All renters are required to complete and sign a rental agreement 24-48 hours after booking your stay. Airbnb only provides us your channel email address and a valid e-mail address is required for this to be completed. If a valid email address is not provided and rental agreement is not signed with in 24-48 hours after booking the Host has the right to cancel the booking without penalty.

*Minimum Age to Rent is 25

*Refundable Damage Deposit of $ 500 is required.

*OCCUPANCY IS MONITORED~ We use exterior surveillance cameras to monitor guest occupancy. (Ring door bell at the main entrance, 1 camera viewing the direction of the front door and Hammermill Trail entrance, 1 camera viewing old driveway entrance)

*MAXIMUM OCCUPANCY is limited to Guests count submitted at the time of BOOKING. (If the guest count changes it must be submitted to Host for approval before check in additional fees may apply)

*ONLY REGISTERED GUESTS CAN BE AT THE PROPERTY AT ANYTIME DURING YOUR STAY. ABSOLUTELY NO VISITORS PERMITTED WITHOUT PRIOR AUTHORIZATION. If evidence found you will be asked to vacate immediately with no refund of rent/deposit.

*THIS IS NOT A PARTY HOUSE - Certain types of Events (again NOT parties) are possible but MUST be approved by host prior to BOOKING and a separate event agreement is required to be signed prior to arrival. UNAUTHORIZED events are a violation of your lease agreement and will result in immediate removal from the property with no refund of rents or security deposit.

*All children must be under adult supervision at all times to ensure their safety and proper use of items within the home.

*NO PETS - are permitted for any reason. If evidence IS found you will be asked to vacate immediately with no refund of rent/deposit.

*Outdoor Surveillance camera with Audio & Video at the entrance of the property

*NO SMOKING - Damage deposit will be forfeited/you will incur charge of $1000 if you opted for damage insurance as smoking is not covered. You will incur additional charge for carpet cleaning and deodorizing if evidence of smoking.

*NO Candles or Incense allowed. NO open flames with exception of wood burning fireplace & fire pit. Do not remove smoke detectors.

*Due to the property having a septic tank please ONLY flush toilet paper in toilets.

*Do not use white towels to remove your makeup. Black "Makeup" clothes or gray hand towels have been provided for make up removal.

*NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate however is available at an additional rate.

*STORM POLICY/ROAD CONDITIONS: No refunds will be given for weather/storms.

*HOT TUB: You are responsible for proper care of Hot Tub. Hot Tub instructions are posted near the Hot Tub. Hot Tub must be covered when not in use to retain heat. Do not sit on the hot tub cover or use it for storage. Damage to cover or Hot Tub due to misuse will result in additional charges. Due to high temperatures, hot tubs are not suitable for small children or pregnant women. Children under legal age should not be left unattended. It is not wise to sit in the hot tub longer than 15 minutes at a time. It is imperative that everyone (adults and children) shower before entering the Hot Tub to remove body oils, makeup, and lotions.

*POOL: It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool. Tenant agrees to have a responsible adult supervising minors while they swim in the pool. Tenant is hereby notified that the pool can be dangerous and tenant accepts fully the risks involved. Tenant is further notified to be cautious when exiting the rear of the home as the pool is could be open and in close proximity to the entry ways and can be a hazard. There are no rails to prevent a fall into the pool.

Owner, do not assume liability for loss/damage/injury to persons/personal property nor accepts liability for inconveniences/damage/loss/injury arising from temporary defects/stoppage of water/cable/wifi/electricity/plumbing, as well as due to weather conditions/natural disasters/acts of God/other reasons beyond its control.

Tenant acknowledges if premises reserved includes a pool and hot tub, the undersigned agrees and acknowledges pool/hot tub/patio/deck can be dangerous, the deck/patio can be slippery when wet, and injury may occur if not careful. With full knowledge of above, Tenant accepts/assumes all risks involved to Tenant/Tenant's guests related to use of pool/patio areas.

Tenant fully releases/discharges Owner from all liabilities/claims/demands/causes of action by reason of any injury/loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any guests as result, or connection with occupancy of premises and agrees to hold Owner free and harmless of any claim or suit arising. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves right to terminate this Agreement upon their discretion at any time.
