-Make sure to wipe up any spills on the kitchen counter quickly in order to prevent the granite countertops from being stained. This goes for coffee, wine, and any other colored substance that could cause staining.

-For our guests convenience, we have supplied individual use condiments such as ketchup, mustard, creamers, sugar, etc. as well as spices and baking ingredients, and snacks. Guests are welcome to use these at any time, HOWEVER, it is ultimately up to the guest's discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables or any allergies the guests may have. Additionally, we have also supplied a variety of travel-sized toiletries for those rare occasions where a guest may have forgotten an item.

-By staying at the beach, there are an array of natural creatures and bugs that can make their way onto the property. The entire property is under contract with a local pest company who comes out regularly to treat the property, however you may see these creatures outside on the property or the occasional dead bug inside (this means the treatments are working).

-Garbage Service: The garbage receptacles are kept out in front of the house by the street. Garbage gets picked up every Monday and Thursday. 

-Landscape Service: We have a landscaping company that comes out two times per month. Unfortunately, these are not set days, but we will notify our guests of their arrival if necessary. The landscaper is swift in his duties.
