B) Note Regarding Check-in and Check-out Times
Our housekeeping, maintenance, and inspection teams rely on the property being open between 11am to 4pm. Please follow these standard check-in and check-out times.
•Early Check-Ins - If the room is ready early we will send you a message. Feel free to let us know you are in the area, but understand that we depend on having this time to service the condo. Arrange for your own storage of luggage and perishable goods until the standard check-in time.
•Late Check-Outs - Anything later than the standard check-in time requires us to block off an extra day. If requesting advanced late check-out it is at the standard one night rate. Alternatively you can check with us the day prior to departure, based on availability, we may be able to block the extra night and offer a late check out at a lower rate than the standard one night rate. We only offer this during the day (8am-5pm HST) prior to departure if it is available.
C) Keep the property safe and clean. Do not create unsafe or unsanitary conditions. You are responsible for any damage, loss, or excessive cleaning required beyond normal use, including but not limited to missing/damaged items, excessive trash, dirty dishes left over, damaged drywall, or stains/odors.
The property accommodates a maximum guest number as stated in the listing. No subletting, assignment, or commercial use is allowed. No fraternities, school groups, civic groups, commercial photography/videography or other event gatherings without prior approval. You are responsible for everyone in your party and any visitors you bring on the property.
Cancellations are strictly handled according to the cancellation policy agreed to through Airbnb. Changes in reservation dates are not guaranteed. Guest is advised to obtain travel insurance or utilize a credit card that provides the benefit.
Parties, events, gatherings, or functions of any kind are strictly prohibited. Quiet hours apply (typically 10 PM to 8 AM, or as posted/notified)—keep noise levels respectful to avoid disturbing neighbors.
Pets are not allowed unless you receive explicit prior permission from the host. Unauthorized pets will result in immediate issues, including eviction without refund and a $500 pet cleaning fee.
Inform the host in advance by entering the correct guest count information on your reservation. Exceeding guest count limit will end the stay abruptly with no refund. Children 2 and under do not count towards the number of guests. Must be 21 years or older to book.
Smoking (including vaping) is prohibited inside the property, balcony, and common areas. Violations will result in a $1,000 fine plus the cost of damage, remediation service, and subsequent booking cancellations. Follow any posted rules for designated smoking areas.
Hot Tub, Pool, or Recreational Features (if provided): Follow all posted instructions for safe use. Use is at your own risk.
Appliances, Utilities, and Maintenance: Report any issues immediately. No refund, credit, or cancellation for inoperable appliances, pool/hot tub issues, utility outages, wifi outages, power outages, inoperable elevators, tropical bugs (ants, termites, roaches, etc), pests, odors, water issues, weather events, construction nearby, or any acts of nature or emergency. Host will make best effort to resolve issues where possible. If guest prefers repair/replacement to be done after their stay, please inform us accordingly. In the event the repair service determines the equipment is obviously functioning as intended or the failure was due to Guest misuse or actions, the Guest may be charged for the actual cost of the service call.
The host reserves the right to enter the property for inspections, maintenance, repairs, or if there is reasonable concern about damage or rule violations.
Lost and Found: You are responsible for shipping costs if you request return of lost items. Unclaimed items after 30 days may be disposed of. Host not liable for any items left in property.
Use of the Property: Any equipment (e.g., recreational items such as but not limited to boogie boards, snorkel gear, beach umbrellas, beach chairs, etc if available), hot tub, pool, stairs, decks, beach, ocean, and outdoor areas is at your own risk. These activities carry inherent dangers (slips, falls, weather, animals, drowning, etc.). You assume full responsibility for yourself, your party, and any visitors. The host is not liable for bodily injury, illness, damage, or loss. Beach umbrellas are not provided due to their hazardous nature in the wind. Snorkel gear also not provided, we recommend to rent from a pro shop such as Boss Frogs or Snorkel Bob's.
Maximum stay of 27 days, cannot make multiple reservations to exceed 27 day maximum. HOA House Rules apply, guest liable for any and all HOA fines during their stay.
Follow all federal, state, county, and local laws (including pollution/environmental rules). Violation of any house rule may result in warnings, additional fees, and/or immediate termination of your stay without refund.
By booking and staying, you and your entire party agree to follow these rules. Share them with everyone in your group. If anything in the listing description or house manual conflicts, these rules take priority for conduct and responsibilities.
