House Rules (Important – Please Read) By confirming your reservation, you agree to comply with the following rules: • Check-in / Check-out: Respect the agreed times. Unauthorized late check-out will be charged. • No Smoking: Strictly prohibited indoors (€150–€300 penalty). • No Parties / Events: Immediate cancellation without refund + penalties may apply. • Noise: Quiet hours 22:00–08:00. Complaints may lead to eviction without refund. • Guests: Only registered guests are allowed. Extra guests will be charged or booking may be cancelled. • Damages: Any damage, loss, or excessive dirtiness will be charged via Airbnb’s Resolution Center. • Keys: Lost keys/access devices incur replacement fees (€50–€150+ depending on system). • Energy Use: Please turn off AC and appliances when leaving. Misuse may incur extra charges. Compliance & Liability Failure to follow the above rules constitutes a breach of the rental agreement and may result in immediate termination of the stay without refund. Guests agree that any damages, violations, or extra costs (including but not limited to cleaning, repairs, replacements, or penalties) may be claimed and charged through Airbnb in accordance with their policies. We hope you are looking forward to your upcoming stay with us!

We would like to inform you about an important regulation mandated by the Greek government. From April to October, all guests are required by law to pay an Environmental Fee. This fee cannot be included in the booking price and must be collected separately before arrival, as stipulated by the Greek authorities.

The fee is:

€8 per night for apartments

€15 per night for villas

Please note:

This amount is not a charge from us, and we do not profit from it in any way.

Once we collect this fee, we pay it in full directly to the government as a tax.

Unfortunately, we are not allowed to waive, reduce, or absorb this fee, no matter the circumstances.

Payment is required before check-in, as per Greek law.

We completely understand this might be frustrating, and we sincerely wish we could make it easier for you. However, we are legally obligated to comply, and without this payment, check-in is not permitted.
