Please ensure you read all of the rules below. By confirming your booking of this property, you agree to comply with all Rental Rules and associated fees for violations. A few especially important ones:

• No smoking or vaping anywhere on the property, inside OR outside. Violations will result in a $1,000 fine.
• If you bring more humans than agreed upon by your reservation (and/or exceeding the 10 max amount), you will be asked to leave without a refund and/or charged an extra $100 per human per night.
• All guests must be 25, except children accompanied by their parents.
• You must abide by the quiet hours (10pm-8am) and be conscious of excessive noise. Noise complaints will result in a violation on our (the host's) record and the immediate termination of your stay.
• No pets of any kind are permitted on the property. Violations will result in a $500 fine plus any damage costs and immediate termination of your stay.
• No parties or unauthorized guests at the house at any time.
• If something is broken it's because the previous guest didn't tell us. If you see something, please say something.
• Your booking is covered by Waivo damage protection. This is covered by the "management fee" and is purchased in lieu of a cash damage deposit.

Before you leave, we ask that the items below be completed to help our housekeeper prepare for the next guest:

• Please strip the beds and consolidate with dirty towels
• Please empty the fridge and dispose of all trash in the designated community dumpster located across the street from the gate that you enter/exit through
• Please load all dishes into the dishwasher and run it
• Please ensure all lights are off and windows/doors are closed and locked
• Please ensure the hot tub is turned on (set to 90 degrees) and covered
• Please turn all thermostats to 60 degrees in the winter and air-conditioning to 75 in the summer
• Please ensure all kayaks and water equipment are returned to their designated storage area

The hot tub will have been professionally cleaned prior to your arrival Larsen Lake and its beach are steps from the property — please be respectful of the shoreline, keep it clean, and supervise children near the water at all times We have stocked the cabin with starter supplies. However, you will likely need to supplement with your own during your stay such as toilet paper, paper towels, soaps, etc.

EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN. RENTAL AGREEMENT TERMS:

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8:00 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. No parties or other gatherings of individuals greater in number than the number of individuals legally permitted to occupy the Premises are permitted. If The Host is notified of a noise complaint during Renter's occupancy, Renter will be notified by direct message, e-mail or telephone. If The Host is notified of a second noise complaint, Renter will be removed immediately from the Premises without refund and charged the fine from our private community. If law enforcement is called to the Premises for any reason relating to a disturbance, Renter shall be responsible for all costs associated with such activity and may be subject to immediate eviction and prosecution. OCCUPANTS. Renter must accurately disclose occupancy including the number of adults and children that will occupy the Premises. Maximum occupancy is 10 guests at all times, including day visitors and children. Unless otherwise approved in writing by Host, occupancy over the indicated capacity may result in immediate eviction and forfeiture of amounts paid. In the case that evidence shows the minimum age requirement of 25 years old was not met, the reservation will be considered cancelled and the cancellation policy will be in effect. NO PETS. No animals of any kind are permitted on the property at any time, inside or outside. Violation of this policy will result in a $500 fine plus any associated damage costs and immediate termination of the stay without refund. PARKING. Parking is permitted in the driveway only. Cars may not be parked on the road, on the grass, or near the lake shoreline. Any illegally parked cars are subject to towing; applicable fines and towing fees are the sole responsibility of the vehicle owner. SMOKING POLICY. Smoking or vaping indoors OR outdoors is explicitly prohibited. Any evidence of smoking, including smoke residue, odor, or cigarette butts, will be subject to additional cleaning paid for by Renter. Violations will result in a $1,000 fine. WATERFRONT & WATER SAFETY. The property is situated directly on Larsen Lake. Renter assumes full responsibility for the safety of all guests near the lake and shoreline, including the supervision of children and non-swimmers at all times. Use of kayaks and any water equipment is at the Renter's own risk. Life jackets are provided and must be worn by children on the water. Renter agrees to release the Host from any liability related to waterfront or water activity risks. KAYAKS & WATER EQUIPMENT. Kayaks and water equipment are provided for guest use and must be returned to their designated storage area at the end of each use. Equipment must be used responsibly and in designated areas only. Renter is responsible for any damage to kayaks or water equipment caused during their stay. ACCOMMODATIONS. The accommodations are fully furnished, including bedspreads, linens, blankets, pillows, bath towels, and a fully equipped kitchen. Furnishings may differ slightly from photographs. Missing or damaged items shall be charged to Renter. AMENITIES. The Renter acknowledges that the property includes amenities such as a hot tub, kayaks, speakeasy, arcade, and firepit ("Amenities") and agrees to use them at their own risk, taking full responsibility for their safety and the safety of their guests. The Renter understands the inherent risks, including drowning, slipping, and injury, and agrees to release the Host from any liability related to such risks. SPEAKEASY. The speakeasy is available for guest use and must be treated with care. No glass outside of the speakeasy area. Renter is responsible for any damage to the speakeasy, its furnishings, or its equipment caused during their stay. FIREPLACE / FIREPIT POLICY. In the firepit, Renter will only use wood designated as firewood. Renter will not leave a fire burning unattended and will clean up and safely dispose of any ashes. Fireworks of any kind are strictly prohibited on the property and surrounding grounds. CHILD SAFETY. The Renter acknowledges that the rental property is not childproofed and is solely responsible for ensuring child safety during their stay. This includes supervising children near the lake, shoreline, hot tub, speakeasy, and all other areas of the property. The Renter agrees to indemnify and hold harmless the Host from any claims or liabilities arising from incidents involving children during their occupancy. SUBLETTING. The Renter does not have the right to sublet the Premises. Only approved and registered Renters may access the property. TRASH. Renters shall dispose of all waste material generated during the Rental Term. Trash must be bagged and removed from the house and discarded in the designated community dumpster located across the street from the gate. Failure to remove all trash from the property will result in a $250 fine. SECURITY CAMERAS / TECHNOLOGY. There are no interior cameras of any kind. Exterior cameras, video doorbells, keypads, smart home technology, and noise/smoke monitors are installed for safety and may not be tampered with or disabled. Renter will be immediately evicted with no return of funds upon violation of this policy. PLUMBING. Renter is responsible for informing all guests to use only septic-safe toilet paper. No other items will be flushed even if labeled "flushable." Any damage to the septic or plumbing system caused by Renter will be their full responsibility. PINATAS / CONFETTI / GLITTER / FIREWORKS. No confetti, glitter, or pinatas are allowed anywhere on the premises or grounds. No tape or anything that will mark the walls may be used to hang decorations. No fireworks of any kind may be brought or used on the premises. INDEMNITY CLAUSE. The Renter and their guests agree to indemnify and hold harmless the Owner, Host, Property Manager, and affiliates against any and all claims, demands, liabilities, damage, cost or expense whatsoever, including those of third parties, of personal injury or property damage arising from the use of the Premises. This includes but is not limited to claims arising from use of the hot tub, kayaks, speakeasy, arcade, firepit, lake access, and any other part of the Premises. ILLEGAL ACTIVITY & WEAPONS. The Renter shall use the Premises for legal purposes only. Illicit drug use, verbal or physical abuse, or illegal behavior shall cause immediate termination with no refund. Firearms, ammunition, and weapons are not permitted anywhere on the Premises. FALSIFIED RESERVATIONS. Reservations made under false pretense, including falsified name, age, or party size, will result in immediate eviction and forfeiture of all amounts paid. DAMAGE INSURANCE. The duration of the Rental Period is covered by Waivo damage protection up to a $1,500 limit. Damage exceeding coverage limits is the Renter's full responsibility. CANCELLATION POLICY. Renter can cancel in accordance with the cancellation policy of Airbnb, VRBO, or Hospitable (for direct bookings) where they completed their reservation. GOVERNING LAW. This Agreement shall be governed and subject to the laws of the jurisdiction of the Premise's location. LEGAL ACTION. By booking this property, the Renter waives the right to pursue legal action in court and agrees to resolve disputes through arbitration or mediation, first seeking any award from the online booking platform. POSSESSIONS. Personal items left on the Premises are not the responsibility of the Host. If claims are not made within two weeks of departure, the Host may keep or dispose of such items. ATTORNEY'S FEES. The Renter agrees to pay all reasonable costs, attorney's fees, and expenses incurred by the Host in enforcing this agreement.

Renter, by booking this property via Airbnb, VRBO, or direct booking, acknowledges that they will comply with the terms of this agreement.
