These House and Ground Rules have been adopted by the Board of Directors to provide each owner and guest the quiet, peaceful enjoyment of his (her) apartment home at Honokowai Apartment; d.b.a. Honokowai Palms. The Manager is authorized by the Board of Directors to enforce these rules. Do not request to break a rule. Your cooperation is greatly appreciated.

1. No occupant shall make or permit to be made in the apartment or on the ground any noise which interferes with the rights, comforts and convenience of the occupants of other apartments. Loud noise will not be tolerated at any time. All radios, televisions, stereos, and musical instruments must be played as so not to be audible outside of the unit between 10pm and 8am. Please refrains from performing noisy cleaning or maintenance activities during these hours. Please be considerate of your neighbors when entering and leaving your apartment after 10pm. Loud renovation noise limited to 8am to 5pm weekdays and 8am to 12noon Saturdays, and prohibited on Sundays.
2. Barbecuing is NOT permitted in the building or on the lanais or walkways. Please enjoy the BBQ area which has been provided.
3. Towels, bathing suits, or clothing shall not be hung on the lanais or walkway railings. Please store rafts, toys, fishing equipment, surfboards, bicycles, etc. within your apartment. No personal items may be stored or hung on or over stays, walkways or other access areas. No items are to be hung on lanai walls.
4. Pets of any type or feed of stray animals will not be permitted at the Honokowai Palms.
5. PARKING-Each apartment is allocated one (1) parking stall. Only one vehicle per apartment is allowed with the exception of the following: One (1) additional resident owner motorcycle or moped may be parted at the head of the resident’s designated spot. If not actively ridden, the motorcycle or moped must be covered. Vehicles must be parked in the assigned stalls, not in the Fire Lane, along the side of the buildings or along the roadways curbs. There shall be no car repairs or maintenance performed on the premises. Vehicles are not to be driven on the lawn. Vehicles are not be backed into the parking stalls. Vehicles in violation of this rule will be towed at the owner’s/tenant’s expense. No vehicle is permitted on Honokowai Palms property that leaks oil, brake/transmission/other fluids. If a vehicle is leaking, mitigating measures must be taken immediately to prevent fluids from leaking onto parking lot surfaces. Owners will be given 45 days to repair vehicles and clean the spot initially after which they are subject to a $200 fine and ongoing monthly clean up charges. No non-resident vehicles may be parked overnight on property. PLEASE NOTE THE OWNER/TENANT IS RESPONSIBLE FOR ANY COSTS NECESSARY TO REPAIR DAMAGE DONE TO THE PARKING LOT SURFACE DUE TO FLUIDS LEAKING FROM THEIR VEHICLES OR THE VEHICLES OF THEIR GUEST OR ASSIGNS .
6. All vehicles must be registered with the Manager. All vehicles must have current safety sticker and license registration tag. Any vehicle without these items will be considered to be illegally parked and may be subject to towing.
7. All residents MUST register with the Manager as required by Hawaii State Law.
8. Laundry room house are posted by the Laundry Room. Please observe them. The Laundry Room is for the sole use of owners and or tenants of Honokowai Palms.
9. Please lock apartment door before retiring or when leaving the unit.
10. Guests and residents must be properly clothed. NO NUDITY will be tolerated.
11. No changes of any nature shall be made to the exterior of the buildings or exterior window shades, awnings or solar panels be installed unless approved by the Board of Directors.
12. An owner, long-term renter or paying guest wishing to entertain more than 6 guests on the premises, may arrange to use the game area, barbeque area, or pool for a private party within 48 hours advance notice and permission of the Manager with a $100 refundable deposit (for damage or cleaning). This will be on a first come, first serve basis.
13. All Guests are encouraged to empty trash daily in the dumpster area. Do NOT put household trash in the laundry or pool area. 14. You must have a pool key to use the pool. See Resident Caretaker to obtain a key if the pool keys provided to your unit are lost. Replacement cost is $25 per key.
14. State Health rules for use of swimming pools are posted at the pool. ABSOLUTELY NO GLASS on the pool deck or in the pool; pool areas are to be kept clean; all children under the age of 14 must be accompanied by a responsible adult, wither or not such children are in the water; guests of any age must be accompanied by a registered tenant or owner.
15. There shall be no plants or any other items in, on or attached to any railings, walkways or stairwells.
16. If an apartment owner’s lessee, renter, or guest fails to observe all of the provisions of the Declaration, Bylaws, or House Rules, the apartment owner shall, if requested by the Board, immediately remove the lessee, renter or guest from the premises on behalf of the owner and at the owner’s expense.
17. Objectionable odors or smoke should be controlled inside the apartment unit; close all windows and doors. Be aware and respectful of your neighbors. (**Please note there is NO SMOKING of any kind in any condo managed by Chase ‘N Rainbows)
18. “No Smoking” is permitted on any carpeted surface including walkways, stairways, “gathering lanai” adjacent to the resident caretaker’s apartment or any other carpeted areas that are a part of the common element.
19. Violation procedure & consequence: first violation will be verbal and/or written notice; second violation may result in a fine of $25.00 and a third violation may result in a fine of $50.00.
20. Additional paid parking spaces are available for rental to homeowners in good standing on a first-come, first-serve basis. Good standing is defined as having no delinquencies of House Rule violations within the previous 12 month at the time parking spots become available. If the owner becomes delinquent or violates the House Rules, their parking privilege may be revoked.
