We have some very basic house rules that we ask that you abide by during your stay.

These rules are meant for you to review before your stay and are simple. Best case scenario, we (your hosts) do not make have to make reference to any of rules during your stay :)

If any of the house rules are broken, we have the right to ask you to leave without a refund.

| THE BASICS |

1.) 👨👩 OCCUPANTS – All booking guests must be 25+ (with the exception of children accompanied by their parents). For this listing, no more than 8 guests (including children) may be at the property. Please list all guests on the guest list - any guest not on the list will be your responsibility, not ours. If you are bringing more, you will be asked to leave without refund and/or charged an extra $25/night.

2.) 🏡 CHECK IN AND CHECK OUT – Check-in time is any time after 4pm and check-out time is at 10am. No exceptions.

Before you leave we ask that you do a couple simple things! ( a. ) empty the refrigerator and dispose items into the trash ( b. ) load all dishes into the dishwasher and run it ( c. ) leave any used beds unmade ( d. ) and place towels on the floor (not in the bathtub) of the bathrooms and ( e. ) gather all your belongings!

3.) 🅿️ PARKING – Parking is assigned with unit number indicated on the sign limit to 1 vehicle(s). Do not block the road. There is extra parking lot in the neighborhood located next to the clubhouse. First come first serve.

4.) 🧹 HOUSEKEEPING – There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Check-Out is at 10 am to allow our housekeepers time to clean the cabin.

5.) 👮🏻‍♂️ SECURITY – Please lock all doors and all windows upon departure and throughout your stay. Our cabin is in a very safe area, but please stay cautious.

6.) 🗑️ GARBAGE – Any garbage must be taken to the outdoor dumpsters. Do not leave any trash outside the property or outside the dumpster.

7.) 💧 POOL RULES – Community, indoor heated pool. Please respect our community and take care of it the way you would your own!

( a. ) No lifeguard is on duty. SWIM at your own risk ( b. ) Pool is to be used by authorized guests only ( c. ) No glass or food in the pool area ( d. ) No diving, running, or horseplay, in or around pool ( e. ) No animals allowed in the pool area ( f. ) Do not use the pool under the influence of alcohol, narcotics, or if you are ill. ( g. ) No swimming when thunder or lighting is present ( h. ) Children under 14 years of age must be supervised by an adult at all times ( i. ) Babies and toddlers must wear swim diapers at all times ( j. ) No bathbombs, bubbles, or soap to be put in the pool under any circumstances. ( k. ) Do NOT adjust the temperature of the pool or the pool room. If they get off 2 degrees of each other it can cause significant damage. (If any damage occurs to the water or pool, or pool area this will require the pool to be drained and cleaned and will automatically result in a $1000 fine)

🚨 Please use the pool responsibly we, the owners are not responsible for any damages or injuries.

🚨 Important Note: The hot tub in the pool area is NOT operational. Please do not book expecting a hot tub, as it is not listed as an amenity.

9.) 🔥 FIREPLACE – Non functional- Decorative use only!

| THE "Don't Be a Jerk" RULES |

1.) 🚭 SMOKING – Smoking is NOT allowed and drugs of any kind are NOT permitted

2.) 💥 NOISE – Please be kind to your neighbors. The cabin neighborhood has Code-enforced quiet hours from 10:00 p.m. – 8:00 a.m. If you plan to party do not book this chalet. It is our home and we ask you treat it with respect.

3.) 😥 DON'T BREAK OR STEAL STUFF – Keep the property and all furnishings in good order, removing any items from the chalet including living and kitchen furnishings is not permitted.

4.) 🫡 DON'T TRY ANYTHING STUPID – Only use appliances for their intended uses

5.) 🐕 PETS – are welcome, however, there will be a $65 pet fee that covers all nights of your stay. The fee will be applied after you book and will cover the extra charges our cleaners have for pet hair clean up, extra wear and tear, ensuring the property is clear of any doo-doo, etc.

They did also had a set of simple rules they would like enforced including:

( a.) Please do not leave them in the cabin unattended. If you are planning on leaving them in the cabin please bring a crate and make sure they are crated properly during your outing. ( b.) Please do not allow pets on furniture or bedding, pillows or linens of any kind ( c.) If your pet shed heavily, please groom them before arriving and sweep up after to help our staff ( d.) Pets are required to be leashed whenever they are outdoors. ( e.) Finally, please pick up your pet messes from around the property after your departure.

If we find out these rules are broken, there will be an additional $50 fee to cover the additional cleaning expenses.

6.) 🧻 TOILETS – No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1000.

7.) 🔥 FIREPLACE – Again, are decorative use only. Please do no place any firewood in them. Charges will be applied.

| OTHERS |

1.) ⛈️ STORMS – No refunds will be given for storms. [Mountain roads can be curvy and steep. We highly recommend a four-wheel-drive vehicle during the snow months. We do not refund due to road conditions, Natural disasters, or acts of god.

2.) 😔 LOST ITEMS – Any items left behind are not the responsibility of the host. If the item is found, we have a shipping + $25 handling fee to return it.

| THE LEGAL STUFF |

1.) All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

2.) Any damage to any items in the chalet including couches, chairs, tables, TVs, pool table, beds, sheets, towels, pillows, etc, are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were your own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through VRBO or Airbnb assigns your consent to all listed under "House Rules"

3.) WAIVER OF LIABILITY – This cabin is remotely located in open country with streams, ditches, ponds, swimming pool and other potential water hazards. There are many things for which we advise caution, as we cannot control every element on the property. By accepting the house rules, you are accepting that you will not make a claim against or sue the Owners or employees, family or related entities, for any bodily injury, death or property damage. You also understand that this is a release of Owner and agents from any and all liability with respect to any claims brought by invitees for damage or injury. And that's it!
