• No parties or events Gatherings, parties, or events of any kind are strictly not permitted. This helps preserve the peace of the neighborhood and the condition of the home.

• Registered guests only Only the guests listed on your reservation are permitted to stay. The number of occupants must match your booking exactly, unless prior approval received. Unauthorized additional guests may result in immediate cancellation of the reservation without refund.

• No pets allowed We adore animals, but to maintain a comfortable, allergen-free environment for all our guests, pets (including emotional support animals unless legally required with prior documentation) are not permitted. Bringing a pet may lead to cancellation without refund and additional cleaning fees.

• No smoking For the comfort and health of all guests, smoking (including vaping, e-cigarettes, and marijuana) is strictly prohibited inside the property. Any evidence of smoking will incur cleaning and deodorizing fees.

• No food or drinks in bedrooms To keep the sleeping areas fresh and inviting, please enjoy meals and beverages only in designated dining and living spaces.

• Respect quiet hours To ensure a restful stay for everyone, please observe quiet hours from 9:00 PM to 8:00 AM. Keep noise to a reasonable level at all times, especially outdoors, to respect our neighbors.

• Adhere to check-in and check-out times Please respect the scheduled arrival and departure times. Late check-out without prior approval may result in additional fees equivalent to an extra night’s stay

• Treat furnishings with care We’ve thoughtfully furnished the home for your enjoyment—please do not rearrange furniture or remove items from the property. Any damage beyond normal wear may result in repair/replacement charges.

• No illegal substances The use or possession of any illegal substances on the premises is strictly prohibited and may result in immediate eviction without refund.

Hawaii County Local Ordinances

Hawai’i County has adopted local ordinances to help keep our neighborhoods pleasant for everyone. Please help us continue to be good neighbors by following the local statutes listed below.

A) Quiet Hours - Quiet Hours shall be observed from 9pm to 8am, during which time the noise from the cottage shall not disturb the adjacent neighbors.

B) Sound - Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise occur in a residential area.

C) Parking - Guest vehicles shall be parked in the designated parking area. No parking on the street at any time.

D) Usage - The vacation rental shall not be used for commercial purposes.

Cleanliness Volcano's rain can create mud, and we want to preserve the cleanliness of the home for future guests. If any mud or stains are found on carpets, linens, or furniture, we will need to assess and charge for cleaning or replacement.

Tropical Creatures Hawaii is a tropical paradise, and while we take great care to keep the home spotless, occasionally a creature may find its way inside if food is left out. We recommend keeping food in the refrigerator to avoid unwelcome visitors.

Jacuzzi / Hot Tub To keep the jacuzzi in perfect condition for all guests, we kindly ask that you shower off any oils, sunscreen, or other products before entering. The jacuzzi is set to a optimal temperature, and we ensure this temperature is met when our cleaning and maintenance team departs. If there is a power outage or other issue causing the temperature to drop, it will reheat at its own pace, and we are unable to speed up the process. Unfortunately, no refunds can be given for heating delays.

Outdoor Fire Table To maintain the beauty of our new fire table, please refrain from roasting marshmallows or making smores over the fire. Additional cleaning or damage fees will be charged for any mess left behind.
