Thank you for booking with us! We truly love our home and look forward to hosting you at Retreat at Vilano. We ask that all guests carefully read and review the house rules below. Your booking serves as confirmation that you have read, understand, and agree to these rules and the fees they carry if violated. These policies are in place to protect the property, ensure a comfortable stay for all guests, and maintain a respectful relationship with our neighbors.

House Rules Age Requirement / Third-Party Bookings The minimum age to book Retreat at Vilano is 25 years old. Third-party bookings (where the booking guest will not be present at check-in) are not permitted. Violation of this policy will result in immediate cancellation of the reservation without refund.

Parking Parking is free and provided on-site. You must notify us in advance of the number of vehicles in your party so we can comply with local regulations. Street parking is not permitted.

Additional Guests Any guest entering the property beyond the number listed on your reservation is subject to a $30 per person, per nightfee. A guest is defined as anyone who enters the property at any time. This policy is strictly enforced to prevent parties, maintain neighborhood relations, and comply with local occupancy and fire marshal regulations. Accurate guest counts also ensure proper preparation of linens, towels, and amenities.

Pet Policy We are dog-friendly and welcome up to two dogs per stay with a $100 non-refundable pet fee per pet. Additional dogs must be requested and approved in advance. Cats are not permitted and will result in a $500 fine. Any undeclared pets will also incur a $500 charge. Dogs must remain leashed in the front yard at all times. The backyard is fully fenced and approved for off-leash use. Pets are not allowed on furniture or beds. Excessive pet hair, damage, or waste left behind will result in an additional $100 cleaning fee. Guests agree to crate their dogs when not present in the home. A kennel is provided if needed.

TV Services The home is equipped with Roku TVs. Guests are responsible for signing into and out of their personal streaming accounts prior to checkout.

Internet Access High-speed internet is provided. Access requires entering a name and email address. This information is used solely for security and compliance purposes and is never sold or shared. While we make every effort to maintain reliable service, internet outages are outside our control and are not grounds for refunds.

Parties, Smoking, & Noise Parties, smoking, loud music, and disturbances are strictly prohibited. Any violation may result in immediate cancellation of the reservation without refund. A $250 fine will be charged for any noise complaint requiring intervention. Exterior cameras monitor public-facing areas only and are used solely to verify compliance. There are no interior cameras.

Bachelorette Parties All guests must comply with our general house rules and respect the property and neighbors (quiet hours, guest count, parking). Glitter decorations of any kind (including confetti or body glitter) are strictly prohibited, and no decorations may be attached to walls, ceilings, doors, or other surfaces, including tape, command strips, or adhesive décor. If glitter or adhesive residue is discovered anywhere in the home after checkout, a $500 deep-cleaning and repair fee will be applied due to the additional labor required.

County Ordinances & Complaints This property operates under a valid short-term rental permit and must comply with all St. Johns County and City of St. Augustine ordinances. Local residents have access to an anonymous hotline to report short-term rental violations, and any complaint filed with the county is taken seriously and may place our permit at risk. Failure to immediately comply with a county complaint or ordinance may result in removal from the property without refund.

Quiet Hours Quiet hours are 10:00 PM – 8:00 AM on weekdays and 11:00 PM – 8:00 AM on weekends. This is a residential neighborhood, and strict adherence is required.

Damages Guests must report any existing damage within 4 hours of check-in. Failure to report damage may result in responsibility for repair or replacement costs identified after checkout.

Early Check-In / Late Check-Out Early check-in or late check-out must be requested at least 24 hours in advance and is subject to availability. Each is $50. Guests remaining past checkout time will be charged $100 per hour.

Travel Insurance & Weather Policy Florida weather, including hurricanes, is a known seasonal risk. We do not offer refunds for weather events, storms, or hurricane threats unless a mandatory evacuation order is issued for the property’s location. In the event of a mandatory evacuation, refunds will be issued for unused nights only. We strongly recommend purchasing travel insurance, especially during hurricane season.

BBQ Grill The grill is propane. Guests must be experienced with propane grills and are responsible for cleaning it after each use. The grill should not be moved. Turn off the propane tank after use.

Firepit Guests must be comfortable operating an open fire. Fires must be fully extinguished after use. Sand and a hose are provided if needed. All backyard lights must be turned off before bedtime. Firewood is not provided but is available locally.

Landscaping Landscaping typically occurs on Mondays and may vary due to weather. Guests are asked to cooperate if access is needed.

Nearby Development Retreat at Vilano is located in a desirable and developing area. We are not responsible for construction or noise occurring outside the property.

Lost Items We are not responsible for lost or forgotten items. If an item is recovered and returned, a $20 processing fee plus shipping will apply.

Garbage Disposal Use the garbage disposal sparingly. Do not place hard or sticky items inside. Any plumbing service required due to misuse will result in a $75 charge.

Trash & Recycling Schedule Trash and recycling pickup occurs on Fridays. If you are staying Thursday night, please place the bins at the curb Thursday evening. If you are present after pickup on Friday, return both bins to the cedar enclosure on the side of the house. This process is important and we rely on guests to assist with trash and recycling in order to keep the property and neighborhood in good standing.

Security Cameras The property has exterior cameras monitoring public-facing areas only, including the driveway and doorbell. Tampering with cameras will result in immediate termination of the stay without refund.

Scent Diffusers
This home is equipped with a scent diffuser to create a fresh, relaxing atmosphere during your stay. If you’d prefer to turn it off, you’re welcome to simply unplug it. We just ask that you let us know so our cleaning team can restore it after your departure. For safety, please do not move, tip, or adjust the diffuser, as this may cause the oils to spill.

Check-In Check-in is at 4:00 PM. Access codes are sent within 24 hours of arrival. Self check-in only; no key exchange.

Checkout Instructions Before departure, please: • Start the dishwasher with used dishes (free of food debris) • Remove all trash to the outdoor bin • Pick up and dispose of pet waste • Set AC to 78°F in summer or heat to 68°F in winter Excessive mess or trash left behind will result in a $100 deep cleaning fee.
