RULES OF CONDUCT
Check-in is at 3 PM
Check-out is at 11 AM.
GUEST SCREENING: We use a third-party Guest Screening from SafelyStay to confirm your identity and check criminal databases in order to confirm your reservation. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.
OCCUPANCY is limited to SIX (6) people, including children over two years of age.
NO OVERNIGHT STAYS are permitted for any guests not included in the original reservation. Violations of this limit may result in eviction and forfeiture of prepaid rent.
NO SMOKING is allowed inside the house. Smoking indoors voids your tenancy and security deposit.
NO PARTIES are permitted. Visitors must conduct themselves in such a way that there is no unreasonable disturbances to area neighbors.
QUIET HOURS are between 10:00 p.m. and 8:00 a.m. Please be mindful of your voices carrying or car doors shutting loudly. Please turn OFF EXTERIOR LIGHTS after use.
PETS are allowed. PLEASE READ OUR PET POLICY BELOW.
NO FIRES are allowed outdoors.
FIREWORKS are NOT allowed anywhere in San Juan County.
WATER CONSERVATION: Please remember we have limited resources on the island. Do no leave water running when not necessary: while brushing teeth, washing dishes, long showers etc,. Please don’t wash cars or use water unnecessarily. We appreciate your efforts to help maintain our limited supply.
DO NOT FLUSH anything other than toilet paper. The property is on a septic system.
TRASH and CLEAN RECYCLABLES should be placed in the marked container in the driveway (or as needed during your stay).
DO NOT TRESPASS on neighboring properties.
PARK only in the area in front of the garage. There is parking for TWO vehicles ONLY. Please DO NOT park in the neighbors driveway or block their access.
OBSERVE ALL POSTED SPEED LIMITS at all times; 10 miles per hour (mph) on our private paved and non-paved roads.
PLEASE TURN OFF BBQ tanks at the valve after using. Use tool to clean off the surface while hot.
Please read our PET POLICY and contact us to register your dog.
One or Two dog limit. Please do not ask to bring three or more dogs.
Please declare your dog's breed and weight when you book your stay via messaging app.
We reserve the right to refuse certain breeds and dogs that are over 60 lbs.
Pets are expected to be well-behaved and socialized with strangers
Pets are NOT to be left unattended in or outside of the house. Bring your own crate.
Owners are responsible for cleaning up their pet’s waste, including in the yard. Bring your own doggie bags.
Pets are not allowed on furniture or beds. You may be charged an extra cleaning fee.
Do not allow your pet to sleep or use the carpeted bedrooms in the house.
Trim your dog's nails and Groom the dog to reduce shedding before arrival.
If additional cleaning time is required due to a pet’s mess, you could be charged up to $50/hr.

SECURITY WAIVER:
Keep the property and all furnishings in good order. All furniture is in same position/location.
Only use appliances for their intended uses.
Do not remove any towels or linens from the house.
No damage is done to the home or its contents.
All trash and recycling are placed in the containers outside in the marked bins.
Soiled dishes are cleaned and put away
All charges accrued during the stay are paid prior to departure.
No linens are lost or damaged.
No unapproved early check-in or late checkout.
The guest is not evicted by the owner (or representative of the owner), or local law enforcement.
The cleaning of Cool Breeze doesn’t take more than SIX (6) hours to complete.
CANCELLATION POLICY: We offer a Firm Cancellation Policy with a Full Refund 30 days prior to your check-in date. A 50% refund is given if canceled within 30-7 days prior to your check-in. Last minute cancellations due to any emergency, death, medical or weather-related issues do not qualify for a refund.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. We do not offer refunds based on personal medical or weather conditions.
HURRICANE OR STORM POLICY – No refunds will be given unless:
The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
STORM POLICY/ROAD CONDITIONS – Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four-wheel drive and/or chains during the snow months. We do not refund due to road conditions. Geer Lane is a steep road and cars may need to park at the bottom of the road in icy conditions.
STORM POLICY/POWER OUTAGE POLICY – No refunds will be given in the event of a power outage. Winter storms can cause power outages, normally lasting no longer than 24hrs. Cool Breeze has a gas cooktop for cooking and Emergency Solar lights are on-site for guest use.
Cool Breeze is privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners and Orcas Vacation Homes are not responsible for the loss of personal belongings or valuables of the guest.
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
