This is a family owned cabin. We ask that you treat it like your own. home. By booking this cabin, you agree to the following: ☆ You must be 25+ to book. We do not accept rentals made by parents on behalf of their children under the age of 25. ☆ Children must not be left unattended. ☆ The person that made the reservation needs to be present at the property for the duration of the reservation ☆ 5 people max. 3 cars max. ☆ No pets. This cabin is not set up for pets. Don't bring them. In an effort to be considerate of guests with allergies, pets are NOT allowed, and the policy is strictly enforced. If you sneak a pet in of any kind, you will be charged an additional $500, and you will be asked to leave without refund. ☆ No Pets. (we're serious!) ☆ No Smoking, indoors or out.
☆ No parties are allowed. ☆ No glitter or confetti. ☆ We stick to our cancellation policy. We do highly advise that you purchase traveler's or trip insurance to protect your purchase in the event of poor weather, illness, or other factors outside of our control that would cause you to have to leave early or cancel after booking. ☆ There are 3 motion censored Ring Flood Light security cameras located externally at the front of the house facing the driveway, the front door entrance and side door/porch for your security. Please do not tamper with them, as it they are external cameras present for your safety. Any tampering with the exterior security cameras and you will be asked to immediately leave the property with zero refund. ☆You will keep the cabin clean during your stay. Biohazards, excessive amounts of garbage or dirty dishes left in the property will result in an additional cleaning fee. ☆ Children are welcome to play in in the front and side yard, but please do not allow them in the back of the house or on the hill side. ☆ We do not refund for loss of amenities beyond our control including power outages, loss of wifi, hot tub, or fireplace or something breaking such as an appliance during your stay as these things are tough to get fixed on short notice. No changes/refunds due to illness going /fear of heights/mountain road conditions/ inclement weather/natural disasters/power or internet outages/acts of God/events going beyond host's control. Guests are required to report any issues with cleanliness, items in need of repair, or disruptions to their stay or comfort during their stay to provide the host time to correct the issue. No refunds will be considered for anything reported after checkout. ☆ CORN HOLE: ☆ Please fold and put away cornhole game after each use so it doesn’t get damaged in the elements. ☆ ARCADE GAMES: ☆ Turn off power from surge protector, not arcade game. Turn it off when not in use. ☆ HOT TUB:☆ ☆Hot tub is for adult use only. ☆ Absolutely no bubbles, soap, bathbombs in the hot tub. ☆Guest use of hot tub is at your own risk. ☆Our hot tub is drained and cleaned between all guest visits. ☆The water temperature takes a few hours to come up to the 100' minimum after cleaning and refilling. Please allow additional time the first day. The temperature setting should not be over 104 degrees for health and environmental safety. ☆Do not use the hot tub if you have consumed alcohol or you are pregnant. ☆No soap, glass or food in hot tub. ☆Do not leave hot tub lid off when it’s not in use. Do not sit or stand on hot tub lid.
 ☆ To avoid unwanted pest & creatures, do not leave any open food out in the cabin or on patios & decks. ☆ Wildlife, including bears, inhabit the area, including but not limited to bears/bats/snakes/mice/spiders and ants. You may see or come across them during your trip. The same is true of any other cabin or condo in the Smoky Mountains. If this concerns you, you may want to reconsider visiting. Please maintain a safe distance from wildlife, do not feed them, and do not leave food in vehicles.
 Due to seasonal wildlife protection regulations, certain removal methods may be restricted during this time. Bats are typically seen outdoors at dusk and are an important part of the local ecosystem. Do not keep the doors wide open when not entering/exiting the cabin to prevent pests and critters from getting in. ☆ Do not leave any food outside or in your car, it will attract unwanted guests ☆ GRILL☆ ☆Use at your own risk. Charcoal & matches not provided. Clean the grill after you use it. Dump cold ashes into bucket provided. ☆ Do not sit on decking rails. ☆ Keep all trash in bear-proof enclosure. ☆ If something is broken, let us know! ☆ Do not put food down drains, or flush anything besides TP down the toilets. ☆ Turn off lights and lock all doors whenever leaving the cabin. ☆Turn off fireplace, and unplug and turn off space heater every time you leave the cabin. ☆ Fireworks are not allowed. ☆No refunds will be given for early departure for any reason, including inclement weather, road conditions, or malfunctions in equipment (i.e., internet, hot tub, fireplace, etc.). ☆ Tampering with the wifi router, or security cameras is strictly prohibited. Taking items from the Owners Cabinet is not allowed. ☆Excessive amounts of garbage or dirty dishes left in the property will result in an additional cleaning fee ☆This cabin is privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises. ☆Prior to leaving the property, please look thoroughly for your personal belongings. We are unable to ship items that have been left behind.

Checkout Time: You must vacate the property by 10am of checkout day, no exceptions. For every 15 minutes staying past checkout, you’ll be charged a $100 fee. Our cleaners are on a strict schedule, especially during busy season.
