This includes Marijuana, Vape, Cigarettes and Cigars. Please be mindful of smoking outside and the smell carrying into the house. There is a $500 fee for smoking inside. Please dispose of all debris from smoking. ** Absolutely NO Parties; this includes small gatherings. Our properties are permitted through the city and have a maximum occupancy per the city's commercial occupancy code. If you break the NO party rule, you will be asked to leave and forfeit all of the money you have spent, even if it’s in the middle of your stay. Suspected parties or multiple non-paid guests visiting will be promptly removed by the owner. Neighborhood & city quiet hours are 9:00p - 8:00a.

Occupancy limits are at all times of day and night, not just guests sleeping at the property. This house is 6 guests at all times.

Please report any damage you may or may not have caused to the property. We check the property thoroughly prior to your arrival. ** This is NOT A PET FRIENDLY HOME. We reserve houses for guests with allergies or other needs for a pet free home. Please check out our profile for our PET FRIENDLY HOMES. ** Board Games are there for you to use and we ask that you put all the pieces back together in the box. If you find a game that does not have all the pieces, please let us know promptly so we can order a new set. ** Always do a full property sweep before you check out at 10:00 a.m. ** Early Check Ins / Late Check Outs ARE NOT GUARANTEED. Due to our cleaning company's schedule, we sometimes cannot accommodate this--however, please reach out to let us know and we will try to work with you regarding this matter. ** Pool and/or Hot tub create a risk to small children. We do not have a lock for either. No lifeguard on duty. The guest booking and any other guests shall use the pool and hot tub at their own risk. Guest shall not permit use of pool or hot tub by any unsupervised children at any time. Guest understands that there are certain inherent risks to person and property located near water (pool, hot tub, lake, stream, pond and any other body of water), including the possibility of drowning. Guest acknowledges that the owner would not rent the property unless the guest accepted this condition.
