HOUSE RULES – PLEASE REVIEW BEFORE BOOKING
Welcome to 16 Miles Stays!
Our cabins are privately owned by Dan and Maria and operated through 16 Miles Inc. We take tremendous pride in our homes and work hard to keep them beautiful, comfortable, clean, and well maintained for every guest.
We ask one simple thing in return: Please treat our home with the same kindness, care, and respect you would want someone to show your own home.
By booking, you acknowledge and agree to the following House Rules.
MINIMUM AGE
The primary guest responsible for the reservation must be at least 23 years old, must complete our guest verification process, and must be present at the property for the entire stay.
NO SMOKING OR VAPING
Smoking or vaping of any kind is strictly prohibited inside the cabin.
This includes cigarettes, cigars, marijuana, vaping devices, and similar products.
Evidence of smoking or vaping inside the property will result in a $2,000 cleaning and deodorizing fee.
NO PETS
Pets are not permitted unless the specific property has been expressly designated as pet-friendly and your reservation has been approved accordingly.
Bringing an unauthorized pet onto the property may result in a $500 fee and possible cancellation of the reservation without refund.
PLEASE DO NOT MOVE FURNITURE OR DECOR
Our cabins are professionally furnished and arranged for both appearance and safety.
Please do not:
• Move beds, sofas, chairs, tables, nightstands, televisions, lamps, rugs, artwork, or other furniture.
• Rearrange indoor or outdoor furniture.
• Move furniture between rooms or floors.
• Remove decorative items from their designated locations.
• Take indoor furniture outside or outdoor furniture inside.
If you move a small item during your stay, please return it to its original location before checkout.
WALLS, ARTWORK & DECORATIONS
Please do not attach anything to the walls, doors, ceilings, cabinets, furniture, or other surfaces.
No tape, nails, screws, tacks, adhesives, command strips, stickers, hooks, party decorations, banners, or similar materials may be used without prior written approval.
Please do not remove, reposition, or replace artwork or decorations.
LIGHTING & LIGHT BULBS
Please do not remove, loosen, replace, or alter any light bulbs, fixtures, lamps, switches, or electrical equipment.
We understand that some guests may find certain lights brighter than they prefer. If a light is too bright, simply turn it off and use another light or lamp.
Removing bulbs can damage fixtures and creates unnecessary maintenance issues for the next guest.
PLEASE REMOVE YOUR SHOES
We kindly ask guests to remove outdoor shoes when entering the cabin whenever practical.
Our mountain environment can bring in mud, gravel, moisture, leaves, and debris very quickly. Removing your shoes helps us protect the floors, rugs, and furnishings and keeps the cabin cleaner throughout your stay.
PLEASE CARE FOR OUR FURNITURE
Please treat all furniture, mattresses, bedding, rugs, countertops, appliances, electronics, games, and outdoor furnishings with care.
Please do not place wet towels, wet bathing suits, food, drinks, or other items that could stain or damage furniture, beds, rugs, or wood surfaces.
Do not sit on furniture while wearing wet clothing after using the hot tub.
CHILDREN MUST BE SUPERVISED
Children must be supervised by a responsible adult at all times, particularly around:
• Hot tubs
• Fireplaces and fire pits
• Balconies and decks
• Stairs
• Game areas
• Outdoor areas
• Roads, driveways, and wooded areas
Children should not climb on furniture, railings, tables, bunk structures, or decorative features.
HOT TUBS
Please shower or rinse off before entering the hot tub whenever possible.
Do not add soaps, oils, bath products, food, beverages, or other substances to the hot tub.
Children must be closely supervised, and glass is never permitted in or around the hot tub.
Please replace and secure the hot tub cover after each use. Never sit, stand, walk, or place objects on the hot tub cover.
TOWELS & LINENS AT CHECKOUT
Before leaving, please help our cleaning team by gathering used linens.
Place used towels together in the designated bathroom or laundry area.
Please gather used sheets and linens together as instructed in your checkout directions. Do not mix wet towels with dry bedding.
Please do not use bath towels, hand towels, washcloths, sheets, or other linens for cleaning floors, removing makeup, cleaning shoes, wiping vehicles, or other purposes that may permanently stain or damage them.
KITCHEN & APPLIANCES
Please use kitchen appliances only for their intended purpose.
Do not place hot cookware directly on countertops, tables, or other surfaces. Please use the provided trivets or appropriate protective surfaces.
Before checkout, please place dirty dishes in the dishwasher and start the dishwasher if instructed in your checkout directions.
Do not leave excessive food, grease, or trash throughout the cabin.
FIREPLACES, FIRE PITS & GRILLS
Please use fireplaces, fire pits, and grills only according to the property's instructions.
Never leave any flame or cooking appliance unattended.
Do not move grills, fire pits, propane equipment, or fireplace components from their designated locations.
Never dispose of hot ashes or coals in trash containers.
NO PARTIES OR UNAUTHORIZED GUESTS
Parties, events, and gatherings are not permitted unless specifically approved in writing before your stay.
Only registered guests included on the reservation may occupy the property overnight.
Please respect our neighbors and the peaceful mountain environment, particularly during nighttime hours.
DO NOT TAMPER WITH PROPERTY EQUIPMENT
Please do not unplug, disconnect, reset, relocate, cover, disable, or otherwise tamper with:
• Wi-Fi routers or Starlink equipment
• Security equipment
• Exterior cameras
• Smart-home devices
• Thermostats
• Televisions
• Electrical equipment
• Smoke detectors
• Carbon monoxide detectors
• Internet or networking equipment
If something is not working properly, please contact us. We would much rather help you resolve the problem than have equipment accidentally damaged.
WILDLIFE & FOOD
You are visiting the beautiful Smoky Mountains, where wildlife is part of the experience.
Never intentionally feed bears or other wildlife.
Do not leave food, coolers, garbage, or food containers outside or in vehicles where they may attract animals.
Keep doors closed and secure trash according to the property's instructions.
DOORS & WINDOWS
Please close and lock doors and windows whenever you leave the cabin.
Do not leave exterior doors open for extended periods. This can allow insects, wildlife, moisture, and outside air into the home.
THERMOSTAT & ENERGY USE
Please use heating and air conditioning responsibly.
Do not operate the HVAC system while exterior doors or windows are left open.
Please turn off unnecessary lights when leaving the property or when retiring for the evening.
PARKING
Park only in designated parking areas.
Do not park on landscaping, grass, neighboring property, or anywhere that blocks roads, driveways, emergency access, or another property.
DAMAGE OR PROBLEMS – PLEASE TELL US
Accidents happen. If something is damaged, broken, stained, or stops working, please contact us promptly.
Early notification often allows us to resolve an issue quickly and prevent additional damage.
Guests are responsible for damage to the property, missing items, excessive cleaning, or violations of these House Rules caused by members of their party.
TRAVEL INSURANCE STRONGLY RECOMMENDED
Mountain travel can occasionally be affected by severe weather, road conditions, power or internet outages, illness, flight disruptions, and other circumstances outside anyone's control.
We strongly recommend purchasing appropriate travel insurance to protect your reservation against unexpected events.
CANCELLATION PROCESSING FEE
All cancellations are subject to a processing fee of 3% of the reservation amount or $75, whichever is greater, subject to applicable law and the terms of the booking platform.
RENTAL AGREEMENT & GUEST VERIFICATION
A signed rental agreement and completion of our guest verification process are required after booking.
The agreement will be provided shortly after your reservation is confirmed.
A FINAL NOTE FROM DAN & MARIA
These cabins are more than rental properties to us. They are privately owned homes that we have personally invested in, furnished, cared for, and chosen to share with our guests.
We want you to relax, make memories, enjoy the mountains, soak in the hot tub, laugh with your family, and feel completely at home.
All we ask is that you leave the cabin with the same care and respect with which you found it.
Please don't move our furniture, alter our home, remove light bulbs, attach things to our walls, or unnecessarily damage the property. If something isn't right or you need something, simply contact us. We're happy to help.
Thank you for choosing 16 Miles Stays and for helping us take care of these special places.
