This stunning sanctuary features a spacious layout designed for groups, offering 4 bedrooms, 4 beds, and 4 bathrooms, comfortably accommodating up to 10 guests. The sleeping arrangements are designed for investment-grade comfort, featuring Tempur-Pedic mattresses throughout. The downstairs includes a Master King suite with a sitting area and a second King bedroom, while the upstairs houses another King bedroom and a room with two Queen mattresses. Every bedroom is paired with its own dedicated full bathroom for maximum privacy.
Inside, the 2,100-square-foot interior impresses with soaring vaulted ceilings and floor-to-ceiling windows that flood the space with natural light. The living area is anchored by a gas fireplace, a deep Italian leather sofa, and original Eames lounge chairs. The gathering heart of the home is the kitchen, boasting a custom pecan wood dining table, a full coffee bar with Nespresso pods, and a gas stove.

Located in the historic hamlet of Gruene, you are within walking distance to the iconic Gruene Hall, Gristmill Restaurant, and various boutique galleries. For adventure, Schlitterbahn Water Park is just 5 minutes away, and the river offers endless opportunities for kayaking and tubing. San Antonio and Austin are both accessible within 45 minutes for those seeking city exploration.
Practical details include self check-in via smart lock. Check-in is at 4:00 PM and check-out is at 11:00 AM. Please note that pets are not permitted. To maintain a peaceful atmosphere, there are no parties and no loud noise after 10 p.m. Smoking is prohibited indoors and on patios. Guests are asked to keep the home tidy, including washing dishes and cleaning grill grates. Please exercise caution on the steep river staircase, especially during spring flood season.

Quiet Time after 10pm. NO parties (We have a security patrol on call if needed at all times, so don't even try) and you will be charged $750 for the violation and inconvenience fee for the neighbors, violating the neighborhood HOA rules, and potential fines and loss of business I will receive.
This $750 charge will be on top of any damage fees for repairs and maintenance caused by the party. You will also have your reservation immediately canceled with no refund for the remaining days, and you will need to leave the property immediately.
You will also be charged $150 PER GUEST over the home’s allowed number of guests on the listing (This is also on top of the $750 fee and other fees mentioned above). Please do not throw a house party and we will have no issues.
There’s a $1000 smoking fee if ashes are found in the bathrooms, closet, or the smoking smell is inside the house . You will also be charged any nightly rates for future dates if we have to shut down the home to properly air out the smell. If this causes us to shut down the home, and we have another booking starting the same day, you will be charged the full amount of the next guests booking because they will not be able to stay in a home that smells of cigarette or marijuana smoke.
No Pets.
TRASHED HOUSE FEE If you leave the house completely trashed (food in pots and pans on stove, dishes in sink, plates and food scattered all over the kitchen, trash all over the house, major stains on anything in the home) You will be billed an extra cleaning fee which will depend on what I am billed from my cleaners for the extra time needed to make the house suitable for the next guests. Please be clean and respectful and you will have no issues.
Any Stays Longer than 28 days will require you signing a rental agreement that waives your "Tenant Rights" to avoid squatters. You can also just re-book for another 28 days after the 1st 28 days is up. We will work with you.
LATE CHECK OUT FEES For every 30 minutes passed the checkout time of 11am, you will be charged an additional $50 up to 2 hours. If you are 2 hours or more passed the checkout time you will be charged the full nightly rate with no discounts applied and you will not be able to stay for the upcoming night(s). This policy is in effect, because a late checkout holds my cleaners from being able to do their jobs and getting the property ready for the next guests. A super late check out prevents the next guests from checking in on time and I could potentially lose their business.
