Consent is not a condition of purchase. - All the amenities outside of the unit (pool, grills, gym, convenience store, laundry, etc.) and the internet/Wi-Fi are managed by the resort. Therefore we do not guarantee nor are we are not responsible for their cleanliness or availability. If there are any issues please reach out to us. We do not issue refunds if amenities outside of the unit are unavailable for any reason. HOUSE RULES: ✔MINIMUM AGE: The booking guest must be at least 23 years of age to check-in. Security will request an ID upon arrival. ✔ CHECKOUT/CHECK-IN PROCESS. Check-in time is 4PM EST and checkout times are 11AM EST. Unauthorized late checkouts or early check-ins will result in a charge of $35 for every 30 minutes (rounded up). Ex. if you have not left by 11:45AM you will be charged $70. Depending on availability and subject to the team's approval, you can request for an early check in or late checkout. For early check-in and late checkout requests, the fee is $20/hour when approved in advance and paid before check-in/checkout. As a reminder, we do NOT guarantee early check-in or late checkout ever. It depends on our booking calendar and cleaning schedule. ✔ SMOKING. No smoking or vaping is allowed inside any of our rentals. If cleaners determine smoking has taken place, whether by observation or smell, we reserve the right to charge a $250 penalty. If smoking is observed during the course of an active stay, we reserve the right to cancel the reservation without any refund and charge a $250 penalty. ✔ LOCKOUTS. In the case of a lockout (except in the case of a lock dying due to batteries) we reserve the right to charge a $125 fee for helping gain re-entry. If the lockout is outside regular business hours (Mon – Fri, 8 AM - 8 PM) the fee will be $200. ✔ PETS Pets must be reported in advance and in writing to the Manager. Pets must be leashed when outside or in a fenced-in backyard especially when the property is shared with other guests. Guests can bring up to 2 pets. You must notify us in advance. Pet fee: $125 per pet, per stay (unless otherwise stated in the listing). Weight limit: Pets must not exceed 50 lbs. Unauthorized pets: $250 penalty per pet and possible cancellation of the remainder of the reservation without a refund. Service animals: Stay free of charge. Manager reserves the right to remove any pet for inappropriate behavior. Cleanliness: Guests must pick up after their pets. A $50 penalty applies if pet waste is left on the property. It's the Guest's responsibility to review pet fees before booking. ✔ WEAPONS. Unless requested and approved in advance in writing, we do NOT ALLOW any lethal weapons on our properties. A violation of this rule will result in immediate removal from the property along with no refund and a penalty of $250. If granted permission, the weapon must be licensed and safely secured at all times. ✔ We reserve the right to approve date changes requested outside the full refund window. If approved, a "date change fee" of 10% of the total reservation (including fees and taxes) or $100—whichever is less—will apply, with a minimum fee of $35. This applies only to stays of 5 nights or less. Longer stays may have different fees and restrictions. ✔ PARTIES. We DO NOT allow parties, events, or social gatherings of any size or any time of the day. Our external security cameras can monitor occupancy, and a violation of these rules can result in the cancellation of the remainder of your stay without any refund and an additional penalty of up to $500 determined at our sole discretion. ✔ NOISE POLICY: Please note that weekday daytime noise (Monday to Friday, 8 AM - 6 PM) is possible due to neighbors’ projects or renovations and other activities, which are unpredictable and beyond our control. While we do our best to inform guests of potential noise in advance, we cannot guarantee a noise-free environment and do not issue refunds for such disturbances. Thank you for your understanding. ✔ TV Subscriptions & Apps Guests are required to log in and out of their own accounts when accessing streaming services or smart TV apps. Please refrain from launching or purchasing any new subscriptions on the TV. Any unauthorized subscriptions or charges will be billed back to the guest at the cost of the subscription plus a $25 service fee. ✔ Waterview pool and hot tub on-site (Hours of Operation: from sunrise to sunset ✔ RESORT FEE = DAMAGE WAIVER: $20 resort fee is a damage waiver that covers up to $500 in damages during your stay (excluding linens, towels, and small decorative items). This is instead of having to pay a damage deposit of $1000 and have a credit card on file. Guest may still be liable for damages beyond $500 or those not covered by the waiver. ✔ ITEMS LEFT BEHIND. If a guest leaves personal items behind and requests their return, they are responsible for a $35 service fee plus packaging and shipping costs. We are not responsible for any loss or damage to left items once the guest has departed. ✔ PAYMENT PROCESSING FEE. ALL TRANSACTIONS, including refunds, will incur a 3.7% processing fee applied by our payment processor; this fee is not refundable. ✔ Please note that the FEES MAY OR MAY NOT YET BE INCLUDED in the total when you book on third party platforms. We have the right to collect these fees separately if they are not reflected in the initial booking total.
