These house rules aren’t here to limit your enjoyment - they simply exist to protect the property, keep things running smoothly, and make sure everyone has a great experience.

Most of them are just about using the space appropriately, keeping things safe, and asking for approval if you’re planning something outside the usual. You’re welcome to celebrate, relax, explore, and make the most of everything on offer. Just treat the property with the same respect you’d expect in return, and reach out if you’re ever unsure - we’re here to help.

• No unapproved parties or events Private celebrations are allowed with pre-approval only. Loud or disruptive parties are strictly prohibited.

• Noise curfew from 10pm Quiet hours must be respected out of courtesy to neighbours. No amplified music or loud gatherings after 10pm.

• Only registered guests allowed No additional visitors, day guests, or overnight stays without prior written approval.

• No smoking indoors Smoking is strictly prohibited inside the home. Outdoor smoking is allowed outside and must be disposed of safely.

• Children must be supervised The lake, stairs, balconies, garden paths, and bathtubs may pose risks. Adult supervision is recommended at all times.

• Lake access with caution Swimming is allowed at your own risk. The lake has fish, plants, and wildlife. Treat it like a rock pool in nature. Enter slowly, supervise children, and no unsafe diving or jumping.

• Pets by approval only Pets are not allowed unless explicitly approved. Property is not fully pet-proof and wildlife may be present.

• Respect the gardens and grounds Guests are welcome to explore, but please avoid damaging plants or walking in or on garden beds.

• No tampering with systems Guests may not interfere with irrigation, water tanks, solar systems, Wi-Fi routers, lights or other technical equipment.

• Fire safety The area is subject to fire regulations.

• Use appliances responsibly Please follow instructions for appliances where possible.

• Report all damages immediately Accidents happen - please inform us right away so we can fix issues quickly and avoid further complications.

• Automatic closing gates The property is gated for safety.

• No access to private areas Garage, sheds, locked storage, and lower-level residence are not part of the guest booking and must not be entered unless for parking and with prior approval.

• Park only in approved areas Do not block driveways, fire access zones, or neighbouring properties. Park only within the property.

• Use septic system properly Only toilet paper should be flushed. No sanitary items, wipes, or other waste may enter the system.

• Treat furnishings with care Furniture, bedding, towels, and décor must not be removed, stained, or used outdoors unless specified.

• Dispose of rubbish properly Please separate general waste and recycling. Leave bins in designated areas at check-out.

• No commercial photography Photoshoots, filming, or commercial use must be pre-approved in writing.

• House must be left tidy No need to deep clean, but please return the home to a respectful condition - dishes washed, spills cleaned, rubbish in bins.

• No drug use on property The use of illicit substances is strictly prohibited.

• Comply with all laws Guests are expected to follow Queensland laws during their stay.
