Quiet Hours: Per Sedona city ordinances, quiet hours are between 9:00 PM and 7:00 AM. No outside music is permitted during this time. Violators may be cited and fined by the city. Even outside of quiet hours, music, voices, and other noise must be kept at reasonable level to preserve the quiet enjoyment of the neighbors. -No Parties or Events: Absolutely no parties, wedding receptions, or special events are allowed. Security cameras are located at the driveway and backyard, and noise-monitoring devices are installed to ensure this rule is strictly followed. If disruptions occur that alert neighbors, guests will be asked to vacate immediately with no refund. -RVs & Trailers: RVs and trailers up to 16 feet are allowed but not recommended. There is no turn-around for large vehicles. You will need someone with excellent backing skills and a spotter if you bring a long RV or trailer. -Maximum Occupancy: -The house can comfortably sleep 16 guests. Additional guests may be allowed with prior approval but you will need to bring your own bedding. Each additional guest is $50/night. We will send you a payment request upon approval of additional guests. The Bedrooms accommodate 14 guests. If 16 guests are staying, 2 guests will sleep in the living room on a pull-out couch. -The bunk beds are designed for children and have a maximum weight rating of 220 pounds. Adults may sleep on them if they are under the 220 pound weight rating. -Trash & Wildlife: To prevent wildlife from knocking over garbage cans, please keep the trash can straps secured at all times. There is a locking mechanism on the snap-together latch that may need to be unlocked to release the straps. Trash pickup is on Monday. The house is equipped with 3 large outdoor garbage cans. Please DO NOT MOVE them in any way or the garbage company will not pick them up. The garbage company comes down the lane and picks them up on Monday. If you have additional trash bags that will not fit in the provided cans, you can store them temporarily in the exercise room until the garbage company picks up. If you're checking out on a Monday and the cans have not been emptied, you can leave your extra bags in the exercise room and our cleaners will dispose of them. -Mail: No mail may be sent to the house. You can ship packages, but please be aware that if they do not arrive during your stay, we will not be responsible for tracking, receiving, or forwarding mail or packages that arrive later -Smoking & Vaping: No smoking or vaping of any kind is permitted inside the home or anywhere on the property. An additional fee will be charged to remove odors or stains if evidence of smoking is present. -Spray Tans: If you wear spray tan, please bring your own linens. Any stained linens will incur a replacement charge. -Energy Use: Please turn off lights when not in use and the game room/exercise room heat or AC when not in use. Unplug outdoor string lights before retiring to bed. -Please turn off the heat or AC in the game room and exercise room when not in use. -Furniture: Do not rearrange the items in the kitchen cabinets or the interior furniture even if you think you can improve upon it. You may move the outdoor pool loungers and metal patio dining chairs but please return them to their original positions before you leave. Take a picture before moving anything so you remember where it goes. -If you break something, report it to the host as soon as possible so that we can make arrangements to repair it in a timely manner. -Bikes: Do not bring muddy bikes into the home or garage. A hose and outdoor spigot are available to wash bikes during warm seasons. Do not wash muddy bikes on the driveway or pool paver area. The best place to wash your bike is on the red rock retaining areas on the north and east sides of the pool. Pool and Spa Rules -There is no lifeguard on duty and no barriers to prevent access to the pool. Swim at your own risk. -Children must be supervised by an adult at all times. -No diving -No running on the pool deck—surfaces may be slippery -No glass in or around the pool area -Shower before entering the pool to help keep the water clean -No food in the pool or spa -Use the striped towels provided in the basement living room—do not remove bath towels from the house -Do not tamper with pool equipment except as instructed in the Pool & Spa Amenities page of our guidebook which you will receive a link to upon booking -No pets allowed in the pool -No jumping into the pool from the upper deck

Pool & Spa Waiver: You understand there are potential dangers that pool and spa use may present to children who are not carefully supervised as well as pregnant women or individuals with other health risks or using alcohol, drugs, or medications. You accept full responsibility for any bodily injury arising from use of the pool and spa and agree to hold owner harmless. By booking the property, you agree that all guests in your party acknowledge that they have read and understand this waiver and agree to accept any associated risks and they acknowledge that booking the property constitutes a binding and enforceable contract between the guests and the host.
