Designed to accommodate up to 15 guests, the layout consists of 4 bedrooms and 4 bathrooms. The sleeping arrangements are thoughtfully organized for large groups: Bedroom 1 features a King bed with an ensuite bathroom, and Bedroom 2 offers a Queen bed. Bedroom 3 is ideal for groups with 3 Queen beds and its own ensuite bathroom, while Bedroom 4 serves as a versatile space with 2 Queen beds, 1 Single bed, an ensuite bathroom, and an integrated games room. For added convenience, all rooms are located on the ground floor, making the villa highly accessible for children and the elderly.

While general amenities are limited to the core property features, the home is packed with entertainment options. Guests can enjoy a private pool, a 120-inch home cinema, a pool table, a karaoke system, and a Mahjong table with tiles. For active fun, there is table soccer and football, while the outdoor area features a BBQ pit and outdoor dining. The home is equipped with high-speed 300mbps WiFi, free Netflix, and Disney+. The fully equipped kitchen includes a fridge, microwave, kettle, pots and pans, and a Cuckoo hot and cold water purifier. Additional comforts include a washing machine, fresh towels, toiletries, and clean bed linens.

The villa is situated in a highly convenient location in Johor Bahru, Johor, directly opposite a QQ mart for daily essentials. The neighborhood is surrounded by a variety of local foods, cafes, shopping malls, massage parlors, pubs, and saloons. It offers easy access from Singapore and key city points, with Mid Valley Southkey just 5 minutes away, Aeon Tebrau and Ikea Tebrau 8 minutes away, and City Square and CIQ within 15 minutes. Other attractions like KSL City Mall (15 mins), Johor Premium Outlet (30 mins), and Legoland Medini (40 mins) are all within easy reach.

Practical information for your stay: check-in is at 3:00 PM and check-out is at 12:00 PM. To maintain a peaceful environment, guests are asked to respect the neighborhood's quiet hours. Pets are not allowed. Please note that birthdays, parties, or gatherings exceeding 15 people must receive prior approval from the host; unauthorized large gatherings may lead to cancellation without a refund. Extra floor mattresses are available upon request for RM50 per set. Parking is plentiful, with 3 spaces inside the property and 5-10 spaces available outside.
