Long Sands by the Sea Condominium Association Rules for Owners and Renters The following rules apply to all owners, their guests and renters. It is the responsibility of unit owners to make their guests and renters aware of the rules and the expectation to abide by the rules. • Each unit is allowed 2 parking spaces only. Please make sure “Guest” placards or tags are clearly visible on the dashboard. Only owners (not their guests) are allowed to park in the three non-numbered parking spaces. • All owners and their renters must put their trash in the dumpster located in the parking lot near the wooden fence. Construction waste of any sort is not permitted. No illegal dumping of TVs, propane tanks etc. Boxes should be broken down to allow more space in the dumpster. • All grilling must be done 20 feet from the building and renters are restricted to using grills provided by their unit owners. • Personal property storage, beach chairs and umbrellas etc. are restricted to areas in back of units and should not block stairways, common areas, walkways or pose a safety hazard. • There is no game playing of any sort – whiffle ball, Frisbee, etc. and no bicycle riding, skateboarding, scooters etc. in the parking lot for the safety of individuals and the protection of property. • Do not flush disposable wipes (they are not disposable!!), paper towels or sanitary products. • Renters are not permitted to bring pets of any kind. • Quiet times are from 11:00 pm until 8:00am. This includes not running washing machines and dryers in the units that have them. Thank you!!

Our oceanfront apartment, 149 Long Beach Ave,Unit # 5, is part of a 3 building association complex. Renters must read and abide by the rules. We have our own set of rules within our unit and they are as follows Check-in time is at 4 p.m. EST Check-out time is 10a.m. EST No early check- ins or late check-outs are permitted. Smoking: This is a NON SMOKING unit. Smoking is prohibited in the apartment and also in the common areas of the building. Penalty of $500 will be charged. Pets are not permitted in the rental, as stated in the rules of the condo association. An extra cleaning and, if pertinent, pet damage fee, of $500 will be assessed if there is any evidence of any unauthorized pets in the property. “Disposable wipes” are not disposable. Please do not deposit anything other than toilet paper into the toilet. Maintenance Issues: Please notify us immediately if a problem arises. Emergency egress: The front stairs are to be used for emergency egress only or in the case of someone with limited mobility. This is the only way to ensure the building remains secure, and, It is considered by the ground floor residents a semi-private entrance and is maintained by them. Strong winds also cause damage to the storm doors if they are not securely locked. Avoiding use of this egress also helps in keeping the carpeted stairs dry and free of sand. Trash Disposal: Please do not leave bags of trash on the porch, please bring it directly to the dumpster in the parking lot. There is no recycling pick up. Damage: Charges will be assessed to you for the following: Damages to the condo or its contents Charges incurred due to contraband, pets or collection of rents or services during the stay Smoking in the condo. The cost of remediation to eliminate odors will be charged to the renter. Violations of any of the condo association rules that incur fines or penalties. Service calls for maintenance issues that were caused by guests, such as a flushing anything besides toilet paper(i.e. paper towels, wipes, sanitary items or trash.) Early departure or late arrival does not warrant any refund of rent. Security Deposit

any security deposit will be refunded in full if the owners or their housekeepers do not find any significant damages and there are no outstanding penalties incurred by violations of any the above stated rules, or violations of the condo association rules which incur fines or penalties. Maximum Occupancy

The maximum number of guests is limited to 6 persons.Unauthorized extra guests could result in termination of the stay. Minimum Stay

This property requires a 7 night minimum stay. If a rental is taken for less than 7 days, the guest will be charged for the 7 night rate unless approved by the owner in writing. Inclusive

• Rates include a one time set up of linen and towels for every guest and a one time set up of toilet paper, paper towels, coffee filters and cleaning supplies. When those supplies are depleted the guest will need to replenish as needed for the remainder of the stay. There is no daily housekeeping service. While linens and bath towels are provided in the unit, daily housekeeping service is not included in the rental rate. Please do not remove bath towels and linens from the condo. We provide beach towels for all guests. There may be a clean beach blanket left for renters in the storage areas. If there is none and you’d like one, please ask your host and we will provide one. Washer and dryer

The renter must agree to use appropriately. Only clean, wet clothing and towels should be placed in the dryer. Unclean and sandy items placed directly into the drier will damage the drier and result in charges to the renter if it is in disrepair upon departure. Please plan to have laundry done before 11pm. Falsified Reservations

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be able to check in or will be evicted. Written Exceptions

Parking is limited to 2 registered vehicles. Guests must park in the spaces designated by #5. Any illegally parked cars are subject to towing; any applicable fines/towing fees are the responsibility of the owner of the vehicle. In the event of a pending, severe rain storm, please consult with the owner. Hurricane or Storm Policy

you purchase travel insurance. No refunds will be given. We highly recommend Conditions

The condo will be in clean and working condition. If the renter is not satisfied with the condition of the condo upon arrival he should contact the owner or property manager immediately. No compensations will be given for non-working items outside the owner’s control, such as power outages, cable TV and internet outages, etc. For items in the owner’s control, the owner will make every attempt to rectify problems that may occur while you are in the condo. It is the renters responsibility to notify the owner immediately if there are any problems. No refunds or any other compensation will be given will be given for the problems that the owner is able to rectify within a reasonable time frame. Liability

The condo is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all the guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
