TERMS AND CONDITIONS FOR ALL OF OUR RENTAL PROPERTIES - PLEASE READ FULLY

• The email address of the person paying for and responsible for this reservation is required following booking confirmation to send rental agreement for E-signing and must be returned within 24 hours of receipt. Reservation may be cancelled if agreement is not returned in allotted timeframe. This is to minimize the time the property is advertised as unavailable should guest decide not to rent or prefer not to sign the rental agreement.

• Any person making a reservation must be at least 28 years of age and must remain at rental property for the duration of their stay. Any reservation obtained under false pretense will be subject to forfeiture of advance payment and all deposits of rental money, Airbnb will be notified, and person making reservation as well as their guests shall immediately vacate.

. Government-issued photo IDs for each guest may be required.

. A list of all people who will occupy the property as well as their ages is required prior to arrival in case of an emergency. . Up to two dogs are allowed with prior approval, a pet fee, and a signed dog agreement. Cats cannot be accommodated. Owners who leave their dogs alone at the property, especially if uncrated, or for more than two hours, will be asked to leave, so please consider not bringing your dog if you don't want them to accompany you as you explore the area. Guests are expected to clean up as well as possible any dog hair, drool, poop and smells. The pet fee is not a cleaning fee. It is a fee paid to the owners for continuing to allow dogs.

· All payments are made to Airbnb through the guest's Airbnb account. Airbnb holds all payments until guest's arrival at the property.

· Reservation is not fully confirmed until signed Rental Agreement (and Dog Agreement if applicable) is received.

. All types of smoking and vaping are prohibited inside or outside the rental property per owner preference. Guests leaving evidence of smoking will be reported to Airbnb and be prohibited from renting through our company in the future. Additional payment for additional cleaning time and equipment to remove odors will be charged through Airbnb Resolution Center.

· Although we update our website regularly, all rates are subject to change until reservation is confirmed.

· Each property has its own occupancy limit. This is for the safety of the guests as well as the plumbing and septic systems. The maximum occupancy cannot be exceeded at any time. Parties, weddings and other events are not allowed at any of the properties. Guests will be evicted immediately without any refund, Airbnb will be notified, and restitution through AirBnB's Resolution Center will be pursued.

· Property addresses and key information are provided approximately a week prior to arrival and after full payment is received and rental agreement (and dog agreement if applicable) is signed and returned. This information is sent to the primary guest's email address listed on the rental agreement.

· While usually not an issue in our area, please remember we are not in control of traffic, construction, neighbors or other noise annoyances.

· Our rental properties are cleaned between guests and it is important to adhere to the 10:00 am departure and 4:00 pm arrival times. We appreciate and expect our guests to follow our basic guest departure guidelines provided with the Guest Information found inside each property.
